      I rent from this place. I have been renting from them for seven years. My apt. foundation is falling apart. I had a water leak on their property.. the leak started in Oct of 2022, I contacted them to tell them they did nothing. I contacted the city and they said they could do nothing. My water bill is more than 2k because. City tells me that because I was a renter I had to pay for it. I cannot hire anyone because the property belongs to Fairway Mgt. The water ***** says they will disconnect if I don&#**;t pay. The property owner should be responsible since they are the only ones who can remediate such an occurrence. They say they will deduct from bill. The broken pipe is @ ***************.

      We have given her a credit on her ledger of $1,503.16 and paid directly to the City of Columbia $1,976.00 towards her bill.  She also brought in another bill and will be credited to her ledger $257.17 which takes care of all of her expense.  We were at the mercy of the vendor and tried to take care of this as soon as possible.

      My mother in law lives at ************************************* in ***************, Mo. One of the units above her had a water pipe bust and ran down into her apartment. Water was running like a water fall through the furnace and water heater. This happed about January 14, 2024.The floor has been ripped up in about half of her apartment and they are holes one the ceiling and the furnace and water heater have not been checked by a professional. There have been no updates of when she will be able to move back into her apartment. It is now May 14, 2024 and there are no changes or updates.

      Wellington Estates has two insurance claims on it. There is two separate dates of losses. We have been working with the insurance company and been contacting them on a regular basis attempting to get a response. Unfortunately we have not received a response to the 1st loss. They have come out for the first inspection but we have not received an adjustors estimate. We have offered the option to break the lease with no penalty or find alternate accommodations. We've only had 3 move ins since the 1st date of lost, she would be the very next move in. We anticipate a move out around the 1st of July which would be an option or there's also the option to re-occupy her apartment when it becomes available. We are unable to do anything at the moment until insurance comes out to investigate.

      I got into the Harrisonville properties on Dec. 22, 2023, they were under the knowledge that I was blind. When I was moved in the house was not properly cleaned, I found cockroach carcasses, trash under the fridge from a year ago and all over time I found these things. The electrical outlets were not all covered, the baseboards were not covered in the bedroom, the door was the only thing they made me aware of and urine was on the carpet. I was told the front door would be fixed the week after Christmas. There is supposed to be a designated parking spot for me. A week after this I was assaulted by the neighbors after I talked to them about being in my parking spot. It was somewhat taken care of by the property manager. Now they are saying my lease is not correct. I had to fill out paperwork to get a reserved parking spot and had 2 separate conversations with the managers. I had to send them a copy of the same lease. The property manager has said they will continue to work on it. I knocked the shower rack off the wall and bashed my head with it. It is totally unsafe in here. I can&#**;t anyone to get back to me on these things. I want someone to come in here and make sure they are doing their jobs and taking care of the property.

      I just moved here in April 2022. May 2022, I have been having a lot of problems with different things, dog poop on patio, window sills torn up, etc. and no one has taken care of these things. Maintenance has been coming in to my home when they see my car gone and things have been missing. I asked them to stop and they still do it. I call the police and wrote out a report and nothing happens.

      I wanted them to talk to the people.  I saw him run to his house with a black hoodie on his head and when he took it off I knew it was my neighbor's son.  He tore up my chairs, he put cat poop on my windowsill, he put dog poop on the porch, I reported it to management and asked her if she could write in the newsletter that this type of behavior would not be tolerated.  I don't get this.

      I have pictures of things they tore up of mine. They have torn up chairs on my patio, the screen door to my kitchen window, the rubber around my license plate on my car and many other things. I have also had cat poop on my window seal and dog poop on my porch. I have talked to his mother and the management about the issue. Ever since I moved in here things have come up missing that should still be here and torn up that should not have been.

      ***** ***** moved out of *********** 9/30/23.  This property has had a dedicated and stable staff for multiple years, both with maintenance as well as management. I did not see any reports made in our system for people entering her home without permission.  If a work order is turned in the lease does give permission to access to make repairs.  We would not try to schedule it when someone is not home, but we do enter if they have requested services.

      Due January 1st rent. ************** is paying rent but check was sent to corporate office (a mistake) of Fairway Management in ********,**. I live at Regency Manor, a FWM senior living apartment, in ************, **. The check was returned to **************. There is no one to talk to at the corporate office in Columbia. The receptionist doesnt know anything: she said she didnt know who to transfer me to talk with. Told me to talk to my manager. I needed to talk to the business office. My check should have gone to my manager and not corporate office. They returned the check because they dont have a way in their system to look up people and redirect the check as stated by my manager. This is unacceptable business practice. Who turns away a rent check? She also had no idea where the check went in the first place at corporate, therefore no help. But ************** did get it back. Now I will be punish by eviction and fees. They had the check in time, it was there for this month. This is an injustice. A new check should arrive anytime. How is it that they cant find a a renter in their databases? How is it that the corporate office is unavailable to speak with? Why is the business department unavailable to the renters? The manager is a nice lady but does not know how the business well enough to help me. She knows policy/rules and makes sure we pay the rent. FWM needs to be patient and wait for the check as it has been reissued and not charge me fees or give me a negative report on my record/profile. And why cant renters talk directly to corporate so we can get answers? The check could be returned again because I cant talk to the business office to have the mail room not send it back.

      What do I need to do to report Section 202 fraud in Missouri? My mother lives in ********* ***** apartments in Neosho, Missouri, owned and operated by Fairway Management, Incorporated. These apartments are for seniors and they're subsidized by the state of Missouri, Section 202.
      The building is not being maintained AT ALL. There's no maintenance person, the carpet is filthy, the roof has been leaking for months, many/most of the apartments have massive leaks, and there's mold growing across the walls and ceilings. My 76 year old mother pays her rent faithfully and on time, and in return she gets to have a cooler in her bedroom to catch the waterfall that flows from her ceiling, and then attempt to drag it into the bathroom to empty. This is fraud and Missouri taxpayers are paying for it.

      Fairway management is in receipt of your November 27, 2022 email correspondence, indicating that completing, ***** *****, adult child of one of the residents who resides in one of the apartments of the 31 unit apartment community, commonly known as *********, LP is dissatisfied with our management and maintenance of the community. Without the details of who this resident is or what apartment number, it’s difficult to answer specifics about any matter outside of common areas and staffing challenges. With that said, we are not saying ********* ***** and their staff are beyond reproach. As with many other industries, staffing has been challenging, and ********* ***** was without a dedicated maintenance technician, however, Fairway management, maintenance technicians from neighboring properties have helped to complete work orders and emergency requests while this position has been open. Additionally, we are also pleased to announce the maintenance technician position at ********* should be filled in early 2023. Regarding the carpet at ********* ***** there are some stains that will be addressed. We noticed them during an inspection in September, but to state the entire common area carpet is filthy as a broad statement that is untrue. Please see the attached common area pictures. As you can see, a majority of the common areas carpets are in very good condition. The community has struggle with natural disasters as recently as this year. February 14 of 2022, *********, Missouri was hit with a severe winter storm damage the roof at ********* *****. This was a widespread storm that damage of swath of the United States from Texas Northeast to mean. *********** roof was patch, making temporary repairs, but contractors to make permanent repair, with availability, we’re difficult to find due to demand. Replacement of the roof has still not been completed. This has  not been for lack of funds. Respondent was additionally, waiting for contractor availability, now, we wait for weather to permit. Regardless, any resident residing at ********* ***** is signed a lease agreement that lease agreement obligates them to report damages immediately, this would include water, intrusion, and or water damage. If necessary, temporary repairs would be repeated until permanent roof replacement can be completed at ********* *****. Fairway management hopes that the upcoming return to regular made it to the property along with little more attention to housekeeping, will alleviate the complete his concerns regarding her mothers residency. We trust that this will resolve the matter, but if I understand, he does not meet yours, please let us know.

      I am rejecting this response because:

      All I'm hearing is that Fairway has had since February 2022 to fix the roof and clean the building, but they don't pay enough to find anyone to actually do the work and all they really care about is that the tenants pay their rent on time anyway. Once Fairway gets the rent money the transaction is over and they're happy. God forbid they actually fulfill their part of the contract.

      Also, I've contacted Fairway multiple times and told them exactly which tenant and apartment number is affected. I'll be happy to tell them again for all the good it will do.

      My apartment at Parkview Place Apartments has had water leaking from the ceiling daily for multiple weeks. Its so bad that I have to collect towels, bowls under the water leakage and change everything twice a day, it is a nightmare. No one should be living like this and still paying rent. We do not have a manager, Fairway Management does not respond to phone calls, the water keeps leaking at a fast pace. I dont know who to ask for help!!!!! There is no handy man or anyone working in the building. Im an elderly woman living alone. Help!

      Parkview Place was sold in 2023.  We no longer have this asset.  I can confirm that there was a water main break that caused other water line breaks over a period of time in 2022.  We did a relocation and worked one on one with residents to resolve issues.  Hotels were provided for a period of time, movers were paid for when needed and we had support staff available to assist.  This was a complex issue and we had to work with the insurance company on timing, scope and the process.  I would consider this to be closed.

      This issue concerns a HUD Property located at ******************************* in *********** ******** (Swopeparkway Estates). The property is managed by Fairway Management located in ******** ******** (there are several locations and properties) Getting right to the point: There is a Rodent situation that has gotten out of hand. After repeatedly requesting management/maintenance to address this issue, the issue is now a Problem. Mice can be seen running down the halls, in the trash room, in the laundry room, in the bedroom, in the kitchen and now... DEAD ON MY FURNITURE. Due diligence has been done by many of us who live here but, nothing changes. Our rents go up, utilities and such however, we get nothing done in the way of " the quite enjoyment" part of the contract we signed upon taking residency here. A contract is a two way agreement.This building is an Independent Senior complex of 3 floors. As Seniors on fixed incomes we aren't able to just pack up and leave this very unsanitary and unhealthy environment, so all we ask is to be treated with dignity and respect while we inhabit these walls. At this point the pleasure of living in this building has reached a low. It is not a good thing to Not want to go home for fear that you may find a rodent in your bed, your bed where you rest your head, say your prayers. Upon review, there are are many complaints listed here about Fairway Management and most of them are about Mice, Rats, Rodents. Is anybody listening?

      This is a current resident at *******************   We did have a reported issue about rodents.  We did give several resident notices out as they were putting food and other trash down trash chutes without proper bagging.  We worked with a pest control company and have not had recent reports of any issues.  We consider this closed.

      We do not have trash chutes. The mice are coming in from somewhere every year we have to deal with this sort of situation. We walk up a steep hill and take our trash out as requested however their holes around the building where these rodents are getting in. We would love to be rodent free if it is possible.       We have taken the concerns seriously at ****************** regarding the pest control and or rodent issues.  We do have a rodent stations on the exterior of the property and have had an exterior inspection done for holes or entry points.  Additionally, we have offered this resident traps for her unit which have been refused.  We are extending this offer again to the resident for individual traps for her apartment home. Maintenance has also been to her apartment home as well.  If she would like to work with us on this issue we would like her to take advantage of this offer by contacting the office to set up the treatments.
