I turned in my keys on October 30, 2024 and I was shocked when I received the Security Deposit Transmittal form in the mail. I left the unit clean as I am attaching pictures with the timestamp listed for when I took them. I was not expecting to be charged that amount for cleaning. I also noticed on the form that it seems the charge for the blinds and the carpet cleaning where corrected or changed. I am curious to know what the amount was before it was changed on the form, was it just an error or was the amount changed to equal a higher amount. I was told that if I turned in the keys before the last day of the month, I would be prorated for that amount of days remaining in the month, even though it was one day, I'm curious to know if I am prorated for that amount or not because it is not listed on the form? When I called after receiving the charges, one of the things I was told was that I left the dishwasher dirty and there was dust on the blinds. I should have went do the walk through with ******, had I known that they would have charged a total of $299 for move out charges. I was thinking because I left the apartment clean, I would just be charged a general cleaning, general carpet charge and be charged for normal wear and tear (such as the drip pans and the cleaning of the stove and oven) and of course I notified them that I had broken the blinds in the second bedroom and bathtub shower nozzle. I don't like the idea that they are saying I left the apartment dirty, this is why I am attaching pictures of how I left the apartment.

Claudet Properties will address the accusations regarding our Security Deposit Transmittal, a copy of which is attached, in the order made:
First, the two Amount Changes: Yes, they were changed, one reduced and one increased (the blinds and carpet cleaning amounts) for the following reasons:The Blind: It was not marked on the walk through as to what size. I assumed it was small but discussed it with the Maintenance Team,which I always do, and they indicated it was medium size, so the amount was increased according to cost.
The Carpet Cleaning: It was originally marked as a full carpet shampooing but lowered upon review that the living room was tile, instead of the normal carpet, so it was adjusted down to $75. This price was for shampooing the staircase and two bedrooms. This price is very good for that amount of carpet cleaning. She did not have the carpets shampooed.
Second, Prorated Rent: Providing keys one day prior to the end of the month did not allow us time to get the apt ready to the next resident, so no prorated rent was collected by us therefore no prorated rent is due Ms.********.
Third, Full Cleaning Fee: The full cleaning fee of $120 was charged for the following reasons: Ms. ******** herself admits in her complaint that we were going to have to do a general cleaning, general carpet cleaning, drip pan cleaning and stove and oven cleaning. Certainly, those were some things she did not do but a cleaning includes the ENTIRE apt. We had to pull out appliances and clean underneath and behind them, dust light fixtures and blinds, pre-spray and clean oven and stove top and wipe down cabinets. After this type of cleaning, we had to mop the floors and vacuum the carpets. This is not considered a partial cleaning to us, so she was charged accordingly.
All of the charges above are reflective of our Security Deposit Agreement with her, a copy of which is attached. In order to get back her full Security Deposit regarding cleaning, all Lessees must make sure:4. ENTIRE apartment, including all appliances, bathroom, closets, cabinets, etc. must be cleaned. (Refer to items on Inventory and Condition form). Lessee has made such repairs as necessary to repair damages, which have resulted from ordinary wear and tear. Lessee has cleaned the leased premises as necessary to leave apartment in as clean as condition as Lessee found them at commencement of lease period. If this provision is not fully met, there will be a CLEANING FEE OF NO LESS THAN $60.00 DEDUCTED FROM THE DEPOSIT. A MINIMUM CHARGE OF NO LESS THAN $60.00 WILL ALSO BE DEDUCTED FOR CARPET CLEANING. (PLEASE REMEMBER THESE ARE THE MINIMUM CHARGES WE WILL CHARGE, THE CHARGE WILL REFLECT THE CONDITION IN WHICH YOU LEAVE THE APARTMENT.)
If this is not done fully, it is our task to get it done for the next resident, which is exactly what we did.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.
[Provide details of why you are not satisfied with this resolution.] I sweep and mopped the unit. Also they should note in the future that residents need to pull the stove out and shampoo the carpets (stuff that is done anyway when doing a unit turnaround). I had I shampooed the carpets, they probably would have charged the same thing. The refrigerator was always moved and cleaned and mopped underneath and behind it. The general cleaning fee of $120 should have included all the individual charges instead of a flat rate as it states in the security deposit form. They need to updated their forms knowing that they will try to charge the most to tenant. The charges are ridiculous when you can clearly see on the pictures the unit was returned back to them clean. They were aware of my move out date & I should have just waited until October 31st to turn in keys. I really wonder if the owner is aware of this and Im pretty sure other tenants have had to this issue as well. Especially seeing the other complaint. At this point its not worth it. But I hope this is posted so others are aware in the future that they wont just get majority of their deposit back because they dock on extra charges even when you leave the unit clean.

Tell us why here...The owner is certainly aware of your complaint and accusations. We DO NOT charge our residents the most when vacating an apartment and you, yourself, listed the items you felt you would be charged for general cleaning, general carpet charge, drip pans, cleaning of stove and oven. You also did not clean light fixtures, nor did you dust blinds. But, in an effort to resolve this matter, we have issued a check for $60 and will be mailing it to you this week.Initial Complaint

Out of my $500 deposit I only received $196 back I was charged $300 for an apartment cleaning when my apartment wasnt even dirty. I was charged 2 separate fees at that $120 for a full apartment cleaning and $120 for ****** cleaning. I dont even understand how I was charged $120twice for cleaning what is included in the full apartment cleaning? I feel that majority of my security deposit was kept for no reason and the landlord just was mad cause I decided to move!

It was unfortunate to see this complaint from ****************** since we have worked with her in the past. We certainly were not upset that she gave us a notice to vacate since we all were aware that she needed a larger apartment due to her growing family.
Here is our response to her complaint:
Our Security Deposit Agreement states the following:

****************** was not charged $300 for cleaning. Cleaning was broken down as follows:
Apt Cleaning: The Range, Hood, Dishwasher, Light fixtures, Bathroom and Walls were all dirty. As stated above in our Security Deposit Agreement, as well as in our Lease Agreement, all residents are informed that their premises needs to be returned to us in as clean as condition as when they move in, beyond normal wear and tear. Beyond normal wear and tear, her apartment was not in the same condition and this is why she was charged $120 for cleaning.
Carpet Cleaning: The carpets were not cleaned. In fact, they could not be cleaned sufficiently and, unfortunately, we had to replace the carpet in the entire apartment. That is why she was charged $120 for carpet cleaning.
Upon her appearing at our ********** after receiving the first refund of $96, she brought to our attention that the dining room blind was damaged after the storm. That was not noted in her file, so we corrected that error and refunded her the $25 small blind replacement charge. Also, because she asked for a refund on the cleaning of her apartment due to the fact that she was very pregnant and could not clean as well as she wanted, we obliged and refunded her $75 for a total of another $100 back to ******************* In total she received $196 and in the end was only charged $165 for cleaning.
