    They are good at placating you, but useless at getting anyone to follow the HOA's rules.

    I experienced some challenges with Gulf South Property Management (GSPM) related to communication delays regarding HOA financials, with an 8-month lag in updating the internal app. Unfortunately, the resolution only occurred after a personal visit to request their attention to these matters. The owner/operator's demeanor came across as condescending, and there was a notable disregard for our community's required covenants and bylaws. While the issues were eventually addressed, I do not recommend GSPM due to this unsatisfactory experience.

    I regret to say that my experience with Gulf South Property Management (GSPM) was utterly disappointing. Not only did they fail to fulfill their contractual obligations, but they also displayed a complete lack of transparency and professionalism. Despite being contracted to provide specific services, GSPM consistently fell short of meeting these expectations. Their refusal to provide a copy of the signed contract upon request raised serious concerns about their integrity and accountability.Furthermore, when homeowners requested financial documents as per their rights, GSPM failed to comply, demonstrating a blatant disregard for transparency and homeowner concerns.The most egregious offense, however, was GSPM's blatant disregard for our community's covenants, restrictions, and bylaws. Instead of upholding these essential guidelines, they repeatedly violated them, creating chaos and confusion within our neighborhood. To make matters worse, GSPM's owner abruptly terminated their services when questioned by the board of directors, further highlighting their unwillingness to be held accountable for their actions.Overall, my experience with GSPM has been nothing short of a nightmare. I would strongly advise against entrusting them with the management of any community, as their lack of professionalism, transparency, and adherence to contractual obligations is deeply concerning.

    This comment is from a ***** member that had been newly elected (less than 1 month) prior to our termination of our Property Management agreement. In our management agreement it states that either party can terminate the contract with a 30-notice which is what we did. We did not abruptly terminate services, as our contract states that either party is allow to terminate services with a 30 day notice. This notice was provided to the ***** of ********* for Eagle Landing and we continued to service Eagle Landing until we very amicably transitioned you to the new management company. We have a great relationship with their new management company that they chose to go with, and have provided all requested documents without delay. Prior to ****************** joining the board there had not any issues or concerns between GSPM and the board of directors. In fact that at the first board meeting after ****************** was elected to the board the remaining two members resigned from the ***** because of ********************** unreasonable antics. Our management agreement states that we have 1 person for the ***** of ********* listed as a liaison for all communication between the *** and GSPM representatives. All contracts, financial reports, and our management agreement was given to the the President of the ***** while we were under contract. As for why the President was not sharing these documents with the rest of the board was not our responsibility. All decisions, comments, sharing of documents and enforcement of the Bylaws and *********************** were all determined by the *** which ****************** was not on but for the last few weeks of our service. I am happy to provide you with the other two members contact information if needed that stepped down from the board at the same time we terminated our contract to collaborate all of this information. I take these allegations serious and I hope that you will find this comment is not truthful. If you need any more information please let me know.
