    I got move out charges of $1212 from Skyler Ridge Apartments(Peterson Properties) *** ** Metcalf Avenue, Overland Park – 66210. They charged me a lot. I called them but they are not willing to reduce any further. I cleaned out the apartment with professionals which costed me $300. My apartment lease is from May2022-March2024. Also I lived there from Jan 2019-Jan 2020(First Lease). During my first lease management was very good. Management were bad during my second lease. My first lease term was the reason for me to consider for second lease.

    Issues:
    • They charged me $632 for micro oven. Its panel broke before my move-in. They just pasted it with glue before my move-in. I stayed there for almost 2 years.
    • Paint came off on the ceiling in a washroom. I lived there almost 2 years and charging me charging me for their maintenance.
    • Also charging me for bathtub repairs, which were just painted white during my move-in. It is just a layer of white paint.
    Mentioned above things are not new during my move-in. They just painted everything.
    Note: I see many Indian community left because of the management new rules out of nowhere which are not mentioned in the lease agreement. I believe they are getting rid of Indian community. I saw many Indian families left.

    Dear Sirs,
    In response to the above referenced complaint, Skyler Ridge Apartments would like to address the details listed by the Customer.
    Firstly, regarding the dispute of move-out charges:
    1. An initial inspection is completed by staff members before the resident moves-in to assure all maintenance is complete before the scheduled move-in date and any defects noticed are noted at this time. Upon move-in, residents are given the keys to their apartment along with a copy of a walk-through sheet to be done at their convenience and returned within 2 business days. Any issues that may be of concern can be written down and also any maintenance they may find that needs immediate attention. The resident then brings in that copy and staff keeps this on file. None of the charges disputed were noted upon move-in as claimed.
    2. Pictures are taken of anything that regard move-out charges. Skyler Ridge Apartments holds a detailed account of charges so that there is no question at a later date.
    3. A Notice of Inspection was delivered on January 24th, 2024 that informed you that an inspection would be held on April 1st, 2024. All residents have the right to be present at the time of inspection pursuant to K.S.A. 58-2550.
    4. The charges assessed for ceiling repairs were due to lack of ventilating the build-up of moisture in the bathrooms which caused ceiling texture to pull away. These were not caused by an above leak. A resurfacing charge for one bathtub as the sides suffered damage from abrasives. Total replacement of a microwave also due to misuse as there were large cracks in the lower portion of the door and also below the program panel. No damages to any of these items were noted on the initial walk thru.
    Check-Out Inspection With Resident
    1. All residents are given a Cleaning Letter and an Estimated Cleaning/Damage Charges list as a guideline when notice is given. It is not a requirement to walk thru with the resident at the time of move-out unless the resident requests one. At no time did *** ****** request a walk thru with a staff member or express any concerns that he would be charged for any damages.
    I would also like to address that Skyler Ridge complies with all Fair Housing Laws and *** ****** was informed of occupancy Lease Violations and all Qualification Standards were addressed as well on numerous occasions.
    In conclusion, I would like to express that the Skyler Ridge staff has provided *** ****** with every document necessary and he was charged only the minimal required fees.
