      Our building management company (not landlord) has consistency failed to provide proper facility management. For the last four months, we have consistenly not had access to:-a working elevator -working laundry machines -unannounced water outages When notifying the management company, they do not resolve the issues in a timely manner.

      In regard to this Better Business Bureau complaint lodged by ******* ******** it needs to be said that Dannin Management has no business relationship with ******* ********  As I shared with Mr. ******** any concerns he has about the operation of the building should be directed to his landlord, the one h is business relationship is with.
      Dannin Management is hired by The ************************* and our clients are the unit owners. Mr. ******** business relationship is with his landlord, the unit owner in the apartment in which he dwells.  Dannin Management has no contract or obligation to Mr. ********
      Although our relationship is with the unit owner and the unit owners relationship is with his/her tenant, as a courtesy, we will answer tenant inquiries. However, once threats of contacting the Better Business Bureau (again makes no sense as we do not have a business relationship with tenants) or taking legal action against the Association or Dannin Management all communications from the tenant cease and the tenant reverts to their sole relationship with the unit owner, the landlord.
      As far as facility management goes, all owners, including Mr. ******** landlord, are aware of the current state of the elevators.  The decision has been to maintain the elevators. Due to their age, they are going to run slow and occasionally break down. There are two elevators in each building so there is a very high probability that an elevator is available.  The elevators are operationally fine, have past all of their annual state inspections, have monthly maintenance checks and responses to breakdowns and emergencies are timely. .  The system is old and it still functions. **************** currently have an internet connection issue and a link to a web site to fill laundry cards has been distributed.  Water goes down due to steam pipe leaks that need addressing. 
      The Warwick Condominium is a 100-year-old building.  It has good bones and a great response team.
      With all this said and considering there is no business relationship with Mr. ******* and Dannin Management, I ask that this complaint be ignored disregarded and Mr. ******* ******* his displeasure with his landlord.

      Hello,

      I am writing to state that my complaint has not been properly addressed, based off the response Ms. ***** provided. I would like to address the specific issues I have with Dannin Managements response.

      Point of contention #1

      it needs to be said that Dannin Management has no business relationship with ******* *******.  As I shared with *** ******** any concerns he has about the operation of the building should be directed to his landlord, the one he is business relationship is with. Dannin Management is hired by The Warwick Condominium Trust and our clients are the unit owners. *** ******** business relationship is with his landlord, the unit owner in the apartment in which he dwells.  Dannin Management has no contract or obligation to *** *******

      Ms. ***** is correct when she says we are leasing the unit from our landlord. However, when entering the Warwick condominium, there are signs all over the building that specifically instruct tenants to contact Dannin Management regarding any issues with the elevator, which is the process we have consistenly followed (see attachment 1):

      Point of Contention #2

      "The elevators are operationally fine, have past all of their annual state inspections, have monthly maintenance checks and responses to breakdowns and emergencies are timely."

      This has not been the case. In September of 2024, our landlord (not us, mind you) received the below email from ******** regarding our response to the front elevator not working (see attachment 2)

      Point of Contention #3

      The Warwick Condominium is a 100-year-old building.  It has good bones and a great response team

      I would once again dispute the notion that it there is a great response team. For reference, I point to this email sent on September 24, 2024, regarding adding our name to the building email list serve (see attachment 3)

      And again, a month later when the water was shut off without properly notifying us. (see attachment4)

      At no time did we receive an apology for the two-year absence.  I would also point out that a different tenant at the same building put out a specific request to contact the management company on January 5, 2025 of this year regarding the same laundry issue, but the issue was not fully addressed until January 15 (see attachment 5)

      Finally, Dannin Management has 1.5 starts in ******, and 1.6 on Yelp. We are not the first group to have issues with Dannin Management.

      We are pleased that as of the writing of this complaint, the laundry card dispenser and the elevator are back up and running. If we receive an apology from Ms. ***** for the inconvenience, an acknowledgement of the challenges we have experienced with communications and follow **** and a promise to be more responsive, we will agree to drop the complaint.

      Mr. ******* does not understand the dynamics of renting an apartment in a condominium association and how different it ti from renting in an apartment budling,

      I have contacted the unit owner; the entity he has a business relationship on this matter.

      Please dismiss the "business" complaint as there no business relationship with Mr. ***************** needs to contact his landlord.
