    My home/property has again suffered damage due to branches from a tree at **** ** ********, This property is managed by Branson and owned by ***** ****.
    Tuesday evening, June 3rd, 2025 was the 6th time in 5 years this has happened.
    I've had to replace the electrical box five time, one recent episode resulting in live wires and WFD being called.
    I contacted Branson May 20th due to damages. One of their representatives, ***, came out to assess the situation....she requested pictures texted to her with the assurance she would speak to ***** about clean up and tree trimming and/or removal. ***** has continuously refused to address the problem because the tree was planted by her late husband and he would say, "Oh Hell No".
    I called Branson's office two weeks ago asking for an update. A young woman who would not give me her name but said she was not *** said they had talked with ***** and she had agreed to tree trimming, but no date had been set.
    Tuesday night brought more damage. I called and was told ***** had changed her mind....no trimming, but they would offer to come clean up the leaves.
    I called the City and requested an inspection. Evergy has looked at the situation and noted there was a problem, but offered no solution. The City Inspector has come and gone.....again, no solution. i did message Branson and was told there would be no cleanup or further communication until I provided written assessments from the City of Wichita, and Evergy.
    This tree has cost me thousand's of dollars in electrical repairs, a near house fire, replacement of my Central Air due to the cotton debris and a dog run that was crushed. My husband and I have also taken care of all prior cleanup. Whoever is managing Branson's office is clearly inept and, in my opinion, unable to keep their story/facts straight. The homeowner, ***** ****, is another issue. Sadly, organizations like the BBB can't step in with her behavior. Please help.

    The limbs that came down are due to the recent storms, yes.  However, the owner of the home we manage is not responsible for limbs that fall on adjacent properties.  The trees are alive and well and pose no threat under normal conditions.  All property owners have the right to trim any limbs that cross over their property lines, so this neighbor does have the right to trim any limbs over her property and is in fact responsible to do so.  To call our company "inept" is out of line.  As the management company for the property, we work for the property owner, and we do not have the authority to make the decision to have these limbs removed.  The owner of the home we manage did give us approval to remove the limb that has fallen on the neighbor's property, but we have not received written (email) authorization from the complaining neighbor that we are allowed to access her property.  The neighbor does have the right to attempt to collect for damages from the property owner of the home we manage.  However, filing a complaint with the BBB against our company, which again has no authority to remove the limbs in question, is not the proper means.  The neighbor knows this, as the last sentence in her complaint indicates.  We can understand the neighbor's frustration.  However, that does not mean that the owner of the property we manage is responsible for the removal of any living trees or limbs.

    This business continuesly does not fix any of my work orders. My AC was out for over a month my fridge and freezer has been out for over a month yet and they don’t return my calls, but they come out for walk-through which I feel like is a harassment at this point because I’ve only lived here since March and they’ve done more walk-through since then, then any place I’ve lived at. They moved me into a dirty house with holes everywhere. None of my appliances such as my sink in the bathroom and kitchen, all have holes in it. No caulking has been done to anything. I’ve had to reach out to other sources in order to get things fixed because they refuse to fix anything.

    To Whom It May Concern: 

    Please note that complaint was submitted by the resident immediately after receiving a notice to clean up the extensive amount of trash in the yard.

    The AC was addressed immediately after receiving the work order request.  Copy of invoice attached.

    When the request to have the freezer looked at was received, the resident would not allow entry with a key, they requested to be contacted by our Maintenance Technician.  When our Maintenance Technician contacted the resident, the resident cancelled the request and told our technician that the freezer was working.  Copy of text thread attached.

    The house was professionally cleaned prior to the resident taking possession, and no comments were noted on the move in inspection sheet indicating the home was dirty.  Copy of cleaning invoice attached.

    There have been no additional work orders regarding any issues submitted by the resident.

    The owner is trying to sell the home, which is why there have been several visits to the residence, with ample notice provided to the tenants beforehand.
