    Specifically for Lexington Apartments and Townhomes in Roseville, MN. The management at this location is terrible and refuses to effectively respond to tenant concerns and complaints. I've been making noise complaints against specific neighbors for years and management has not addressed this, which clearly violates my right to Quiet Enjoyment of my unit. Additionally, these neighbors have retaliated by threatening violence and calling me slurs, which management has, again, refused to address.

    Make sure you are familiar with your rights as a renter.
    Within 21 days after the end of your lease:
    1) landlords must return (with interest) your deposit along with an itemized bill for any charges that have incurred
    2) the bill/refund must be sent through first class mail (NO EMAILS)
    I was contacted, through email, 6 weeks after the end of my lease that they are trying to charge me for a carpet replacement. The date on this new "bill" was well over a month after the end of my lease but they had already sent back my deposit after charging for a carpet clean. On top of trying to scam me out of more money, the Pennbrooke Apartments in Bloomington constantly had security doors that were stuck open or rigged to stay open. The door to the "secure" package room never locked and several packages were stolen. I had the handle to the microwave break and thier solution was to just ziptie it on. There was a constant back flow of water into the wet bar sink and often times there was no notice that they were coming in to show the place or do repairs.
    I should have known something was off when the property manager kept trying to sell us on how good the place was AFTER we had already signed the lease.
    Do yourself a favor and find somewhere else.

    I came here to lease an apartment from “The Lexington Apartments and Townhomes”. The first part that was shady was they forced us to pay a security deposit with our application fees. NEVER have I had to do this before. The next red flag was they were also trying to get our pet deposits before our application was even approved. So throughout the entire leasing process no one had ever explained any type of refund policy or if we were to back out. But they were real quick to keep asking for money from us before they even knew if we were approved. Turns out they keep all of your deposits if you get approved regardless if you even sign a lease or not. The kicker is we never even signed a lease. The apartment was not ours. We simply just got an approval and by no means did that mean we’re moving in. Keep in mind I hadn’t even paid my application fee yet, only my girlfriend did. We found this process EXTREMELY predatory. And when I asked for my money back they just tried to stand behind their fine print as an excuse for not being upfront and honest with us in the beginning. It is clear now to see why they try and rush you into paying all of your deposits ASAP because if something comes up where you can’t move in they steal that money from you. Keep in mind we weren’t even set to move in for over 6 weeks and I hadn’t even paid my application fee yet or signed a lease. So they kept our money before we even finished the entire application process. To me this is a cheap and shady sales tactic to squeeze as much money as possible out of people then try to hide behind their fine print to avoid repercussions. This is not honest business and is absolutely embarrassing for a “luxury” community. Then they claim it’s for marketing fees as well. The issue with that is that we never signed a lease. This apartment was not ours. If they stopped advertising before a lease was signed then that is their problem, not the consumer’s. They are basically charging for their poor practices.

A rental application is an agreement to lease an apartment and a performance deposit is paid as a commitment to lease a specific apartment. We feel that the language in the rental application related to the performance deposit is clear but will take another look at it to ensure there isnt confusion in the future.
