I rented a home from this property group on May 28, 2005. At the time of the rental, the bathroom sink did not drain. The company assured me verbally that they would fix the problem within days, as it involved digging up part of the back yard. The home was filled with mold and very damp. Water leaked from the bathroom onto bedroom floors when the shower was used. My entire family became quite sick. We ran 3 dehumidifiers 24 hours a day for 3 weeks, with no relief. The bathroom sink was not fixed. We washed our hands and brushed our teeth in the bathtub for two months. I filed maintenance requests with the property group. ***** the office manager called me requesting that I no longer make maintenance requests. I reported that the maintenance had not been done, so it would continue. **** texted that I would be released from my lease and my deposit returned. I moved 7 days later. Encompass then stated they would not let me out of my lease or return my deposit, and that I owed them rent. The owner called the police on me when I returned to the property to vacuum and make sure the place was clean.I paid for a home for two and one half months and the sink drain was never fixed, the other drainage issues were never dealt with, they denied there was any mold despite visible mold and a strong smell, and went back on their word stating they "did not want to lose money". I asked the owner if he would like to pay for a bathroom that did not work and live there with 3 teenage girls, and he declined to answer. **** from the property group entered my home without warning or invitation and screamed at me about the drainage issues. I am appalled at the way they have treated me and my family.

After being notified of the bathroom drain issue we sent a maintenance tech to check it out. He tried to clear the clog with a cable snake and was able to get it to drain better but suspected that the issue was with the mainline.  We contacted a plumbing excavation company and scheduled to have the drain line dug up and replaced. The maintenance tech addressed the other issues relayed by the tenant. The tenant latter contacted us stating that she was unhappy with the property and wanted out of her lease after living there for a month and a half. I told her that I would speak to the owner and that our normal cancellation policy required a fee of 4 month's rent. I spoke with the property owner and they agreed to let her out of her lease but would require a one month notice. The tenant contacted us later and stated that she had already moved out. We did not refund her deposit because she did not pay the July rent nor the cancellation fee.
