      I bought a home at *** ********* ** in Oct 2024. The prior owner hired Ram Jack St. Louis to install helical tiebacks with a transferable structural warranty.

      Timeline
      • Oct 2024 – Tiebacks installed, warranty transferred.
      • Nov 2024 – < 1 week after closing, water leaked directly through tiebacks.
      • Dec 2024 & Feb 2025 – Ram Jack made two courtesy visits; leak persists.
      • May 2025 – Ram Jack issued new Work Order demanding I sign broad waivers limiting their liability before scheduling another visit.
      • June 2025 – I refused waivers, offered to sign scope-only work order; Ram Jack refused, declared the matter closed.

      Why This Is Unfair
      The warranty promises structural performance of their tiebacks. The leak originates at those tiebacks—clearly a warranty matter. Forcing me to sign a new contract with arbitration clauses and liability waivers before honoring an existing warranty is unreasonable and unethical.

      Desired Resolution
      Inspect and correct leaking tiebacks under the original warranty, with no additional waivers.
      Refund ~$10,000 in mitigation costs (invoices attached) caused by their failed repair.

      Spartan
      Ram Jack St. Louis performed structural repairs at *** ********* ** in 2024
      under contract with the prior homeowner. The scope included helical tiebacks
      and urethane crack injection to address inward wall movement. This work was
      completed as contracted and covered under a transferable structural warranty
      that applies only to the original scope of work.

      After
      *** ************* purchased the home, he reported water intrusion in the
      basement. Our team visited the property twice at no charge to assess his
      concerns. Based on our evaluation, the issue was related to subsurface drainage
      and hydrostatic water pressure, not failure of the tiebacks or our structural
      work. To assist, we prepared a detailed proposal for an interior drainage and
      waterproofing system, which was outside the original warranty scope.

      *** ************* has declined to sign our standard work order, which is a
      requirement for all customers, warranty or non-warranty, before any site work
      can be scheduled. This document is not an attempt to void his warranty. It
      simply defines scope, clarifies protections for both parties, and ensures our
      team is authorized and insured to work at the property. These are routine terms
      used across the industry.

      Despite
      ongoing demands, we remain willing to inspect and, if warranted, reseal the
      original tieback locations at no charge, under the existing structural
      warranty. However, we cannot and will not perform any work without a signed
      agreement. This protects both the customer and our business.

      We are
      not responsible for third-party work or expenses undertaken without our
      involvement or approval, including drainage or landscaping work *** ************* chose to pursue independently.
