      If I could give zero stars, I would. Hunter Property Management has caused me more emotional, financial, and physical harm than I ever imagined a property company could. After renewing my lease in good faith in March, they blindsided me with a non-renewal notice just weeks later—without explanation. They were fully aware of my diagnosed mental health conditions (including panic disorder and BPD), and their treatment of me triggered a severe medical episode that required EMS intervention.
      Without proper notice, their employees entered our home, threw away $3,000–$4,000 in Vitacraft cookware, and stole $900 in camping gear and furniture. We were forced out early with no time to secure a reasonable new home, causing our rent to jump from $850 to $1,200 and leading to months of financial hardship. I even lost my job from the stress they caused.
      They treated me like I was disposable and made it clear that my mental health, finances, and humanity didn’t matter to them. This company does not care about tenants, only control and profit. If you’re vulnerable, disabled, or going through a rough time—stay far away. They will exploit you without remorse.

      Do not utilize the services of Hunter Property Management if you want your tenants to be happy, your investment to be protected, or your property to be well cared for.
      Tenants do not like Hunter Property Management, and their maintenance requests are not taken seriously.
      As a property owner, my experience is that they charge a premium for the same service as other property managers, and they do less work. In addition, when I tried to switch management companies, they made me wait to switch.
      1. I did not see that time requirement specified in the contract.
      2. Not only did they charge me for extra time for management, but they stop actively managing the property when a notice is in place. That means they are getting additional revenue for doing no work while the property owner pays the mortgage payment, insurance, and taxes.
      3. My contract with Hunter Property Management was finally over on March 9th. They still have not returned the money that I should have received from the tenants who paid their rent.
      I have been told that Hunter Property Management will pay out after April 20th and decide if they should return the $487 in management fees that they withdrew for Management in March. That means that Hunter Property Management will be holding money that has been owed to me to pay the bills on my property for almost two additional months. During that time, I still need to pay the bills and the mortgage because they all deserve to get paid too.
      Do not commit to work with Hunter Property Management and be warned if you currently use them. In my opinion, Hunter Property Management places a high value on making money for themselves, and does not place any value on the owner, or the tenants.

      This person expressed her desire to change management companies on 1/9. Per our management agreement the last date of management would be 3/9 and she agreed to this in writing. We managed the property until the termination of the agreement and worked with the onboarding management company during the seamless transition. Per our conversation regarding the transition, and since we bill out vendors and invoice mostly in arrears, the Owner side of the portfolio is closed out the following month when the books are closed for that month. This is a standard practice and was explained to her in detail when we received her notice to transfer. We first heard from the Owner with these concerns on 4/10. Her email included a demand to pay and respond in 24 hours or she would be "happy to publicize" her feelings about our company and the way we do business. We responded promptly and agreed, out of good faith, to reverse the fees for managing her property in March. Every step of the way, our communication and interactions with this Owner have been strained but we have maintained our professionalism and respect for her because we value, most of all, our value for doing the right thing. The most unfortunate part of all of this, is that she is in a position of influence over others, giving guidance on freeing oneself from negativity, finding better direction, and creating a meaningful mindset. We have responded directly to her and granted her request for refund.

      If I could give this property management company less than 1 star I would. If you're looking to be ripped off, and live in less than deplorable conditions, in buildings that have not been updated in ***** years then this is the place for you. RUN, as fast as you can away from any property/ home managed by Hunter. Do not be desperate enough to ever do business with Hunter. Not only will you be stolen from, but the office personnel are less than pleasant, they are used to the complaints and have developed more than an attitude. If you are a possible tenant, my advice is to take your business elsewhere.
