Our home is compete 31 months after we started which was supposed to be a 12 month build. We had some changes recommended by the architect, which were over and above the original bid, and we paid for these when invoiced. During the process we were billed for a 15K overage for electrical work (which made it double the proposed amount) and billed 10K for a boiler which was excluded from the original proposal.When we got to the trim stage, we were expected to pay an additional 18K to complete the trim finishing. This should also have been included in the original propsoal. Lastly, on the final bill, he wanted us to pay for half of the fuel used to complete our job. Our property was always an hour away - he sought it out, he proposed on it and he took money to do it.We had quality issues including covered electrical boxes, wires which were knciked during trim work (and tripped breakers). While he charged for the electrical and plumbing, he didn't use licensed contractors. He left trash around the site for over a year and I had to hire a dumpster to have it removed.In the end, I had to complete the electrical and plumbing which I asked him to compensate me for on the final bill. I would recommend any future customers confirm in writing your expectations and make sure they are very clear. Check numbers on proposals and invoices carefully. We had several instances where numbers didn't add up or were created out of thin air. I had very good records and was able to challenge these effectively.Also, it makes sense to be on site as much as possible. The builder wasn't on site often and didn't supervise his workers. I had to bring issues to him by text to get corrected.
