We entered into a Contract for Deed with Accede, LLC. in 2015. This contract was set to expire in April 2017. The Owner of Accede managed the sale on his own with the help of his Attorney that drafted the CD. We were 1st time homebuyers and the Owner assured us he's been in the "game" for years, so we trusted what he was telling us. Were we ever wrong to do that... From go, there was no Purchase Contract accompanying the Contract for Deed, nor a **** of Sale. We did not know better as we were new to buying ************ Upon expiration of the Contract for Deed, we communicated with Accede that we would be exercising our right to purchase the home under the terms of the contract. Instead, we were served with a cancellation notice of the contract without so much as a phone call from Accede. We received a call from Accede (then) Attorney stating their terms and how much the payoff balance was. When I requested the amount, the number kept changing in a deliberate attempt to elapse the 60-Days given with the Cancellation notice. The Owner of Accede pushed us to the point of having to hire an attorney as a year and a half long litigation process followed. Under litigation we attempted to settle multiple times and went to mediation all for the Owner of Accede to be completely unreasonable and waste our time and money. After spending tens of thousands in Attorney and Legal fees, ultimately the Court ruled in our favor on all our requests including the final Payoff Amount. (Keep in mind, this is a Contract that Accede LLC drafted, not us!) When we attempted to move to close on the home, the Owner of Accede then put up another block by illegally leveraging the power of the ****** to place an illegal assessment on our property. We had no choice but to pay the "fine" in order to close at the end of 2019. So not only is Accede a contractor, they also held on to Declarant Control of the *** well beyond what the Statute of limitations state they can. Immediately after losing the case, the Owner of Accede brought a small claims suit against us for Appliances that were included with the Sale of our Home. We had the case dismissed in small claims but now over a year later we got notice of an impending District Court Trial over appliances worth $4K. It is incredible the amount of spite that one can hold on to, let alone a judicial system that allows Companies like this to prey on innocent people. In hindsight while we love our place, it has not been worth the years of stress and the thousands of dollars spent to stay. STAY AWAY FROM THIS COMPANY AT ALL COSTS!!!!
