      We booked a venue through The Farm LLC on August 1st 2024, we paid the amount in full on our credit card of $3075.40. The service date was supposed to be on Mar 30 2025 for our wedding venue.

      We later found out by google searching the companies name that there have been a lot of last minute cancellations by the company with lack of refunds or explanations. As this was our wedding venue we grew increasingly concerned about the validity of our contract. We then on August 10 2024, wrote an email explaining our concerns and that we request a full refund in the event of any last minute cancellation.

      A day later we received an email saying that our booking had been cancelled even though we did not request for any cancellation and we have never received any refund of any amount. We have contacted them multiple times and they will not answer us.

      I immediately filed a claim with the credit card company but they told us to wait until the transaction date of the service March 30 2025 to continue the claim. We did this and now they are telling us that we are too late.

      We booked a family rental in June of 2024 for vacation in June of 2025. We booked and paid a deposit for a home in Arkansas under 'The Farm, LLC'. After 4-months I was sent an email stating our reservation has been cancelled saying the property was no longer in their grouping. Then we transferred the monies towards another property in Kentucky also under "The Farm, LLC" called, The ******** ***** ******. They charged our card for the entire amount of $4903.55 for 4 nights (6/16/25 - 6/20/25) for 23 adults and 6 children. We send ages of all family members, car licenses numbers they required and anything else they requested. All appeared fine and communication seemed good. Then, yesterday, Saturday May 31, 2025, at 7pm, I received an email saying Your reservation has been cancelled, reason, group size is too large to comport with the new local ordinance governing the Property. (Here we go again). We researched this ordinance and found that ordinance was set in place in Kentucky in April of 2024, Seven months prior to our booking the estate. So why did they take our money and reservation knowing we had 29 total guests? Now, two weeks before our vacation, we are cancelled. I have called, texted and emailed them, but no answer or call back. Doing a google search on The Farm, LLC reveals stories of people with similar stories like mine being ripped off and cancelled. The Farm, LLC needs to be stopped, and we want our money returned. Can you help us? I sure hope I hear back from you as to our next action plan to rectify this troublesome situation. Thank you

      My family and I reserved a house in Virginia for a family vacation in July 2024. We paid the first half in February 2023. The farm LLC, who now goes by the granite collection, filed for bankruptcy in January 2024 which we were unaware of. They asked us for the second payment which was made in February 2024. Through my own research I discovered about the bankruptcy. I reached out to the company and spoke to someone who assured me the house was still in their collection. We then received an email a month before our reservation stating it had been cancelled and to get our $12,000 back we should file a dispute with the credit card. From what I am reading, they have done this to hundreds of people and continue even now, almost a year later. I don’t understand how this hasn’t been shut down. I tried to alert VRBO but was ignored.

      We booked directly with The Farm on a rental house in Kentucky. Correspondence stopped around January 2025 and of course started our panic of our family vacation in July 2025 that was paid in full. After so many attempts thru email and phone calls, my credit card co recommended canceling giving them the required 60 day notice that was outlined in our contract. I just recieved notice from my credit card co that my dispute to refund my paid in full amount will not be refunded because it's past the allotted time frame. I'm now back to going directly after The Farm to get my money back. Has anyone been successful with a refund. Please help me if you have.

      Aug 12 2024, I booked the ******* ** ******* ***** for a group of Friends through **** for May22,2025 through May26,2025 and paid in full $4908.86. On April 17th received an email notice of **** cancellation The Farm,LLC. It did not have my booking number nor the name The ******* ** ******* ***** Frankfort Ky. The letter gave a reason for the cancellation which made no sense. Also with in the letter they want you to give access to your banking account. So I checked **** when I seen the email on April 23, 2025 not cancellation. So I got curious about the letter and looked up the Farm, LLC found a bankruptcy from January 2024, the CEO was listed as ***** which was the host name in VRBO. . I called the host via **** host contact information but the phone number had been disconnected. Reach out to **** and explained the situation which, I get the run around with the same script. The called the host and advised the could not reach the host they would send an email. I knew the number had already been canceled and I advised I knew it had been cancelled. I was also looking up the the Farm,LLC and explained what I had found on the bbb. I was advised that they would call back when they reached the host and the booking was active. Needless to say after several conversations and emails with **** the host never responded and we no longer have a trip!

      A reservation was made for a week's vacation stay at on of the Farm LLC's properties for July 2025. Full payment of $7,612.12 was tendered in February of 2024. We have not received a cancelation or a refund. There is no communication with anyone at the company to verify that the reservation is still valid - and the company has declared bankruptcy.

      The Farm LLC is a company that owns many houses in Lexington Kentucky. They have listings for rentals on ******* ****, and on ***********. The company has many reviews on these websites. They have been in business for 9 years on ******. They send you to their personal website to actually book. The website was official. It is now taken down. The company offers nightly rentals that include many excursion options so you can tour around Kentucky. They also do weddings. I booked the house for my husband's 50th birthday. They offer personal chefs that will cook for you and private chauffeurs to drive to to the distilleries. We paid for most of the excursions for our group of 15. Our trip is one month away. The company stopped responding to emails. I tried to find a phone number to call the company and that's when I saw reports that they were in bankruptcy. I called the ********* **** ******** and talk to the girl who is in charge of business licenses for nightly rentals in Kentucky. She told me these people have been known to cancel 20 days before guests are scheduled to arrive and not give any money back or they book multiple people for the same dates and then tell guests they overbooked the property on accident. The lady at the city office said I need to report them in order to get my money back. The city is aware of their scams but doesn't have the power to stop any of it. They are currently still active on all nightly rental platforms accepting bookings.

      Completely paid for a vacation rental in Lexington KY for the 1st week of June 2025. They have completely stopped communicating with me and have refused to respond to requests of a refund.

      I only found out about the bankruptcy a week or two ago. Our vacation is set for This July 10-13 of 2025 at the clubhouse estate in Lexington Kentucky.. I paid them over $4400 and now I can’t get hold of them, can’t get them to answer the phone, or answer an email. So I researched This issue and found out they had filed bankruptcy. I am in no way willing to let this pass. I am a fairly new widow and this is a lot of money. Please help me and tell me what to do.

      My booking for my wedding was canceled and they are only offering to give our money back over the course of 24 months if we give them all of our bank information. They owe us about 1100 dollars. I tried to contact The Farm several times and was not able to get a response from them until I messaged Jacob Martin himself on VRBO. Who also would not respond until I told them that if they would not refund me my money in full that I would file a police report for theft. Eventually, they promised to refund me my money in full within 48 hours if I sent them my cashapp tag. However, when I asked them to verify that I would be getting a full refund at once, not in payments, they stopped responding entirely.

      Also just a side note, they allowed me to book the property in February, and had me to drive over 5 hours to visit the property in May all after they had already filed for bankruptcy back in January. Also, when I arrived at the property, the employee of The Farm who told me to contact her when I arrived at the property was completely unresponsive as I waited at the gate outside of the property. The only way I was able to get in was by waving down a person who was doing lawn care on property grounds. Otherwise, I would have drove 5 hours for nothing and had to turn around and go home because The Farm did not respond to my calls or messages on the date I was scheduled to view the property.

      I desperately need my money back. I cannot afford to take payments for the next two years. Please help us.
