    This organization is horrible with responding to issues. There is NO customer service. Questions must go to a shred bin rather than people. I've called, repeatedly. During the calls, the individual states I cannot help you, but refers me to email. It has been a week and I have not received a reply to my email. The organization is horrible and I will make it a mission to let other parents know that their *** students should avoid any property managed by this company. DO NOT let you children sign any lease with this company and DO NOT co-sign for them.

    These people are slumlords. Took over management for the three student housing properties in ************ I managed for 5 years and within a week we lost both of our maintenance techs and both of our cleaners as well. MTH is notorious for not paying their vendors and generally being absolutely clueless. So they took on student housing properties with dollar signs in mind. Their corporate office and Regional are about as dense as you can get. Not only are they going into turn with no property managers, half the maintenance staff they claimed to, or vendors to get the units ready they also havent figured out in three months how to alert the incoming tenants that there was even a change in management, staff, or at the very least how they go about getting move in instructions. Ally and myself are the only individuals that know whats going on in that office and we both chose to abandon this sinking ship before things really get intense between move outs and move ins. I personally signed the leases of 96% of the incoming tenants and I can say without a doubt that they arent going to like what they come into. If you have signed a lease at **********, The Cottages at **************************, or Abbot Manor in ************ and plan to move in on August 1st-25th praying for you. ****** has no idea what shes gotten herself into and unfortunately spoiled her relationships with both previous Property Managers even though she doesn't even know at the very least, how to make an electronic key. No knowledge of availability, or how to pull a report together that is consistent or accurate in the information. Its all a mess. Your trash is overflowing at The Cottages because they havent paid *******, ********** is filthy because they didnt pay the grounds person, and youll be pressed to find a vendor willing to work with them because of their track record.

    *********************** Apts in ********* (advertised as a great place for Seniors since 2001)On 7/1 residents were notified (all over 55+) and many living there for decades and income is social security and maybe a small pension, that the rent effective 8/1 will be $300 more per month. Those unable to pay will of course be evicted. Those staying may have to cut food and meds to pay. A new mgmt co MTH Management of ************, ** took over the property for a new owner (10/2022) and all the ads/media reflect a new clientele NOT SENIORS.******** law doesn't seem to have rent increase laws on the books, but it's morally wrong.

    ********* apartments horrible nothing but drug dealers in and out all day getting ahold of anybody is impossible was told to call police not my job its ******* job tried to call about upstairs neighbors moving out apparently she blocked my number really professional of her I wouldn't recommend these apartments or anything that's run by mth horrible company

    Unlawful , prejudice and biasly kicked me out of my apartment. 1st Amendment Right I posted a honest and justified review. Backed with pics. They shut my portal down via property manager. So I couldn't pay my rent. As to make me late. Refused to fix it. Gave me a right to quit document 6 days after I paid rent. Wouldn't cash rent. Property Manager held onto it while lying as to make sure I got the right to quit before cashing so they didn't have to honor the laws as to a right to quit. Sent my rent back a month later. Then charged me for Dec again. Tacking on a $50. Late fee. Then Adding January rent also. After I had moved out the 7th of Dec. Never behind, late or unpaid rent. Ahead actually. Only owed $10. For Nov. When they tried to make me late paying by shutting portal off. Then illegal kept my deposit saying I never paid Dec rent and owe the late fee and January rent. But will remove ******** the late fee and return my deposit if I pay $157.00. extortion! Saying that's what I owe for unpaid in Dec. Rent. $385. Mo - 6 days proration. Does not equal me owing them $157. Extortion=illegal activities. Keeping my entire deposit for prorated rent= illegal activities. Kicking me out for bias, prejudice and exercising my 1st amendment= illegal activities. I have documentation, postal confirmation and receipts. Text messages from property Manager. Phone call date and times. Screenshots, pictures my bank statements. The right to quit document DATED. After I paid Dec. **********23 and part of Feb 23 rent. And the proof they returned rent to me after I moved. A message from property Manager saying " I do not expect anymore rent from you" MTH management LLC, is not bbb accredited. No wonder. They are swanky, dishonest, lying, thieving extortionist. And should be prosecuted for illegal activities under extortion as well as held responsible for all the shortcomings and illegal ways that they treat their tenants. At the least pay fines and do jail time. Swanky slimy slugs!

    I haven't had any drawers in my refrigerator since I moved in over two years ago. Now the top shelf broke and the cheese drawer leaving me with one working shelf, that broke over 3 months ago. My front door leaks, I've come in to water and snow on the inside of my apartment. They power washed the apartments and the landing was wet. I sent management a picture. She would get with the owner and get back to me, she definitely saw moisture....Next email I received was threatening me to sign a lease renewal or they would evict me. My attorney advised me to withhold rent. In the mist of our ongoing four month court case now, under my sink started leaking somewhere and for over a month I have standing water under my sink and there is now mold growing all over the cabinet. I put a work order in and nothing, not even acknowledged the leak. Slum Lord living at premium pricing.
