    I paid Morowksi Inspection for 1 full inspection and also paid him to come 2 more times. I paid about $900 for the 3 H32383135**3136353537H. He told me my roof was 10 years old and I should call my insurance company to tell them my roof was 10 years old instead of 5. I purchased the home in April but didn&#**;t move in until July. When I came in July my roof started leaking when it rained. I interviewed 7 roofers and the last one said my roof was 20 years old. I asked how he knew the roof was 20 years old and he said the metal had the year stamped on it from 2023 from *************************** of ******* Roofing. When I told him I was told my roof was 10 years old he asked if was by ********. I said that it was and he said he didn&#**;t know how to tell how old a roof is. Their are nails popping out of the ceiling. There was also holes covered up by paint. My ceiling is also cracked. None of this damage was included in the 3 reports when ******** Inspection came out to my home 3 times.

    Mirowski Inspections,LLC conducted a home inspection for our customer, ****, on February 23, ******* August, she contacted us via email to express concerns about certain issues within the property. On August 13th, 2023, ***** Mirowski visited the property to address these concerns it was our understanding, as confirmed by ****, that her concerns had been resolved during his visit. However, in October, we received a second email from her stating her intention to file complaints with the BBB and the Attorney General specifically regarding the roof.

    As previously communicated to **** through email, our inspections adhere to the standards of practice set forth by ASHI ***************** of **** Inspectors). According to these standards,property inspectors are not obligated to provide assessments regarding the age or expected lifespan of a roof. In line with these guidelines, we never offer any estimations regarding the age or anticipated longevity of the roof during the inspection.

    It's important to note that at the time of the inspection, we did not observe any significant cracks or leaks, and photographic documentation of the interior condition was included in the inspection report. However, we did document the absence of granular material at the roof ridges, which is a noteworthy issue. This condition has the potential to allow moisture to infiltrate and degrade the shingle material over time.

    ***** report contains comments on the roof that were also included on the summary at the beginning of the report. The summary report includes items within the report with significant deficiencies or critical concerns which are important to highlight as they relate to function or safety. These items are marked in red both on the summary and within the report. Our report documentation is available for BBB review, however, it will not allow us to upload it here with our response due to the file size.

    Specifically, on Page 18 of the report, the inspector made observations about the roof's condition, noting signs of aging and expressing that the roof appeared older. These observations were notated in the summary report, alongside other items deemed as substantial deficiencies or critical concerns. Furthermore, the roof section of the report begins with a statement emphasizing that if a customer has concerns about the roof, considering the substantial cost associated with roofing systems, seeking a second opinion is advisable.

    A reinspection was requested by **** and conducted on March 27, 2023. It's important to note that for reinspections, our scope is limited to verifying the repair items specifically outlined in the inspection notice we receive. In this case, the inspection notice did not include any roof-related items for assessment.

    Our objective as property inspectors is to furnish our customers with an informative report enriched with photographs. This report equips them with the knowledge required to make informed decisions regarding potential repairs and whether further specialized evaluations are needed in specific areas of their homes. We believe that we have effectively met this goal through the report we have delivered,and our services have remained consistent with the established scope of work and our professional standards.

    I am rejecting this response because:

    I didn't know I had any rights. I didn't know I could file complaints. I thought I was out of money and out of luck until I shared my experience with my colleagues and they advised me to file complaints because it was very clear that I was taken advantage of a not only a first time home buyer but also a buyer who was purchasing a home sight unseen. ***** came by to say hello when I arrived in ******** because he said he was thinking about me. I am guessing it was his guilty conscience. There was so much happening at once that I was trying to figure out what to do first. The entire house was a complete disaster from the crawl space, the roof, the vermin in the kitchen, et. That being said, I had to not only get a panel upgrade because he didn't make that suggestion on his initial report and he helped an unlicensed electrician fix things at the house that he shouldn't have helped with but he also had no clue about how old my roof was or lied because both him and my realtor told me that we get a lot of hail in ******** and that the insurance company would pay for my roof. I have attached a letter from GEICO regarding the day I called to make the change on my policy because of the roof. We can make a three way call and confirm with them that the reason I called on that day was to say that the roof was ten years old instead of five years old. I don't know anything about homes or roofs and I would not just have decided to call GEICO to tell them that the roof is 10 years old instead of 5. ***** Mirowski told me to call my insurance company and make the correction so that if anything happened, I would be covered. If he was unsure of the age of the roof, he should have advised me to contact a roofer which I would have gladly done so. I have so many more picture but the site only allows me to update so many of them. I am currently getting the floors done and there is even water damage on the hardwood floor. The floors are also a complete mess in every single room and after 5 1/2 months of hard work on this house, not only am I exhausted, but I am now sleeping on the floor because the floors were so bad that they need to be sanded down and I will have to live with the water damage on them. ***** did not do a good jog on this home inspection and he had three chances to get me the information that I needed to make a good decision. He also told me that fogging for mold would kill the mold in my crawl space which is also not true. He also said that it doesn't matter if the vapor barrier is installed after the mold is treated which is not true. I can go on and on about so much misinformation that I was fed by ***** Mirowski but I am right now dealing with the reality that on Thanksgiving Day, I will be sitting, eating and sleeping on the floor of the home that I purchased because of ***** Mirowski and ***********************.

    Our inspection and the subsequent reinspection appointments adhered strictly to the **************** of **** Inspectors (ASHI)standards, which do not require estimations of the roofs age or lifespan.

    We agree with **** that the inspector was unsure of the age of the roof, which is why we did not provide an estimation of the roofs age or lifespan; however, photographic documentation and observations were made during the inspection, especially concerning the roof. It was clearly highlighted both in the main report and summary report, though a roof age estimation was never provided. Again, the report states: If the roof is a concern to you, due to the high cost of roof systems,a second opinion is advised.

    We are not electricians; several electrical related observations were noted in the report and it was noted to have them reviewed and corrected. As for the vermin activity, observations of rodent activity was noted as visible in the attic with photo evidence included. The report states Recommend a professional pest contractor evaluate for treatment. Documentation of mold evidence in the crawlspace and a statement to consider hiring a professional was reported. It was also reported in a reinspection report: It does not look as if they have had a chance to treat any of the mold in the crawlspace yet.

    Our report reflecting all of these above items has been emailed to ****** with BBB via a PDF to add to our file.

    We fully understand and empathize with the challenges that come with purchasing a home sight unseen, especially from a different state.The process of buying a home is significant and often stressful, and we recognize Noras trust she placed in us to provide a thorough inspection, we take this responsibility very seriously.

    However, after careful consideration of all aspects of Noras concerns, we maintain that a request for a refund is not justified. We have diligently followed all protocols and provided a detailed, accurate representation of the propertys condition at the time of the inspection.

    We truly regret that **** feels dissatisfied despite our efforts, but we believe our response and actions have been in full alignment with professional standards and the expectations set forth with our inspection agreement & video that **** reviewed, initialed, and signed prior to the inspection.

    I am rejecting this response because:

    Mr. ********************** called me on the phone to tell me that my roof was 10 years old not 5 as they had told me previously and told me to call my insurance company and tell them the same so that I would still be covered. It was not on his inspection report. I followed his directions and called GEICO and have provided that I called GEICO with the letter I attached previously. I will be filing a small claims at this point because Mr. ********************** is a liar and must lie on a daily basis so much that he doesn't remember how things went. I will be filing a small claims over my winter break and we can do a three way call with the judge to prove that Mr. ********************** is the one lying and not me. He must be working to please the real estate agents instead of his customers who pay him money for real advice. I will also update my review on ****** Reviews with more pictures add to my experience regarding his lies to BBB. Just a reminder that I still have my phone with old texts with Mr. ********************** and my real estate agent that I have not shared because I wanted to see how honest of a person he was and now I know. I will definitely see him in small claims court.
