      I hope this letter finds you well. I am writing to formally request the refund of my security deposit in the amount of $400, which was due on June 9, 2024. As of today, I have yet to receive this refund, and I believe that the full amount is owed due to several faults with the apartment during my tenancy.
      Upon my move-out on May 10, 2024 I ensured the apartment was left in good condition, as documented in the move-out inspection. However, I encountered several issues during my stay, including:
      1. Plumbing issues with first apartment Oak Run apartment was unlivable and maintenance made managers aware prior to our move in [Video attached].
      2. Has 48 hours to move out of Oak Run and into St. Regis apartment was not clean and walls and painting was not done.
      According to Louisiana Civil Code, the landlord is required to return the security deposit within 30 days after the tenant vacates the premises, unless there are valid deductions for damages. Any deduction to deposit needs to be sent in an itemized receipt. However, since we moved into the apartment under extreme circumstances with not cleaning or patchwork done, we were informed we would receive the full deposit upon move out. Given that the issues mentioned were not due to my negligence and were reported during my tenancy, I believe I am entitled to the full return of my deposit.

      I have received email communication and a check from Smith Propertes of $175 however when I responded with an email to tell them the amount should be $400 they have yet to respond to my multiple emails.
      They did not send a letter and yes I cashed the check after weeks of no response because I needed it for a down payment for a house.

      Moved out in May 31, 2023, it is now August 22, 2023. I have still not received my security deposit back, nor have I received any information regarding my refund. I have emailed them 4 times without a response, and are refusing to give me any further information regarding my security deposit. I will not mention the amount of problems I've faced renting from them for 12 months. Do not rent from Smith Properties!

      My name is ***** ******. I moved out of St. Regis Apt ** *n May 2022. I have been trying to get my security deposit back for months now but have only been ignored. I went to their office multiple times and was either told they would send it out by the end of the week or that I needed to contact “corporate” which I have multiple time via email and have been ignored. All I want is to get my security deposit back. They failed to return my deposit and failed to supply any sort reason they would keep it. It’s been complete radio silence from Smith Properties.

      I moved out of Beaumonde Apartments owned by Smith Properties midway through last December. It has been well over thirty days and I have not gotten my security deposit back. I called the office multiple times and they told me the same thing which was to email [email protected] to check the status of my security deposit. I sent an email and have gotten no response. The office told me the system doesn’t update or have the status of my security deposit. They also told me they don’t have a corporate number to call.

      Completed lease term end of December 2021 as documented. Left apartment very clean and took video /pictures during cleaning process. Sent Smith Property a US Certified Mail> Stating that we have moved out, completed lease terms, and returned apartment keys. Apartment was left very clean. As of 9/6/2022 ...Smith Property has not yet remitted security deposit plus interest and double due per Louisiana RS 9:3251 . We sent a certified letter for security deposit demand...Smith Property has ignored all our US Certified Mailings. WE demand rental deposit return as required by Louisiana Law.
