      The contractor was deployed by our property manager the morning after a pipe burst and my husband and I did all the cleanup ourselves. We were never informed of the charges that would be billed for a five minute visit. We received a bill that stated explicitly that nothing was done in the amount of $525. If we had been warned we would have never accepted this visit especially since we had to locate and call a plumber to fix the issue ourselves separately from this fraudulent visit.

      I have spoke to our Sr. Mitigation Technician (Frank *******) in reference to this.

      He received an emergency page at 3am from the property manager. Frank contacted the property owner immediately at 3am. The owner told Frank that they had a bad leak and had water everywhere. Frank came to our office and grabbed some extra equipment , drove 30 miles and met with the owner on an after hours call. The inspection of the property showed only a small are less that 1' in circumference on the vinyl floor. There was no cleanup necessary.  Invoice was submitted and paid by the Property Manager.

      I am rejecting this response because:  The business owner did not arrive to the home until between 7am and 8am.  He did not come immediately when called.  The distance from the business to the home as shown by Google Maps is 19.1 miles based on the business address listed.  No service was provided other than a brief visit.

      Due to damage from Hurricane Irene on 27 August 2011, North Arundel Contracting (NAC), Inc. installed a new roof on my townhouse condominium building of 5 houses on 19 December 2011. They did not install the roof properly and while the roof was probably leaking since the install, I didn't notice it until December 2015. On 11 December 2015, a NAC employee came out to inspect and declined to help. On 8 January 2016 and again on 11 and 12 January 2016, I contacted NAC. On 13 January 2016, another NAC employee called saying he was trying to locate a roofer. Eventually, NAC "attempted" to fix the problem. In August 2021, I noticed another leak in the front of the house and again contacted NAC, who supposedly fixed the leak on 27 August 2021 and on 1 September the ceiling in the guest bedroom was repaired. At that time, the drywallers took photos into the attic because when the remnants of Hurricane Ida came through the area, the ceiling looked even worse. The leak wasn't repaired correctly because on 29 October 2021, we had a rainstorm and when I went into the guest bedroom the carpet was soaking wet. I called NAC on 2 November and was told that the drywallers had taken photos back in September and that a roofer had come out to finish fixing the leak. I told NAC that roofers never came back out as I am always here and never saw anyone. By 4 November 2021, I had another roofing company ready to properly fix the roof and this is what they found in the front: - Plywood had never been installed along the edge of the roof - Ice and water shield had never been installed - A drip edge had never been installed - Shingles should have come over the edge of the eave to ensure rain water would flow into the gutter. Instead, shingles were flush with the edge of the eave - An inspection on the back of the house indicated no ice and water shield or a drip edge was ever installed back in 2011 either.

Ms. ********** is correct we did do a roof on that building 10 years ago. As the warranty was out by 2012, the roof was out of warranty 4 years later when the 1st issue arose. I am not sure as to how that was handled at the end of 2015. I was involved in 2021 when this problem had re-occurred. After going back and researching this a bit. 2011 Roof was done as one of many in the community due to wind damage to the roofs as we did the majority of the community in 2011 through a State Farm insurance claim. In reference to her question as to the Ice and Water shield. State Farm did not pay for this as it was not a code issue in 2011 to have it installed. It was not there prior to the work being done so State Farm did not cover its replacement. We were not there to replace plywood at the time unless it showed damage so she is also correct that we did not replace plywood. I have photos from the most recent repairs and the was in fact original plywood that was there and we would not have replaced this for any reason. That being said lets jump to 2021 as we were called out to address the roof issue and interior repairs (in August 2021). A contract we done to make repairs to the roof and to fix interior repairs. I sent a roofer out to inspect the area on the left side of her right hand dormer as this is the area the water was getting in. There was area of the shingles at the flashing that was missing and was replaced as well as caulking the dormer window as we were up on the roof. At this point we went ahead and replace the damaged ceiling area inside the residence in the bedroom. Photos were taken of the plywood under the area and the drywall was replaced as the damaged area of plywood was stained, but did not look to be structurally damaged. Ms. ********** reached out to me November 2, 2021 and let me know that there was new damage. I did put a call into the roofer to look at this, however received a text message (11/8/21) from Ms. **********, letting me know she called someone else to handle. Due to the weekend and scheduling, I was not able to get someone out before she had just had it repaired. Never the less I do not want to create a problem here and if we have to we will credit the paid portion of the repairs back to Ms. ********** if that is what is needed. Please let me know what is needed to resolve this issue. Thank you, Robert H. That, and the fact that the shingles were flush with the eave, is the crux of the issue. Please help me get the $1698.00 that I paid refunded to me.
