1 starI moved in my current unit under CJ in April 2024, and have experienced ongoing and unresolved issues affecting habitability, safety of my 4 year old, and quality of life.
From the very start, my unit had visible damages:
• missing stove rack, dirty air filter, Warped cabinet boards
• Unsealed flooring
• Extensive pest activity (roaches and spiders), which continues to this day!
Most times many issues were either unaddressed, falsely marked as “resolved,” or delayed for weeks. For example, I had to follow up about the stove rack when my AC unit went out. A stove rack couldn’t get fixed in May it took until June. That says a lot.
My most urgent concern remains the severe pest infestation, which I’ve documented through photos and videos. I’ve repeatedly killed 20+ roaches per day, with no adequate treatment provided. They haven’t contacted me since July 14th on this matter at all.
I’ve also experienced:
• A failed or absent inspection process (despite multiple promises)
• Unsafe shared laundry room used by tenants from 3 buildings previously mildewed, neglected, and still vulnerable to non-tenant use
• Poor communication, the renters liability fee and Latchel home assistance has no effective use or support for tenants. No grace period 4 rent.
My amount for products has doubled and utilities increased about $150 in three months, largely due to having to keep extra lights on in pest-heavy areas. This, too, has gone unaddressed. Tried to find CJ new owners, but received no follow-up outside of automated replies and when reaching out online I got a dismissive responses like “you can choose not to renew your lease.”
I’m now requesting:
1. A formal investigation into this property’s condition and CJ Real Estate’s handling of tenant maintenance.
2. A rent credit or lease adjustment for ongoing habitability violations.
3. Accountability for failing to respond to pest control and other core requests.

1 starHorrible do not live in one of their properties. I have lived in sewage gases being pumped into my apartment since they have took over the property a Cambridge commons. They said I owed a water bill from previous management. I asked for the bill thwy said no. So I didn't pay it. They gave me a vacate notice.CJ Real Estate, Inc.

When we took over management, you immediately informed us of necessary repairs from the previous management. We scheduled an appointment and addressed all reported issues. You also filed a report with Healthy Homes, whom we've spoken with, confirming all repairs were completed. Additionally, the building's general plumbing issues and laundry room concerns have been resolved.
You initially sent an email stating you would vacate the property no later than July 31, 2025, but later retracted this. Please remember that the water bill, as per your lease agreement, is due in addition to rent. We hope this provides clarity and that all outstanding rent and fees are paid.Review fromCarl B

1 starI have been in my residence for 8 years with about 4 different landlords due to resale of the property. When CJ Property took over it was the worst landlord out of all of them by far. There only interests is money and care nothing about the tenants. They will rip you off at every turn and if you complain they will just say move out. Absolutely the worst landlord you could ever want. Beware!!CJ Real Estate, Inc.

1 starMy daughter moved into one of their properties April 2025. She's had nothing but issues with them (the plumbing).It's been over a week. They hardly answer their phones.They said they will get back to her. All they do when they call back is either hang up before she answers or they say we will be letting her know what's going on later and never calls back. It's been over a week she can't take a shower she can't use the restroom she can't wash her clothes. She and myself have been calling them everyday I literally will sit here and call back to back. Finally got a hold of Haley Shrek and when she did answer the phone she sounded irritated because I called over 10 times in a row. She said she would get back to me today it is May 2nd 2025. It is 4:40 in the afternoon they close at 5:00. Do you really think they're going to call? NO,because they're not living in this situation with a 9month old baby.We have expressed our feelings how the water is going to become mold. What do you think that can happen when babies inhale the mold? We have expressed our feelings they say they understand but they do not. Because if they did understand it would get resolved they would have answers they would be calling back.Giving updates.She paid her deposit $1,250she paid her rent $1,250.She can't stay at her house. She has to use her own money to go stay at a hotel because they still haveNOT reimbursed her or gave her a voucher to go to a hotel. Since she's staying at a hotel she has to buy food she can't be at home and make dinner. This would be fine if it was a day or three days. But to be left in the dark over a week is unacceptable. Would not recommend renting from JC real estate. It hasn't even been a month and she's having all these issues.
There is sitting water in her bathroom expressed our feelings about how the tub and the toilet has water around it and the floor is starting to get water in there. MOLD and babies do not mix they can die or get sick!CJ Real Estate, Inc.

The work order was placed on April 24, 2025. As you know, we manage this property on behalf of the owners, who handle their own repairs. They have sent someone out twice previously to address the issue. We understand you've reported the problem again, and we have promptly forwarded this information to the owners for their action. 1 starWhen I moved into my rental with CJ Properties on July 29, 2024, the unit was far from move-in ready. There were dead roaches in the kitchen, missing smoke detectors, and even hair and cotton balls coming out of the shower. On top of that, there were active roaches and mice, requiring pest control FIVE times in the first few months. Instead of addressing these issues properly, CJ Properties dismissed my concerns, and the owner, Greg P******, refused to take any real action.
If you’re considering renting from them, be aware that they do NOT prioritize tenants’ health and safety. Throughout my lease, CJ Properties and the property owner ignored serious safety concerns. My front door was literally falling apart, and despite my request for a proper replacement, they only patched it up. I was told I’d have to wait months for a new door—yet I never received one. Later, I noticed what looked like mold/mildew in the corner of my wall and submitted a maintenance request. However, once the owner decided not to renew my lease, he stopped responding to any further requests. My kids and I have been in and out of the hospital, and I have messages proving my concerns were ignored.
If you want a landlord who actually maintains their properties, stay away from CJ Properties. Despite always paying my rent on time, CJ Properties and the owner treated me unfairly. They dismissed me for voicing valid safety concerns, and after neglecting my maintenance requests, they still expected me to pay rent and vacate on their terms. I was told to leave due to dissatisfaction, even though it was their lack of action that caused the issues. If they pursue legal action, I’ll be ready. We take all tenant concerns seriously and strive to maintain safe and habitable properties. We categorically deny the claims of negligence and disregard for tenant safety. Upon move-in on July 29, 2024, the unit was thoroughly inspected and deemed move-in ready. Any minor issues noted during the move-in inspection were addressed promptly. Regarding pest control: We acknowledge the tenant's concerns regarding pests. However, we responded immediately to each report, scheduling professional pest control services as needed. We maintain detailed records of these services, which demonstrate our proactive approach. The treatments were due to the nature of pest control and not a lack of effort on our part. Concerning the smoke detectors: Any missing or malfunctioning smoke detectors were replaced immediately upon notification. Safety is a top priority. Regarding the front door: The tenant reported an issue with the front door. A qualified contractor assessed the door and determined it was structurally sound, but required a repair. The repair was completed promptly to ensure security. A full replacement was not deemed necessary at that time. Regarding mold/mildew: The tenant reported a potential mold/mildew issue. We scheduled an inspection. However, before the inspection could take place, the tenant was notified of non-renewal of the lease per the lease agreement. After which all maintenance requests were closed, as the tenant would be vacating. We are aware of the tenant's claims regarding health issues. We sympathize with their situation, but we cannot attribute these issues to the condition of the property.
We maintain meticulous records of all maintenance requests, inspections, and repairs, which contradict the tenant's claims of neglect. We have consistently adhered to the terms of the lease agreement and have acted in good faith. We are prepared to defend our actions should any legal proceedings arise. We prioritize tenant safety and property maintenance and refute any claims that suggest otherwise. We operate by the terms of the lease agreement.Review fromJonathan P

1 starPlease do not waste your time with this company. I Jonathan p***** was approved for a house paid all move in fees and had to get my money back. The house never was inspected. They lied and said it was move in ready. You can’t have a washer and dryer in the units. Please don’t waste your time with this company. Look at the other complaints. We manage the property for the owner, the roof needed repairs before the city could do an inspection, and the homeowner's insurance was working on the repairs, we could not move a tenant into the property until all repairs were complete and the city did the inspection. We refunded the full amount. Also, the property did not have washer dryer hook ups therefore there would be no place to place a washer and dryer.Review fromAubrey C

1 starCJ Real Estate is suing me for over $6,000. I paid my rent on time before the 5th and they said that it was late. The law says that if you pay after the 5th it is considered late. They said that I owed a $200 late fees. So when I was getting ready to pay the rent, they said that they wasn't going to renew my lease which left me out in the cold. They said that I wasn't being evicted and said that they wasn't renewing the lease. I stayed by myself and I didn't damage their property. CJ Real Estate are a bunch of money hungry people who don't give a damn about their tenants. I don't see how they are still in business.CJ Real Estate, Inc.

It looks like your lease ended 06/30/2019, you vacated 07/10/2019. Per your lease we do not have a grace period, this reads below on page 1 of the lease agreement: Charges for late payment: If the Tenant does not pay the full amount of the rent shown in the above section by the 1st day of the month, the Lessor may collect a late fee of $10.00 per day for each day the rent remains unpaid. All late fees are due at time payment is made. Due to you not following the lease terms the lease was terminated at the end of your lease. This is not an eviction this is a non-renewal of lease agreement. If you read the terms of your lease, you can understand any amounts owed and due monthly.

1 starThis company is horrible, I am being charged because they think i have a Washer and Dryer hook up and basement, along with other amentias. They seem to not be able to locate my ESA letter for my dog, They expect someone to take a day off from work on there time with a 6 day notice. It is impossible to get a hold of anyone in the office, normally have to drive there to be able to talk to someone. I've had multiple visits on my bath tub from a plumber and it never gets fixed, City of raytown has given them notice that there are things that need to be fixed in my home and no one has been in contact. This company needs to be shut down.
On a side note, i have submitted for a water leak beneath me in the downstairs apartment and it took them 4 weeks to fix it and demand i get off work at that time so they can enter my apartment on there time.
This company will penny charge you for anything and everything,
They do not properly inspect there places, they will tell you that things will be cleaned and fixed before move in and nothing will get done and when you tell them something they will tell you .. well you can either move in or find some where else* told by other tenants*

Reviewing the account,
-I see you were a transfer from Atlas Property Management, they did not state or provide anything about an ESA pet, As requested if you wish to provide those documents to us, we are happy to assist. It seems you are just making us aware of the ESA as of 06/24/2024 and we have managed since 07/21/2021 and still no documents have been sent in, if you had them with Atlas, you may contact your physician again to provide these to us.
-We understand pest can be an issue and may happen in an apartment building. I do not show that the properties show pest issues at this time. If you wish you can call maintenance and give them the unit number, you are referring to and we can check on this issue we have done a make ready and we do not show any roaches. I do see in 2022 we had to treat your unit for pest issues but your behavior with the pest control company was combative they were no longer able to assist you.
-Your tub drain you submitted 05/23/2024 and chose the date of 05/28/2024 for us to come check this out and the drain was augured and drained perfectly. I do not show another work order was submitted, if you are having this issue again, please call maintenance 816 988 8170 or submit the work order online.
-We do semiannual inspections which are stated clearly in your lease, these are on behalf of the owners. 07/18/2024 we sent you a notice that we would be conducting a semiannual on 07/24/2024, If you cannot be present, we can key in, your appointment time was 10AM-12PM, This is in no way an entire day off of work. We did also offer to make you first on the list if needed, however you have refused and took to google to write about it.
-I see no AC issues here, I also do not see anyone requesting you take care of your AC unit outside, we do ask you to replace your furnace filter monthly, which is in your lease.
-The property is on our weekly mowing list. If rain persist that would be the only cause of delay in mowing for that week. We show this has been mowed correctly weekly.
-You did not have to renew your lease, and could have giving notice at any time, it seems you have lived there since 2021, I would suggest not renewing your lease in March of 2025 again. Your rent is $850 for a 2bedroom, 1bath and $50 for your utilities.Review fromLissa D
