I rented a house from a realtor while my house was under construction. This property was not well taken care of and very old. Throughout the course of the rental, there were multiple issues with plumbing that the landlord was reluctant and unhelpful in solving. During the first instance waste From the sewer was backing up into the bathtubs which is a health and safety issue. When I was finally able to get the landlord to call a plumber the plumber informed me that the issue was with baby wipes that had been flushed down the toilet over a period of time. I am a single male living in the house and do not use baby wipes. I relayed this information to the landlord and they couldve also gotten this information from the ***************** On another occasion, these sewage backed up again and I contacted the realtor and landlord who were both unresponsive until I said that I was going to have to call plumber myself and bill it to them. When the plumber came out again, they were able to stick a camera into the sewer system to see what the issue was. It turns out there were tree roots that have grown into the pipe system since the house is ill maintained and very old, and they are causing blockages in the sewer system. Once again, I relayed this information to the realtor who is managing the property and The landlord. Upon moving out now, the realtor is garnishing my security deposit and saying that the sewage issues are my own fault which is impossible due to the fact, both issues are long-standing issues and I was only renting the house for six months. It seems like this is a pattern for the realtor and the landlord to garnish security deposit based on lawn standing issues in this house that they refused to address. This is illegal and it sets future tenants up to be scammed by this duo because there are issues with the house. They refused to address and then blame it on the tenant and garnish the security deposit. It is unacceptable and dishonest.

Thank you for allowing us the opportunity to respond to ************** complaint regarding his rental experience at *******************

CTK Properties acted solely as the realtor responsible for managing the rental of this property. It is important to clarify that CTK Properties is not responsible for the maintenance or repair issues of the property. Our role is to facilitate communication between tenants and the landlord.

In response to Mr. ****** concerns about plumbing and sewer issues, the landlord promptly addressed the situation after being notified. The plumbing company, A1 Pipe Restoration, identified that the sewer line was blocked by non-flushable items, which contributed to the backup during Mr. ****** tenancy. We have attached the invoice from A1 Pipe Restoration showing the total cost of $675 for the repairs. This amount was deducted from Mr. ****** security deposit to cover the necessary work.

Additionally, we have included a copy of the lease agreement which clearly states that the landlord is responsible for repairs and maintenance. CTK Properties simply acted as a facilitator and was not responsible for deciding on or carrying out any repairs.

We understand Mr. ****** concerns, but based on the plumbers findings and the lease terms, the landlord acted appropriately in addressing the issues. We encourage Mr. ***** to reach out directly to the landlord should he have any further questions or concerns.

Thank you for your time and consideration.
    Sincerely,
    CTK Properties
