"Phoenix Realty collects a fee only if you place a deposit on a property. If the completed application package is denied by the landlord you will not have to pay a fee. In some cases, the lessor (landlord) will pay a portion of the fee. This portion will be written on the rental application and is only paid if a tenant takes occupancy.
Please do not place a deposit on an apartment if you or any prospective tenants are not sure they want that apartment or are going to look at other properties. If you withdraw from applying after placing a deposit, you will be still be responsible for the fee." - Other Resources
