    This rental company charges water without knowing each person's proper usage. It's an average split between each tenant. I moved out of my property managed by them in Januray however they did not offer to prorate so I was required to pay rent throughout the end of February, which I did. However, I did not reside in the unit and they are still charging me water for the entire month when zero water was used. Outside of this, they do not offer a walk through when you move in or move out. They do not provide any proof and charge tenants for things broken upon moving in. When asked for photos of damage and proof water was used they refuse to provide it. There is never a manager to speak to. Only the property manager but above that there is never anyone to speak to. They ask for disputes on balances to be in writing however do not take into consideration anything within the dispute. They do not even give a full 30 days to pay the balance before reporting it to collections. Property manager named Shawna is extremely rude and hangs up the phone anytime she feels necessary. Bottom line this company is far from professional and very unfair to their tenants.

    To whom a may concern they do not care about your living conditions they will demand rent with out fixing repairs a they do not have real maintenance at all

    We received an emergency after hours call from this tenant on 5/29 regarding his tub backing up. Our ER team responded immediately to clean up the water and set up drying equipment, there was no plumber available on the holiday weekend, even through outside vendors. The next morning within an hour of our office opening our maintenance team was in his unit making repairs to the plumbing that was leaking. Our team finished this job yesterday. There was an issue with the drain being clogged/backing up with clear water still after the plumbing was replaced. The plumber was dispatched on 5/31 to take care of this. The tenant is currently not responding to our office to confirm that the plumber made it to the scheduled appointment and that he allowed them in. In addition we allowed this tenant to use the shower in the vacant unit next door until the plumber arrived as he stated he was going to work and needed a shower. There are no outstanding work orders for this tenant. I would be happy to provide screenshots of the conversations on this account and repair work orders.

    To whom an may concern my name is ****** ******** and I’m currently staying at * ****** dr Apt 2 I have been with out a shower for months and I have issued this problem out to my landlord multiple times and I have texts from last year until now with pictures and videos of my living situation that has not been fixed at this moment! my shower is filled with sewage, urine an dirty water and my drain is not draining any of the water that has been sittin inside my tub for weeks yes I have had a few plumbers come out to look at my problem but they where not able to fix the shower so I have not been able to shower or keep my pet inside my unit due to the massive flooding the floodings has been in my bedroom, bathroom an kitchen which has left clothes damaged an the unit now has a stronger mold odor that is not safe for me or my pet to stay in yes cap did offer me to shower in a unit that was not clean prior to a tenant just moving out 5/31/23 and I highly didn’t feel comfortable bathing or showering in a unit that was not mine I never had any problems with anyone coming into my unit to do repairs I have been waiting on the maintenance man who was sent out 5/30/23 to return back as of Wednesday and he never showed back up to fix any repairs, all plumbers sent out to me 5/28/23-5/31/23 informed me with a text that they reached out too CAP and I was informed by the plumbers that the bid sent too C.a.p was denied for repairs

    There has not been massive flooding in this unit. Some water overflowed from the bathtub, our Er guys responded immediately to clean up the water and place drying equipment in the unit. Tenant wanted equipment removed but was instructed that it must stay on and in place until the flooring in the bathroom was dry. This issue started last week, not months ago. We do have a bid from a plumber that will require ** to pull up the floor in this unit and will not be a quick fix. We have offered this tenant another identical unit in the building, or to refund his deposit and let him out of his lease. He does not accept. We are unable to correct the remaining issue without access to the unit. We are trying very hard to take care of this issue and work with the tenant, however he is not allowing us to do so and chooses to stay in the unit although alternatives have been offered.
