We purchased an Allen Edwin home at the end of 2016. We have had non-stop issues with the home that were not corrected by Allen Edwin after initial inspections nor are they responding now. Our under-the-counter mounted sink was not installed properly and has so far dropped an inch below the counter. Further more, an electrical switch is overloaded causing a dangerous pop, spark, and smell of burning plastic. Both of these issues have been documented by other professionals. We would like Allen Edwin to fix the sink and the electrical overload. I have contacted Allen Edwin six times about this specific issue only to be told it is not their responsibility. Last year, I injured my ankle falling down the stairs because Allen Edwin only secured the handrail to the drywall not the studs. I spent three months in physical therapy and still have pain when walking. We have had to repaint the interior of the home, repair flooring, redo the landscaping that wasn't done correctly, etc. We understand paying for normal wear, but not how a large home builder can place homeowners in dangerous situations and not take responsibility for repairs when the shoddy workmanship is their fault.Business Response

The closing on this home occurred six years ago. As a
courtesy to the Customer, on March 29, 2023 we inspected the home. The
electrician could find no electrical issues but we nonetheless installed new
switches for the Customer’s peace of mind. We observed no issue regarding
the handrail. Finally, we inspected the sink and confirmed it was
installed properly. After 6 years of use there may be maintenance
required but we could locate no issue regarding its installation.Customer Answer

I am rejecting this response because: The electrician made two repairs 1) to the switch itself; and 2) to the breaker box where wires going into it were not properly protected. These were not "courtesy" repairs but ones needed for the safety of me and my family. Also, the Allen Edwin representative acknowledged the sink was not properly installed as did two other professional plumbers. He also promised that once the customer services manager got back from spring break, she would contact me to make an appointment for the repair. The customer service manager herself refusing to speak to me on multiple occasions indicates a lack of care by Allen Edwin. Regarding the handrail, after falling down the stairs and breaking my ankle last year due to the faulty installation by Allen Edwin, I had the handrail properly secured to the studs in the wall rather than just the drywall as A.E. had one, and I added an extra bracket. The handrail was fixed because I didn't want yet another dangerous, potentially life threatening in this dangerous Allen Edwin house.This reply from Allen Edwin confirms my complaint to the BBB that Allen Edwin stands firm in its belief that it is not responsible for faulty installations or negligence of safety issues. They do not care that I was injured. Please make sure my warnings are public knowledge, and I will do the same. My fall down the stairs could have been much worse than a broken ankle...

We are building a home through Allen Edwin and they have lacked communication, missed deadlines, changed deadlines, craftsman and workmanship errors, and general disregard for clients. Below is a list of concerns that has been ignored since October/November:
The process itself has been generally fine, however, we have been shafted and greatly disappointed in the financial planning side of things:
We were told the house would not be ready until May/June and built planning around that; "no one can build a home that fast"
Not a single bank could lock in a rate past 360 days so we had to wait to lock in a rate - even going through the preferred lender
As such, we had to hold off until we were inside that window, and rates sky-rocketed during that time
Regardless, we planned our savings build for a downpayment based on that May/June ETA
Now, we are being told that it will be Jan/Feb
So, we lost out on both ends (higher rates and less time for savings) and no one really seems to care/acknowledge that we have taken the full brunt while AE and I********** **** take the full benefit of a sooner close + higher rates
In short, we objectively lost out on better rates AND worse situations for a downpayment. This is compounded by the fact we will have a new arrival around the new close date.
We have also asked about how sure are we on the project plan and we still got a non-committal of an answer or no answers at all and that delayed listing as well. Repeatedly ask for updates and we get none.
In short, it does not feel that AE/** has our best interest in mind, and we went through a severe lack of communication (not on your end).
While we recognize AE can't impact rates for us we firmly believe that AE can help with a downpayment. This is being asked due to a lack of planning that has impacted us on both ends, but also because it's a $750,000 sale, no realtor fee is needed (about 22k), AND because AE gets to clear a home 4 months sooner.Business Response

various timing requests. Closing has not yet occurred and it appears the
Customer is requesting a substantial discount because no realtor is

I am rejecting this response because: It's objectively and factually incorrect. The realtor data point is one monetary perspective and easy to anchor to. It's true that closing is two days away, but the house is not completed, they won't commit to a date in which it will be finished, and when we did the final walk through in which we pointed out some remaining issues, we were told "just call it out on your two-month review". That's....that's not how that works.In terms of additional financial impact, we were told by Allen Edwin that no one can build a house in that timeframe. As such, we were unable to lock in rates back in March/April of 2022 since banks will only extend out 360 days. Magically, they could complete the house in Jan/Feb (even though we only agreed if there was compensation for this very reason). We can objectively point to a $750 a month financial impact due to missing out on the low rates from March/April. Had we been told that Jan/Feb was possible and the target date, we would have locked in a much lower rate.
Additionally, we have repeated email threads (and texts) of non responses - they have not been in constant communication other than offering threats (even though they have missed their own new deadline by 34 days so far) and telling us, more or less, to deal with it. There has been near zero accommodations on their end per the above.

New build home was purchased April 2021. The home came with 12 months builder guarantee. At 3 months and 10 months inspection was done by builder and myself. The items listed for repair were not all repaired. Cold /hot air enters through multiple areas as well as drywall repairs. I contacted ************* ******** to let them know their contractor did not make the repairs. I never received no call back.Business Response

Purchased new home from Allen Edwin and was provided with appliances which did not reflect the appliance package I paid for with the purchase of the home. Allen Edwin will not resolve my issue through speaking with customer care, multiple sales agents, and production managers. I am repeatedly told someone is following up on this and nobody ever gets back to me. This has been on-going for months. I need outside assistance. Was sold whirlpool appliance package, and received Amana, a lesser brand of whirlpool and this is not only misleading, but unethical related to the cost of the home. I am rejecting this response because this answer is not relevant to the initial complaint. I received lesser brand appliances for 5/6 appliances (washer, dryer, dishwasher, range, microwave). The free upgrade the business is referring to for the refrigerator is what all the appliances should have been per my contract. If this is not what the supplier was planning on putting in my home I should not have paid for these and shouldnt be in the contract. This is deceptive to a new first time home buyer, and communication has also not been extensive for this matter up until the beginning of this month after I have made several attempts to contact different representatives from the company.

Allen Edwin and their contractors have damaged our private road to the point where extremely large potholes have formed that cause cars to swerve in to other side that have the potential for accidents or damage to cars hitting these potholes. Allen Edwin representatives have been asked many time while on site to fix them but continue to do nothing. Allen Edwin needs to fill in the potholes.Business Response

Though Allen Edwin Homes is neither the developer nor successor developer it is working with the parties to find a mutually beneficial solution. DON’T TRUST EDWIN ALLEN HOMES, SALES AGENT ***** ******* AND/OR CONTRACTS THAT ARE ISSUED!!!! I foolishly signed a contract with ***** ******* on Dec 22nd 2021 along with providing $5k as a deposit for a COMPLETED home that would be able to obtain free and clear ***** Approx Feb 10, 2022 my contract was cancelled without my knowledge. After speaking with ***** ******* I was in luck though with an additional $3k deposit (mind you the home price went up $11k by this time) said contract would be reinstated. As the months passed I only received ONE update on the progress on the home in April. Fast forward to June and home still not able to obtain a FULL ****, ***** wanted my mortgage information all ready to go. ***** further stated that if mortgage was not ready in his words “the contract would be bombed” (by this time the home value went up another $35k). Attempting to communicate with ***** that without a driveway, sidewalk or landscaping (all that could be seen from the outside) home was still not in compliance with standards set forth by the City of ***** Building Inspector. ***** became upset and stated that they (Edwin Allen)close on homes like this all the time. With the large amount of money on the table and a HOA for the subdivision I could not in good conscience do such. Sure enough a few months later and without notification from Edwin Allen and/or ***** ******* on the progress of the home it was SOLD to another individual with only a temporary **** (not fully completed to obtain full **** from the city of *****, Mi). KEEP IN MIND ALL was done while a CONTRACT with EDWIN ALLEN HOMES. Since June 8th ***** ******* has emailed me weekly “Mutual Release of Contract forms to sign” religiously to most current date of Sept 21, 2022 which I have not signed. I have NOT RECEIVED MY DEPOSIT BACK and/or other expenses accrued during this time. With home for 45+k more than the original contract I'm sure THAT GREED/COMMISSION had everything to do with it.Business Response

The customer was unable to secure approval for a
mortgage. As evidenced by the documents the Customer attached to his
complaint, the Customer is not entitled to the return of his deposit at this
point. Notwithstanding that fact, we offered to apply his deposit to a
different home if he could qualify for a mortgage within one-year. The
Customer ignored that goodwill gesture and instead recorded a “claim of
interest” against real estate in which he has no interest, constituting slander
of title. The customer’s attorney has been unable to provide a good faith
factual or legal basis to file that claim. We are unwilling to refund any
money to the Customer and are likely to pursue a legal claim based on slander

I am rejecting this response because: as I stated in my original complaint credit score had nothing to do with the decision for Allen Edwin ascertainment on illegally voiding their OWN WRITTEN contract. The contract and place was for a completed home with the ability to get a full ****. Allen Edward representative ***** ******* stated that if a mortgage was not ready prior to the home being completed at Allen Edward wood "bomb" said contract. With the help of the BBB it was clear that Allen Edwin in many cases does not finish their jobs which was a focal point in my decision making when it came to getting the mortgage ready at that time on one of their UNFINISHED homes.. Allen Edwin unbeknownst to me went ahead and sold the home to another individual for a profit of close $70k on top of my original contract price and deposit of $8k all while my contract was still in place. Allen Edwin after early June NEVER contacted me on the progress of the home in the home building process. As of August 23rd 2022 the home had yet to obtain a full ****. In fact a temporary **** had to be requested for the sale of the home to take place (still not satisfying my written contract with Allen Edwin). I am requesting once again my deposit back along with perhaps a magistrate to figure out damages caused by Allen Edwin and their practices when it comes to their legal binding contracts they themselves issue to perspective buyers.
