We have had a cockroach infestation since January and told them about it January 3rd. They have came and sprayed twice but don’t spray all cabinets. Due to their lack of action our entire apartment is now infested with cockroaches and KDR isn’t doing anything.Business Response

That was just another KDR lie. None came to do pest control on June 14. I’d also like to add, we contacted you January 3rd about the cockroaches. This has been over 6 months of KDR and Autum and August place refusing to do anything. They claim the “spraying” does something but their pest control keeps canceling appointments so we don’t get sprayed. They refuse to contact another company so our “scheduled pest spraying” hasn’t happened in over 2 months now. The spraying doesn’t do anything especially since the pest control doesn’t spray all the cabinets. We haven’t seen any change with the spraying, we still see cockroaches all over the kitchen and now the entire apartment because this company has let the cockroach issue get this big and expand their nest. We tried emailing you multiple times but you don’t respond to email and refuse to give us a phone number. This company doesn’t care that we have been living with cockroaches for this long and their lack of action is proving it. This company is affecting our physical and mental health due to theses cockroaches but they don’t care.

They are now increasing our July rent by $100, but they have not given us any reason as to why. I'm assuming due to the complaint. They came and sprayed on the 17th but didn't even tell the "pest control" company our issue is getting worse and how cockroaches are in the entire apartment. For a month now, they have been saying they will schedule a "clean out" treatment with pest control, but keep pushing it back. We have struggled to contact anyone in the office. They continue to be out of the office before 4:30 despite the posted hours being until 5pm. Office hours have changed from 9-5 to 11-5 and now its 11-? They seem to leave whenever. Lived in Aspen place for 4 months, during that 4 months we had no water on countless occasions. Brown bath water when we did have water. Had a new hot water pump installed and found out by a city inspector it wasn’t up to code. Seeking total reimbursement for having to live in a ticking time bomb. I am rejecting this response because:in order for us to not live in uninhabitable living conditions before the place was condemned, there was no effort made by your company to let us out of our lease without having to pay anything. We had to pay almost $3000 to get out of a lease so that our children and myself wouldn’t continue getting sick. We would ask that you refund us our money, It’s not fair to the people who had to make the decision to move and pay boat loads of money because the company couldn’t figure out how to fix their units.

My roommate and I are filing a formal complaint regarding our rental company, KDR Group, at **** **** ******, Shawnee, Kansas. We reported persistent basement flooding to the property management company beginning on October 30th, 2024, with formal follow-up in early April 2025. The flooding has made a significant portion of the property unsafe and uninhabitable.
The area manager explicitly stated:
“Our team is committed to having someone out to your unit by the end of April to complete the necessary work.”
However, by April 30, 2025, no repairs had been made, and no vendor had been scheduled. Today we received a vague update saying work would begin "in a few days" and was "waiting on parts." No timeline or contractor visit had been confirmed before the deadline.
When we gave formal notice that we would be terminating the lease due to uninhabitable conditions and the landlord’s failure to make timely repairs, the company responded with a threat of financial penalty and credit damage, writing:
“If these do not get paid those would be submitted to collections impacting you and the second residents [sic] credit score and residential history for long (Renting again or purchasing a home).”
We believe this crosses into retaliation, which is prohibited under Kansas law (KSA 58-2572), and mischaracterizes a lawful lease termination due to the landlord’s breach of habitability.
Despite six months of delays, vague excuses, and missed deadlines, the landlord insists on charging us penalty fees for breaking the lease. We are seeking assistance from BBB in resolving this matter without financial retaliation or credit harm.Business Response

We understand the frustration surrounding the current situation and want to assure you that we have been actively working to resolve the issue. Since November 7th, we have attempted multiple times to schedule a vendor to address the leak; however, we’ve encountered repeated difficulties gaining access to the unit—either no one was available to provide entry, or the dog was not secured.
Please know we have been ready and willing to complete the necessary repairs. All vendors and logistics are now in place—we simply need consistent access to the unit to move forward. We are currently working to get a vendor onsite to repair the leak in the basement.
Regarding maintenance entry, we have made every effort to provide proper 24-hour notice, in accordance with the terms of the lease agreement.
As for the lease termination fees, charges were applied per the lease due to the Colston's not submitting the required 60-day written notice. I am rejecting this response because:While the 60 day notification charges were removed, KDR is still charging us lease breakage charges. KDR claims that we owe a lease termination/breakage fee. This claim is inaccurate and inconsistent with Kansas law. Our lease was legally terminated under K.S.A. 58-2559 due to the landlord’s failure to address a long-standing habitability issue (repeated flooding of the basement) which made the property partially unsafe and uninhabitable for over six months. We first reported the issue in writing on October 30, 2024. The landlord failed to remedy the condition within the 14-day window required by law. In fact:
(a) The flooding persisted through June 2025. It was fixed around two months after we gave the 14-day window notice, over a month after we gave 60 day notice that we were moving out, and over seven months since we first gave written notice.
(b) The City of Shawnee issued a formal code violation in May 2025, confirming that the flooding violated city habitability standards
Under K.S.A. 58-2559(a): “If the landlord fails to remedy the condition within 14 days... the rental agreement shall terminate.” We followed the law precisely: we gave the landlord written notice. When they failed to act within the legal timeframe, we provided 60 days' written notice of termination as a compromise. We have now vacated the property, and the landlord has been made fully aware of our move-out.
Charging us a lease termination fee is not only inappropriate - it is illegal under Kansas law, which explicitly allows lease termination without penalty in such situations. We have made every effort to resolve this matter amicably. KDR are STILL rejecting our requests for a phone call or office visit so we can resolve this. In fact, they are most communicative through this BBB website. We continue to want to solve this directly.
We respectfully ask the BBB to consider this legal context when evaluating the validity of the landlord's claim. This is not a case of a broken lease - it is a lawful termination due to a serious breach of habitability, as defined by Kansas landlord-tenant law.Sincerely,

I received a partial refund from them which isn't ok, I should have received it all but I just want to be done with these people so I will accept it. Thank you for your attempts to help, I think that might be the only reason they finally put the money in my account. I don't know if it's possible but if you can, you should have someone investigate this company, they should never be allowed to rent property to anyone, they are scammers and liars. The issue is a faulty thermostat or furnace. Sent a maintenance request to our landlord KDR Reality. Was told that this isn't going to get fixed, until the temperdrops alot lower. We let them knkw that if the theris turned off the back on it will sometimes work again. And once again she said that it will not be fixed durle to it being reasonably warm un our duplex. We shouldn't have to worry about the heat not working properly in 17° weather, but she told us again that it isn't going to be worked on at this point. When it drops more and no longer works then they will figure something out. I moved in on October 3rd 2024. On November 5th 2024 -December 9th I had NO HOT water in my unit. The faulty hot water heater kept tripping the circuit breaker and I would loose power. There was sut on the hot water heater afterwards. I complained reported and KDR Reality Simply dismissed every single work order I put in about the hot water heater and others not working etc. I went without hot water over 30 days now

The water was not off 100% of the time claimed, but the breaker did have to be reset several times before the water heater was found to be faulty. please read again before responding. I never said I didn't have any water. I stated that I have been having problems with my hot water not working. Now KDR stated in their response that I had water 100% of the time well that's incorrect also because when the maintenance man fixed the hot water heater in November, he forgot to turn the water back on. So did you mean 98.5%. I started having problems with my hot water in November NOT December like KDR stated. Constant problems. I've been having a work order in since October 9th, 2024, and I moved in October 3rd, 2024. I'm still having problems! Now today i found out under the kitchen sink the pipes were leaking. In July 2024, my family and I moved into a property leased through KDR in Independence, MO, after relocating from Wichita, KS. We toured the unit in May 2024 and were quoted a rent of $1495 by ***** After being approved, we signed the lease confirming the same rent. However, just a week before our move-in date, KDR informed us that the rent would increase to $1595, claiming the $1495 rate was a mistake due to a May special. We had no choice but to accept the new rent, though they discounted it to $1550. Upon move-in, we were told we couldn’t pay rent via the app or card, and though we agreed to pay the prorated amount with the regular rent, we were charged a late fee anyway, and the office manager that assisted us later quit.
When we moved in, we found the unit was not ready. We were promised an automatic garage, but it took two weeks for installation. The trash can was damaged, and after weeks of waiting for a replacement, we contacted the trash company ourselves and had to pick up the new can. KDR never followed up as promised.
We also noticed unexplained fees on our renters app, and when we confronted them, they refused to provide their address. After locating them, they called the police on us and refused to engage with either us or the police.
Finally, maintenance has been a consistent issue. Maintenance personnel enter our home without prior notice, even after we expressed discomfort. Last week, we noticed the attic door had been opened, and something was installed without informing us.
We feel trapped in this lease with a company that has repeatedly broken our trust.Business Response

The tenant did tour
during the May period, but kept pushing back the move-in date, therefore, the
move-in special expired, as it was just for tenants who physically moved in
during the month of May. They were still allowed a discounted
amount. They did not receive the toured unit as they had pushed their
move-in date. They were going to be given a different unit, but again,
pushed back the move-in date. Due to changing move-in dates, staff had
to scramble to make sure a unit would be available for the tenant’s actual
move-in date.
The system automatically
charged them a late fee, which they were told would be credited back and it
was, so no late fee was paid.
The garage opener was
delayed, but due to no fault of the tenant nor the renter as it had been
delivered to the wrong address. It did take approximately two weeks after it
was located and directed to the correct address.
There were no surprise
fees, all fees were clearly stated in the rental agreement.
No maintenance has
entered the property without permission.
Staff were sent to check the attic door in the garage after the tenant
reported it and it appeared that possibly a draft had moved the attic covering,
but no one had been scheduled or given permission to enter.
When tenant arrived at
property during a meeting which was interrupted, there was cursing and threat
of physical violence, so, yes, the police were summoned.
We will not be releasing
the tenant from the lease without penalty that was agreed upon when the lease

KDR Reality LLC and one of their properties, Anderson House Apartments, have failed us as a business. They bait and switched us with our apartment and placed us in a filthy, drain gnat infested, urine ridden handicapped unit which had accessibility features that were dangerous for my infant.
Corporate itself is so awful trying to reach, they won’t do phone calls and when they do it’s a random number from WhatsApp. We agreed over the phone that we would end the lease at the cost of our $840 deposit as long as we got our prorated rent ($415) back since we were unable to live in the apartment from the uninhabitable conditions. They presented papers which stated the reason for leaving was “cosmetic defects” which was totally wrong but I said that part was fine, but they were missing the prorate in the paper, and I’d sign it when they include it or refund it to me. It seemed like they were trying very hard to say I refused signing, when I just wanted it amended.
Now they are fighting tooth and nail to not include this prorate in the paperwork. “Area Manager 1” was expecting me to trust her. After everything we have been through, the amount of disrespect from every KDR employee we’ve spoken with, I told her it needed to be added in the papers. It’s been weeks since then.
We just want to end the lease as per our mutual agreement, which includes getting our prorated rent refunded. We want this to be over. We’ve already lost over $1700 including the deposit, admin and application fees, moving fees and cleaning costs. Not to mention all of the time we’ve waisted from inefficient communication. And please, don’t threaten us with collections from your negligence.Business Response

I told them I’d be glad to sign it when they corrected it, which they never did. This resolution was NOT handled in good faith. My freezer has had 1/2" of ice on the bottom shelf for 2 months and I have lost hundreds in spoiled food. There's only a part time maintenance man and all he did was shut off water to icemaker.
Finally came last week, wanted to unplug it for 24 hours. Unplugged it yesterday and called today said maintenance can't fix it today & don't know when he can. They want me to put my food on 2nd floor and I am Disabled and can't do steps. They refuse to fix mine or move one in from vacant apartment.
