I received 2 letters from DNI Properties on Dec. 28 and the letters were saying that I need to take off a sensor light on the side of my home and remove a NO TRESPASSING sign. This was called in to be removed by ***** and ************************* at *****************. They called DNI Properties because he trespassed and harassed my family. I contacted ********************* and ******* from DNI Properties and asked why did I need to take these things down. ****** began to yell at me and she stated that if I don**;t take the sign down and the sensor light she will start penalizing my husband and I. I said where is it written in the bylaws that I have to do this? I told her I called her several times and sent videos of ******#**;s dog coming on my property and leaving p*** in my yard. I told her if you fine me, I will have to file a suit against them and ********************* up on me. I called the office and no one responded to me. No one at DNI Properties wanted to give me the bylaws and no one is cooperating from DNI Properties. No one is coming out to see how my sensor light is not bright but only when someone passes by my home. The No Trespassing sign keeps these people from coming on my property.I would like to hear from the head of DNI Properties and to resolve my concerns.Customer response

We received a letter on 9/16/2023 dated 9/13/2023 that we were in default of our bylaws but in reading the letter we were in fact not. When we brought this to their attention and asked for the proper documentation communication ceased. We then received a letter on 11/13/2023 dated 11/6/2023 that we had until 11/9/2023 to fix the issue that was noted on 9/14/2023 (wrong date) and if not we would be fined $50. We received the letter after the date allotted to fix the situation giving us no time to not have to pay the fine. Also, we were not under the impression we had an issue since communication stopped we felt the issue had been dropped as they could not find the proper documentation.Business response

The Homeowner is not responsible for the fines the fines have been reversed by DNI. The board of directors (HOA) did not authorize the fines.Customer response

I am rejecting this response because:
The problem is not the fine it was the communication or lack there of by the HOA. I clearly stated in my complaint that the letter did not state that we were at fault and asked for more information and communication stopped. I then received a letter from the HOA (not the board) that was telling me that I had to rectify the problem by a date that was after receiving the letter therefore giving me no opportunity to make it right and just charging me. We tried reaching out to them as well as the board members several times but they went MIA. Just a few weeks ago we gained access to their portal to find out we received another fine without even being notified. We also found letters on there that were never sent to us. Our board members have been in CONSTANT communication with us it is NOT the BOARD MEMBERS we have the issue with nor the fine had we had the right communication and opportunity but as the attachments show that was not possible. It is the HOA that is not communicating correctly and doing their job. I am not the only one to feel this way and will express now to the others that I have been speaking to that this is the route that they must also go since DNI will not take ownership of their mistake that is clearly shown in my complaint and in the letters attached but instead wants to pass it off onto the board members which had nothing to do with the communication that was sent out by DNI which is attached in this complaint. It also is reflecting in how long it took to even respond to this complaint. To be professional you must act as an adult and take accountability. We have we have moved our "commercial vehicle" out of our driveway after receiving the letter we did it that day. It was that simple. Another person in the subdivision was receiving $25 fines without any notice ... again no communication from DNI. The theme and the complaint is the communication from DNI, if you are going to charge someone you need to give them the opportunity to correct the situation and you need to make them aware.

I need to clarify my response ... when I stated we tried to reach out to them as well as the board members I meant that both the board members and us had tried to reach out to the DNI, NOT that we reached out to the Board members did not respond. The Board members are the only ones that have been responsive and helpful. Also we had to reach out to accounting when we received our annual HOA bill to get the $50 charge reversed this was not done by DNI on their own accord. I am rejecting this because I want to make sure DNI recognizes their communication needs to be better and ran like a business to avoid mistakes like this in the future as I speak to neighbors this still seems to be an ongoing issue.Initial Complaint

DNI Management/***** **** rep took monies from my HOA account that were for monthly HOA fees for legal services that were not to be assessed. Furthermore, the letter I received was inaccurate. The HOA never provided legal standing, there was no letter from ******* ********* and I was told by my attorney that there would be no assessments as the board did not follow protocol. This is theft, it started without my knowledge, and I was just informed by mail yesterday and the inaccurate letter stated the matter was closed. I have the supporting documents but the files are larger than the allowed ***Business response

We received a complaint against DNI Properties, Inc. that should be removed and re-filed against the homeowner’s association (****** ** ********* ******) instead of the managing agent (DNI). Note that this email is not intended to be an official response and should not be posted on the BBB website.The issues in the complaint ID #******** originate from a disgruntled Owner, ***** ******, who received legal charges on her account. This charge was approved by the association’s attorney and DNI Properties was directed by the Board of Directors for *** ****** ** ********* *********** *********** to place these legal charges on *** ****** account. DNI does not have the authority to refuse or deny this request from our client.
Additional details are provided on the attached response to the complaint. DNI Properties is requesting this complaint be removed from our record and/or re-filed against the Association, ****** ** ********* ******.

We recently purchased a property in a neighborhood managed by DNI. Our lot was priced at a premium due to it backing to a pond. We were advertised that the pond would be well maintained and have a working fountain. The pond is overgrown with moss and algae and the fountain has not worked at all this year. I have reached out to DNI on multiple occasions about this issue and they report they are sending contractors out to resolve the issue but it has not yet been resolved. We have noticed an increase in mosquitos and a stagnant smell at the height of the summer when the fountain was not working. The fountain is now non operational and overgrown with weeds and algae. We are paying DNI through our subdivision fees yet they are doing nothing to manage the property and now it’s becoming not only an eye sore but a health concern.Business response

The pond in reference was designed by the developer of the community to be filled naturally through rainwater and runoff. Due to this design, the association which now maintains the pond, has limitations to what can be done to prevent certain conditions from occurring. In this specific instance, there was little rainfall throughout the summer of 2022, which resulted in low water levels in the pond. The reduced levels caused issues with the fountain and it had to be pulled from the pond for service the first week of September. The fountain was repaired and operational thereafter. Furthermore, the reduced water levels contributed to an algae bloom, which is typical in shallow waters with high temperatures (as we typically experience in Missouri throughout the summer months). That said, the pond is on maintenance schedule with a 3rd party service provider, and they routinely treat for algae as necessary. The pond was treated, and the algae bloom reduced significantly over the course of the following weeks as the treatment took effect.Initial Complaint

********* ***** from DNI issued a warning stating my lawn was over 8inches on 06.02.2022. Although I pulled pictures from my cameras and sent showing the lawn was no where what was stated, she still issued a fine. When I requested pictures of proof showing date and time stamp, I was instead provided with a picture of the way my lawn looks today 7.21.2022. Which still is no where near 8 inches. Any time there is a situation, pictures dated and time stamped are to be provided. Pictures that I provided show date and time stamp of what lawn looked like on 6.02.2022 and the picture taken from a vehicle is what was provided by Stephanie Stone from DNI as supporting doc. The lawn looks nothing like on 6.02 and it might be brown due to heat but still not over 8 inches long.Business response

All homeowners that own homes in ******* ***** have agreed to abide by the rules and the restrictions listed in the governing documents. The Board of Directors has instructed DNI to strictly enforce the restrictions in the governing documents. *** ****** received a “Friendly Reminder” letter based on an inspection that occurred on June 2nd and she was given until June 25th to resolve the issue. During a re-inspection on June 29th the Community Manager noted that *** ****** had not resolved the issue so a Violation letter with a fine was issued.
The Board of Directors allows a one-time fine removal based on a homeowner taking action to address their violation. Based on the Board’s direction, DNI has removed the fine from *** ******** account. Any future violations for non-compliance will receive fines per the rules of ******* *******

Here is the real issue. The letter for the fine states on 6.2, lawn over 8 inches. The picture provided from DNI was taken on 7.20!! No picture for 6/2 from DNI. We were provided a picture of 7/20 to support being fined. First picture shows lawn on 6.2 from our camera. Second picture is from our camera 7/20. Third is the picture provided to support the fine. Although the lawn is a bit brown, it is no where near 8 inches and wrong all together. You can see my sprinkler! No the lawn is not over 8 inches. We will not accept DNI’s resolution. The entire subdivision is trying to get rid of this company for the false fines with no supporting information.

I have been paid my HOA fees w/out interruption for 6yrs until the system changed. When the system changed, my banking info was removed & I had to re-enter everything. I made 2 payments in Oct. 2018 & sent proof to Finance. I worked w/ the Board & Property manager, at the time & settled that I would pay half of what was due and the late fees were waived. Last year in April, I received a letter w/ a balance. By then we had a new property manager and she was going to look into it. I reached back out to her in July & she said she would look into it again but I never heard from her. I then reached out to finance again to send me a statement and didn't receive a response. Mar. of 2021, I got a letter w/ a balance of $220.74. I reached out to the head of DNI because this has been an ongoing issue that I was told was resolved. I pay almost $300/month & receive no service, leaking ceiling, roof work not done, gutters not cleaned, snow plowed in front of the house, weeds not pulled & more!Business response

We have advised Ms. ******* multiple times that she needs to contact her personal banking institution to find record of the alleged payment for October 2018, as we do not have the ability to access her banking records. To date, she has not provided the information, and is insistent that she has made payment but will not provide any record to support her claims. Accordingly, we are unable to assist her by removing the fee’s unless she is able to provide confirmation of the payment.
In respect to the maintenance items, the snow company performs snow removal after the event has concluded. We have no control on snow that builds up on the street that is plowed to the gutters during snow events, especially when there is 4+inches. The gutters are cleaned annually by a 3rd party vendor. The roofs were replaced in full less than 2-years ago, and have not received an official report of leaking, therefore not sure what she is referencing.
