I was trying to get an apartment for my sister and after I gave him a credit score and put a bad review on google, he is now threatening me

    Paylowrent.com Response

I have not threatened him except to warn him that by posting these negative reviews against me on multiple platforms he will be exposing his name and actions and hurting himself and his sister more than me when I reply publicly and defend the good name of my business on ****** and here. This person contacted me saying that he was trying to help his sister to move from ********* to *****. He filled an application on her behalf and listed *** as her Credit Score and wrote his telephone number on the application. When I told him thats too low to qualify at this time, he gave me this 1-star review. I asked him to remove it by trying to convince him that he would be hurting himself and his sister more than he would be hurting me because if I reply publicly, their names will stay on the internet and be visible to future employers and landlords, friends, etc.He refused to remove it and texted me he doesnt care because he owns a house and is not a renter plus he told me they found a new apartment plus he said he lied about the credit score so haha. In other words the score is even lower than 548 because why lie about a score if its higher. So he admits he lied on an application which is another reason not to rent to him. OK, whatever.Let me use this opportunity to address all those people who get very angry at me when I tell them their credit scores are too low to qualify at this time. They tend to blame everyone else but themselves as if though we owe them. The reason is that post-Covid the legislators and courts in MA made it extremely difficult to evict anyone. Prior to Covid it used to take 3 weeks after the Notice to Quit expired to reach a housing court judge and now it takes between 3 and 8 months. Since now it's so difficult to evict, a lot of landlords raised their credit report and other requirements for applicants to qualify. Landlords are scared and trying to protect their businesses by taking only the most qualified applicants.Out of all the inquiries I get, only a very small percentage actually fill the applications and I rent to only about 6.5% of the applicants with filled applications. So my rents may be the lowest in ** but it is difficult to qualify to rent one of my apartments. I can be upset at ****************** all I want for not accepting me but they accept less than 5%. That's just life.I own 45 apartments in MA and you giving me a bad review precludes you and anyone on the application from ever renting from me even if you fix your credit score in the future. I am certainly not going to rent to anyone who gives me bad reviews.Low credit scores means that you are not paying your bills on time and over the years people with low credit scores have trashed my apartments. My apartments have never been left in bad shape by people with good credit scores!!! And I cant remember ever receiving a neighbors complaint about people with good credit scores!!!If you are unhappy about how hard it is to find an apt to rent you need to be giving a bad review to your Legislator because they are the ones who caused all this with their well-intended but not well-researched Eviction Moratoriums and the laws they enacted after the Moratoriums. They created laws which made it harder to evict which in turn scared landlords who increased the entry requirements to be able to rent an apartment. The unintentional consequence of these laws is that its harder to rent now.Instead, what Legislators need to do is open up to everyone the Section 8 subsidies to help with the rent just like they do with the ************************** the less income you have the more subsidies you get. They do that for **************** but they dont do it for Housing. Also instead of making evictions harder and harder they should make them easier just like being fired from a job and, instead, create a Safety Net called ****************** paid for by the Landlords (just like ********************** is paid for by the employers) and provide temporary housing in hotels or similar to all evicted tenants and compensation of all the trashed apartments by people with poor credit who have nothing to lose on their way out because they already have bad credit. Right now its impossible to collect. If all of that is fixed, landlords will be less scared to rent to people with bad credit.
