      We own a condominium in a community that Pinnacle is the property manager. Our problem is they never ever return calls or respond to emails. We had community meeting on February 21 ,2024.Annette the Pinnacle person assigned to our community was all gung ho with all they were going to do this and that.Nothing I personally asked for a form I would need so I could begin the process of getting new windows repaired. She wrote it down in her notes but nothing yet. We have 2 abandoned cars on the property she said give her a month to get the towing company on board.Nothing again. My wife asked about getting a copy of the bi laws .Nothing Now Annette will use the excuse she is one person.They get mine and all the other owners fees every month.No excuses from us. All we want is a response to any call or email within a day or 3 .

      Taking over a new community is very time consuming especially when you have many issues to take care of first.  This community came with many issues to attend to.  Although we have great intensions of sending someone something, sometimes it gets pushed to the back burner when you have other fires to deal with.  That is exactly what seems to have happened here.  

      We have sent Mr. ******* an Architectural Request form so that he can complete it to get started with his windows.  I have also sent him a copy of the Bylaws so that he will have them for his file.  We are working on the abandoned cars to see if she can find out who they belong to.  

      The Board of Directors is a management company's supervisor.  They give us direction as to which area to deal with first and then you have the emergencies to fill in the spaces.  Sometimes things get past us but we will always be glad to circle back to the missed items to get them corrected.   

      Holding back your association dues is not the proper way to handle a complaint.  That just shorts the community of funds that they are depending on to pay the invoices of the community.  Also holding back dues is another way to be turned over to the community attorney for collections.

      I am rejecting this response because They use the same bs every time they ghost us.This the first time they have gotten back to us in some form since the Feb meeting. I didn't say we would hold our fee what I meant is that how about earning your fees and stop the lame excuses of how challenging our community is.Do your job.!!!Admit your overtaxed and rectify the situation. We don't need immediacy just a response to our communications.

      To Woman It May Concern: Our HOA and board of directors have not complied with anything that we have asked from them. We have asked them in person by stopping by their office, at board meetings, in emails, and over the phone for documents and they will NOT give them to us and from our understanding They are obligated by the state of MD homeowners condo assoc. to give us this information as we request it. (I have attached the Maryland Homeowners Act) for your review. We have also asked them to provide the information pertaining to them supposedly suing a business that was to finish a project that was started in 2019 which is paid in full and they still don't have the railings part of the project finished which are out of code for a safety concern. Can you help us get these documents asap, we need all of this information prior to our May 3rd meeting with them. Also, they continuously reschedule or cancel our board meetings without much notice. Our last meeting they only gave us a 3 hours notice. We have also asked them numerous times at meetings, sent them emails to fix our account that has fees that no one can explain of $59.80 and a late fee of $20.20 for which we were told that we will not be charged b/c of their mistakes while changing over banks who we are to pay our HOA fees to b/c they gave us the wrong information twice plus we have paid for coupons books that we haven't gotten in 3 years! Where is the money for them? The budgets every year are not justified whatsoever. We want to see how our dues are spent that's why we have set up a meeting which is why we want these documents and we are allowed to have them. Not only that it's because we want them and every homeowner is entitled to have them as requested! We want to see contracts, invoices etc. You charge us for all of these items on the budget so we want to see them on paper and be allowed to follow up with the contractors such as calling the businesses to compare the receipts and invoices. but you don't maintain or we don't use them like the dryer vents, extermination, bulk trash is way over priced as I have priced it out myself, but you don't want to even talk about that or anything else.       We need to make it clear that they live in a COA (Condominium Development) under the purview of a HOA (Homeowners Association).  Ms. ******* needs to understand that one is not the other, they are separate entities. 


      Pinnacle Properties, LLC is the Management Company for ************ ******* ************.  As such, we work for the Board of Directors of ************ ****** ***********, and they are our supervisors. They direct us as to which areas are to be dealt with in a prioritized manner.  This information is discussed at Board Meetings/Association Meetings.  Anyone attending the meeting is made aware at that time of these priorities, and the order in which other items will be handled. 


      Ms. ***** and Mr. ****** have attended such meetings, they are aware of what is going on in the community, and the Proposed Budget is voted on at the last meeting of the year.  This is where all information pertaining to how much is to be spent on certain line items is discussed.  That is also the time to take it up with the Board if they feel something is being done incorrectly.  Ms. ***** and Mr. ****** purchased their property in late 2020.   Prior years they were rental tenants and not involved in the association issues.  Now they want us to go back to prior to their ownership and question why the board did what they did.  When they are here for the meeting, we will be pulling up documents of the time frame she requested from November 2020 through to current date.


      We had a meeting on our calendar for over a month per Ms. *****’s request when she came to our office in late March 2024.  She checked her calendar at the time and requested Friday, May 3, 2024, at 2 p.m.  This date was specifically requested by her.  Ms. ***** was made aware at that time that all documents would be produced/viewed at this meeting, not prior to the meeting.  


      We still have the meeting scheduled for May 3, 2024, at 2:00 p.m., and we hope that Ms. ***** and Mr. ****** attend.  At that time, we will sit in the conference room and pull up all documents on her signed list.  Any documents that are approved for viewing at the meeting may be e-mailed to Ms. ***** and/or Mr. ****** while at the meeting.

      We pay the HOA and they don't ever respond to anything at all they just make up excuses constantly. Nothing is ever their fault. We have a long list of questions about how they are spending our monthly fees. They talk to us like not allowed to question them about anything but it's our money that pays these fees. I have tried multiple times to just ask normal questions as a NEW condo homeowner would with an HOA. We have gone to two meetings during this covid situation and health issues but they still look at us like we are not owed an explanation. Soo many are moving or selling because of the board and HOA. Our Board president is working for our HOA and the condo association I'm pretty sure it's conflict of interest also the other members that own multiple places here and don't live here plus they are in the real estate business. Not to mention we just got a proposal of a budget increase of over $30,000 for a year. No clue how it jumped that high from $518 651.00 to $612,846 esp when they don't do their jobs and also have constant issues with no response for simple concerns such as they spread some chemicals the other day but won't let us know what it is and is it safe to walk on it for pets etc. I always thought they have to put signs out to let us know to proceed with caution. Also the landscapers have been digging huge dirt spots from their mowers I've sent the the board and pinnacle pics, but no response. Finally I just ask the landscape owner he says he wishes he could do a better job but they don't let him we have a mud pit and we like to use our patio as much as possible and it's always muddy since they can't even come and try to help their clients again who we pay $222 a month and 216 units is about $40,000 a year. We don't get snow shoveled WE shovel it but they charge us we don't see the fire alarm maintenance with fireline, but they charge us want to go line by line and see receipts they charge for extermination I have yet to see one in 8 years

The two are separate entities, all questions they asked at the meeting in Aug of 2021 were answered. 5. Board President is not on Pinnacle Payroll, the bylaws do not state owners must live in units only own them. No Board of Directors is a paid position, it is all volunteer hours. 6.IF the chemicals were dangerous, the company would have posted signs as needed. The budget has not been approved as of this date but the meeting for the budget is being held on Nov 23. Albert ****** is welcome to attend and ask any questions he has in regards to the budget and the increases. 7.The landscaping company has answered the questions they have received to the best of their ability prior to questions becoming harassment 8.We were just informed of the mud pit last week and its in the process of being addressed. 9.Snow contract does not include vehicles being shoveled out and there is a 3" minimum for the company to come out and shovel roads and sidewalks. 10.Fireline works on hallway fire alarms and fire extinguishers not individual unit smoke detectors. 11.The extermination is for termites and the treatment is around the outside of the buildings, not inside units This is a Condominium Community, not an Apartment Complex. First of all, I don't see how asking questions about services that are NOT being done that we pay for is labeled as harrassment. Also, we find it odd that the board treasurer has quit the board numerous times and comes back that raises a possibility of ongoing issues within the board and the management company and the reviews also play a huge role and you didn't earn that two start rating for nothing most of them are true. So the first complaint was about the mold which was never talked about it was blown off. The meeting that you scheduled you ONLY gave us a 24 hr notice and that was through an email which was not opened til the day of, so yes we did not make it not enough time to get off work and, plus you had promised to use zoom being that covid was really bad and restrictive at the time but you didn't keep your promise. There are soo many in this community that complain to me and they just are not interested in going to anymore meetings, they said they had tried but get nowhere so they shut down and just don't go. We are willing to go to them as much as possible, but there are many that are requesting to use zoom and/or any other online services that soo many use now to work from home and schools. You said that it was available. I have no notice of any letter of not to contact the landscaper,but I had no other way to try to get grass to grow as I've told Charlie many times about the mud and wanting to grow grass, but NO response. So I had asked his opinion and he and I had went back and forth trying to get things right and just he can't bc they keep putting burnouts and tearing the grass with any mower they use plus they go too fast for the condition of the lawn. You can ask Diane in Teds building she hears how fast they go. The snow has been way more than 3" to get shoveled, but we do it as it drops, but we will NOT do it this year I will crawl to my car to not do it and you will see how much we do do around here, we do it for the elderly as well. Also you have not finished the refashioning that was paid in the budget years ago, you left half the halls with no new paint and floors and walls not done at all in our back hall. No one even knew that was taking place cause there was NO notice once again notices are very important as we'd like to know ahead of time what we are exactly paying for. (There is a corkboard for these notices) I never said anything about the units smoke detectors. All I am asking are for receipts to go line by line with you and prove this budget is being used for just those items. There are a lot of increases that we just want to know and see receipts. Some things such as the accounting audit line 07020 increased by $650 who is the accountant? The bad debt and miscellaneous expenses need explanations. line 08310 What will we be getting for the repairs and maintenance that needed such a huge increase from $35,231 to 69,000? There are much more items we'd like to talk about with you and other members of the board. Soo many questions still unanswered! I have also told Charlie three time that the front dead flowers need to be cleaned up. Every other building is but not this one as usual Do you know what that chemical is that they put down? I have tried so many times to just let things go and start over on a better level but ya'll keep it going and Charlie is soo rude and you run the meetings like we are peons You don't let us join in anything that you do around here and WE pay for it, The mold needs to be addressed and I will post more pics of that as well. Also why are there soo many ppl complaining that they can't get the railing guy Kenny to finish this job up but you say it's because ppl cancel so not true! You took an extra $700 from each unit for the new support system, how do you explain that? Then the air duct cleaning is soo not clear to any of us. I heard you clean them every four years or fifth year please explain here. Furthermore, how do you explain new tablets every year and an increase for one from $570 to $1,000? They keep repairing an old door knob which I am sure is not done for free and buying a new one would be perfect we even said we'd put it on so that NO fees would be used but nope! Please explain how the President of the board is paid on line 08320 that is ************* the "Maintenance Engineer" for this property and he is being paid $28,000 for 2021 and is proposed an increase to $30,000 for 2022. Please explain who pays him his paycheck and why is he on the boards budget IF you don't pay him from Pinnacle? Now for the dog waste stations how can you propose charging $1200 and last year it says it was only $309.00? That is a huge increase and I see the landscapers picking them up and *************. How do explain the extermination fees going from $4,000 to now only charging $2,000. Most of these things do NOT fluctuate that much in their fees. What's the miscellaneous charge entail, under admin expenses? The landscaping is proposed to increase by $2,000 which is also very high. How long is the bad debt going to go on? Coupon books why don't you have ppl that need them to buy them individually most of us use online services. We do not need them. Also why do you automatically get $3,000 late fee income? I am asking to have all of these fees explained on the budget from prior and the proposed for 2022, finish the paint job that was paid for and address the mold and the railings to be all done that were also paid for extra above the regular HOA monthly fee which I still don't know how you were allowed to take that from us. I just want the communication to be better as well. I am only wanting to know where the fees go and that is my right by law. Life's too short to go through so much stress for only keeping our condo up to par and the community common areas and such. If this person would please attend a Board of Directors meeting they would be able to get all of these questions answered correctly. That is where "OWNERS" come to ask questions about the community and why things are done the way they are. Please instruct this person to attend the next Board of Directors meeting. They just talk the talk...I'm wondering why the status says closed because they have totally went against what they recommended. These management of hoa take advantage of us homeowners. I'm following up as I got no response and did attend another meeting. One other major issue is how they are handling the dryer vent cleanings as I believe I've mentioned about a fee just slapped on our account. Is it safety or a money issue? No questions were answered at the meeting and there was a lot of hostility as in trying to intimidate us!
