    I moved out of my apartment the end of June. In the Fall, I received a notice saying I owed them for July's rent. I called & spoke to the receptionist who advised me to send a dispute. I have emails and text showing I had advised that I was moving out in June along with acknowledgement from them that my notice was received. I sent this evidence to them and show it was received. Despite my multiple follow up calls and emails, I never received a response. I received a call yesterday from a collection agency for the July rent which I don't owe and have disputed without response. Furthermore, it had been years since I signed a lease. Help! What can I do since this company will not respond to me?

    I rented apartment in April 2023 from MTH management upon the first night of moving in I was harassed by the downstairs neighbor. Then I was forced to transfer into an unupgraded apartment that was not like the one I moved into. It was dirty smelled heavily of smoke and was not painted. I was told they couldn't get painters in and if I could paint it myself they would give me a free month's rent however it took them over 3 months to get me paint and I've been here for a year and they still have not gotten me the chemical to remove the smoke to be able to paint. Not only not only did I move into a dirty apartment but it also had a moldy fridge that it took several months to replace with another dirty fridge that I had to clean out. I went with a non-working stove for over 6 months and I didn't have heat until Thanksgiving. But in regards to my heat I have to hand light it probably three or four times every day because it constantly goes out because a guard was never installed that was ordered around Christmas 2023. I have been asking for screens and my windows without holes since I moved in and April of 2023 I also have had a leak underneath my sink since I moved in and have put in multiple maintenance requests for it where they get opened and closed and send no one. My lease is up literally in 30 days and none of these issues are resolved other than my stove being installed. I have reached out to the property manager several times *************************** and also scheduled a meeting with her supervisor and she didn't show up for the meeting either and left me sitting there for 45 minutes. On top of all that I have previously mentioned I've also had literal s*** fill my tub twice and my toilet was unable to flush for several days twice and it took them several days for them to address the problem that happened again like a week and a half later. I have paid my rent on time every month that I've lived here and they did not fulfill their duties in the lease agreement.

    My sister has been renting an apartment managed by this company for over a year. Shortly after she moved in she reported that the two windows in her apartment were broken. They dont open and have gaps allowing cold air and critters to get in. The windows are also supposed to be an emergency exit for her. The windows are still not repaired along with a leak from the unit above causing mushy walls and black mold.The entire building itself is in disrepair and dirty. It is not a low rent building.This company, in my opinion, should not be allowed to manage properties. They seem to not care and to be running them into the ground.

    The address of the property is **********************************************************. My sister is in unit 3B. The complaint was not just for my sisters unit however. The entire building is in disrepair and becoming unsafe.

    Property had Bed Bug, and scabies in which almost killed my wife, if needed she can get copies from the hospital. In 2020 I almost died from a very serious flesh-eating bacteria I got cut from rust that was on the outside door of my apartment complex This was one of the problems,The other problem is we were asked to move out last year, and on the 16th of November I went to court. and the judge gave us till the 28th. We had a lease that we signed to live from another place on the 1st. We moved out before the 28th, and for the next three months they charged me for staying there when in fact we were not there. My wife told them in a letter that we do not live there, and I did not know until I got a letter saying we owed an amount that was not true. I wrote and said we did not owe that amount, and this month for seven month I did not hear back from them, and instead now there is a collection agency coming after me. I calculated how much I owe and it is only for two months not five. When we also moved in where the last month's rent is we paid when we moved in 22 years ago, should that have counted. we will make monthly payments to only what is owed

    1. In fact, when I moved in, the apartment was not managed by MTH, but it changed to MTH in April.2. I renewed the apartment in May ******. Recently, on August 24th, MTH designated it as the move-in day (I found out through a group message from the apartment management), and people moved into the apartment on that day.4. During this time, I have been paying the apartment rental fee online through the portal created by MTH.5. What's strange is that starting from August 24th, there was suddenly an additional $2 labeled as a transaction fee added to the rental fee. I haven't received any notification or explanation from the management office.6. I've sent emails multiple times asking what this is all about, but I haven't received any response.7. To be honest, paying an extra $2 per month is not a significant burden.8. However, there is no mention of this "transaction fee" in the contract, and it's strange to suddenly introduce such a fee midway through the contract. The management office should have informed me in advance, and what frustrates me the most is that despite multiple email inquiries, there has been no response. That's why I'm resorting to writing this letter.9. Please advise on the most prudent course of action in this situation to address these issues effectively!

    MTH Management used Appfolio for its tenant portal.  The on line payments are offered through them - a 3rd party.  

    MTH does not set or control the fees that the 3rd party charges.  The resident also has the option of paying by check or money order and can mail or being in the payment to the main office in ************.

    I am a resident at The Cottages, and despite multiple attempts to contact the leasing office, they have not provided any responses. Furthermore, such responses should have been communicated by the leasing office proactively before I had to inquire. It is difficult to comprehend why it has taken over a month to await a response from the leasing office.

    Cottage Apartments on ****** and ******** Dr. my child apartment was cleared out without our knowledge no one ever contacted us she was up to date on lease and rent paid up. The new roommates contacted us to inform us the cleaning people sat all her belongings outside because they said they were told to clear out the whole apartment by the time we found out and drove 2 1/2 hours away her belongings had been taken they were very dismissive about the situation and nasty customer service called several times all day no one answered sent text and the person texting refused to call me about the situation while trying to make a complaint and this is unacceptable and illegal to do a paying customer in this manner now my daughter has lost everything in her apartment things that cost hundreds of dollars clothes and goods she is a honor student on deans list every semester she is now disheartened and disappointed at the violation of her property and doesnt want to return to school if she has to live in apartment that violated her lease and talked rudely to her an dismissed her complaint treating her as if she was being dishonest but she cannot break the lease on top of having nothing and starting from scratch these are things she accumulated while on campus for the last 4 years she is a senior this is very upsetting to her and our family to be treated in this manner when we arrived only items on porch were cleaning items an some hair care products and one laundry bin everything else was gone the cleaning lady stated she mixed everything together she did not know and she was told to empty all units why would her unit be emptied if her rent was paid and lease already renewed we have video

    I am writing this for my best friend who has lived @********************* in ****** ** that MTH Management runs. My friend has been there for over three years now and just recently moved out. She gave the moving letter to one of the office workers(( Dee))in a sealed envelope on January 31st 2023, so they could give it to the main office. But since she has had trouble for years with the worker(***))that she gave the moving letter to she is now being charged for 2 months she has not lived there. Her lease even expired in 2021, so they were living month to month. And knowing that when she was moving out there was an inspection done even though they were moving out. *****((***)) and ******* knew they were moving out then as well for most of their stuff was packed and they are still forcing my friend to pay for 2 months of rent she wasnt even there. ******* even threatened to drill out the locks if they refused the inspection. Which is illegal to do. This has been causing my friend and her mother a lot of stress and anxiety because they followed protocol and gave 30 days notice they were moving, not to mention word by mouth as well, but again they are still charging for 2 months they were no longer living there. The way the staff runs things is unacceptable, and seeing so many complaints about them. Do Not Rent from Mth management. They will say one thing and do another.

    This management shuts off our water with no warning. Currently been without hot water for over 24 hours with no notification. No one answers the phone, the maintenance mailbox is full so you cant even leave a message. Also, mold everywhere. Currently living in one of their properties in *******.
