    I am extremely impressed with Timmons Management ***'s professionalism and the quality of their work. From the initial consultation to property walkthroughs, they were communicative, responsive, and clearly explained each step of the process. ******* was particularly helpful, patiently answering all of my questions and addressing any concerns I had. The team offers extended office hours and works diligently to stay within the budget, and follows the reserve study to safeguard our investment. Their team has exceeded my expectations with no special assessments. I was particularly pleased with their attention to detail and their commitment to using quality vendors. I highly recommend Timmons Management *** for anyone seeking a reliable and skilled property management company.     If were possible, it would be 0 stars. ***owners complain of lack of communication, no consistency, no response to needs, and no on-site property manager when they should be in the office. Our community has 496 units, and approx. ***** acres (which translates into ********* sq. feet). In 2 years with Timmons, our community is on our 4th maintenance person (which we are unclear as to whether this one is permanent or part-time) and on our 4th on-site property manager. When questioned as to why such a high turnover, response from Timmons was "I don't know". I would think that most intelligent people are well aware as to why companies have high turnovers, but Timmons owners "don't know". For the 24 years Ive been here, we had the same management company and maintenance supervisor and it has always been beautifully maintained. We lost that management company due to uninformed and uneducated new board members being seated and firing them and abusive behavior toward the maintenance supervisor who quit and then took legal action (costing the community to defend that action). Now our community is overgrown with Weeds every where on sidewalks and in our bays. Trash overflowing, oil and other stains in the bays. I,ve put pictures on ****** to back me up. Our BODs dont know what theyre doing and are getting no guidance from Timmons. I dont know who they are doing a good job for, but it certainly is not our community.

    In the past, you have threatened and openly criticized the Board and management company, which undermines effectiveness. As a former Board member, you understand the importance of our collaboration. We have the following positions in the budget: a full-time onsite property manager and service technician, and a seasonal maintenance position. All positions are filled. Your concerns with the grounds' maintenance are being addressed. The onsite manager spends time on the grounds doing property inspections. There is always a sign posted so others will know her return time. The current Board has remodeled the clubhouse, making this facility now available for co-owner use. The Board and management company are currently involved in the complete restoration and renovation of the community pool. Both improvements have contributed to the value of our community.

    I’ve had multiple issues since moving into this community. This review was prompted by a recent violation notice I received, which lacked any prior warning or clear explanation. When I reached out to inquire about the nature of the violation, I was told that the representative was unsure of what the charge was for and would need to physically come by to determine it. This response was not only unhelpful but also deeply concerning. Receiving a violation without any prior notification or clarity is unprofessional. There have been several similar occurrences in the past that have contributed to a growing sense of unease and the feeling of living in a hostile environment rather than a supportive and well-managed community. As a paying resident, I expect better communication, accountability, and respect from the HOA. At a minimum, I ask that all future violations be clearly explained and documented (properly dated), with appropriate warnings issued beforehand. I also feel Julie B. isn’t a good property manager. As she’s rude and dishonest. At this time, based on my experiences over the years, I cannot in good conscience recommend this community to anyone. Would’ve left zero stars if it were an option.

    Good afternoon,I found that you are our client. I am sorry that you have not had a good experience. If you disagree with a violation, the management company does not have the authority to remove a violation fee. Once a month the Board has a meeting that includes addressing co-owner concerns. The manager reminded you of the meeting. Our records indicate that you did not attend the meeting or correct the violation. The initial violation was sent on June 6, and a second violation on July 4, 2025. You have not met the deadline. A third violation letter will go out soon. What can we do to assist you with complying?
