Hello, I had to pay an application fee to view an apartment that was listed and didn't receive a call back after 2 weeks or so. I reached out to the company by phone to follow up multiple times and was being told my application was still being processed. I then stopped hearing from them entirely. I looked online at their reviews only to see a sampling of the below reviews - it seems like they take people's fees and don't respond. I am not sure if they are listing fake apartments or are accepting too many applications and cannot process them, but either way, I would expect a response from a company I gave money to.I only heard back after telling them I was reaching out to the BBB, and at that point, I no longer want to deal with this company or see their properties due to the many bad reviews they have. I would like a refund for my application fee. Some Reviews from their ****** profile:Put down 200$ thinking I would get it back because they said they would. It's been 3 months with no return calls or emails. I will be going to the police, don't give these guys any money up front. You won't see it agian.Schneider property has wronged me and my fiance. I paid my deposit and then they gave the apartment away to someone else. I tried with them again and they were sending me to places that I didnt ask to see. Will never use them again. I thought when you paid deposit the place was yours not with schneider.THIS COULD BE A SCAM COMPANY, Do not pay application fee of $35 until property is guaranteed to be available! Extremely unprofessional service when it comes to communication between renter and potential rentee. Went to check out a property with my girlfriend over an hour drive away, after playing phone tag for a week straight and the place seemed nice. We sent in our paperwork the same day and let them know we are definitely interested. We received a call the following day stating that someone else was approved LAST WEEK and that the house was not available.

    Hello,

Our application process involves acknowledging the criteria we consider when processing applications and that there is a $35 fee per applicant for the credit and background check we complete. *** submitted an application on 11/29 and we ran this credit/background check the same day. *** received a copy of this report via email directly from the 3rd party site we use (On-Site.) Three days later I, as the manager, reviewed her application and requested my agent get a landlord reference. We were able to obtain the landlord reference on 12/5. At this point, per the building owners request, the application was sent to the owner for final review, as it was not denied by the office. It was during the week of 12/5 that *** called the office for an update and my agent told her the application was still being processed.

December 11th and 12th *** emailed me about the application, complaining about the delay in hearing back from us and stating she was no longer interested in the unit.

It is clear when people apply that the application fee is non-refundable. It pays for the credit/background check which we completed. We cannot provide a refund.

    Sincerely,

Better Business Bureau:I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # ********. Please add your rejection comments below; if you do not provide any details, your complaint will be closed as Answered.

[You must provide details of why you are not satisfied with this resolution.  If you do not enter a reason for your rejection, your complaint will be closed as Answered.]

hello, I am not satisfied with this response. The only reason the business responded to me is because I made a complaint and clearly told them I was reporting them to the better business bureau. It was extremely clear to me that they had zero desire to respond to me prior to me telling them I would be making a complaint. Additionally, I just saw the same apartment I applied for listed again this morning on Zillow by the business. It was listed as having zero applications. The listing also stated that it had been listed for zero days, which is a blatant lie. In this market, I know they have many applications against these apartments. Even if they are not scamming people for fees, they certainly should not be requiring people to pay fees when they essentially will never get to see an apartment. I am unsure why they are requiring people to apply to VIEW an apartment stating they have too many applicants to allow people to view apartments without a payment first - and THEN they relist the apartments as having zero applicants! Blatant lies! Honestly I dont even believe the apartments they list are all real.

I told them I do not want to proceed with the application after seeing the MANY reviews they have online from very unsatisfied customers. Additionally I reached out to people and got additional testimonials from those who had similar experiences as mine. At the very least I want all of this information listed on the BBB website so people know to avoid this company.

Businesses and Customers should be civil, courteous and polite in their responses to complaints. It is important to remain professional and productive when participating in the BBB complaint process.

    Hello,

I'm not sure what the listing on Zillow has to do with your complaint, unless you are now trying to claim that we're a fake company. The Zillow ad was JUST posted on the 15th when a new company took over advertising for us. We did not previously have this unit listed on Zillow because it costs money per ad and our company stopped using Zillow regularly when they began charging fees. Our advertising is now run by someone else, which is also why our website changed on the same day as well. This building is owned by a close friend of mine and she recently moved out of this unit to move to another state. We are full management to this owner and building and we are in NO way lying about the units availability.

We do have a policy that you have to apply and be approved first before we can offer a showing. You ASSUMED when we said this was because we have "so many applications" that it was for this unit alone. We currently have 11 units listed and we processed applications for all of them. They are currently located all the way from Lewiston to *********, and we don't have the staff to offer showings to all units to all callers. Not offering in-person showing right away became common practice in 2020 with the rise of Covid.

I responded to you via email, as well as to your complaint here. We have done nothing wrong. You got angry because you had not heard from us and it had been a long time, but everything after that has been your assumption, not fact.

    Sincerely,
