I have been living at ********** ***** Apartments since July of 2019, and to say that my experience has been a nightmare, would be a massive understatement. I have filed a previous complaint in which I was helped immediately after the office was notified. My problem no longer lies with Nottingham Place and the office staff or maintenance. My problem solely lies with EIGHTEEN CAPITAL GROUP.
I pay over $1100 a month to have an oven that constantly says it's running, the oven doesn't work or get to temperature properly, the front left burner doesn't work. The garage disposal continuously burns out regardless of use. Took them 5 months to fix the doors in my apartment and have a DOORKNOB on my main bathroom. The closet doors are mangled and hardly function. The main entry door frame is split almost in two. The electric outlets don't all work and one actually rejects anything you plug into it. I've had animals living above me in my previous apartment (same building) which ultimately ended up with maintenance cutting a squirrel out of my wall, after it had been trapped for a whole weekend during the summer because it's "non emergency maintenance." The buildings around this complex are falling apart, from the eeves troughs being ripped off by ice and not being replaced, to the light fixtures and safety rails falling off and broken with little to no maintenance done to fix any of it. The ice in the winter over hangs so bad that or blocks doorways or makes the exit unsafe for use due to falling ice. Holes in buildings that animals live in freely. All of which was told to me would be fixed. I even filled out much of the repairs on my move in inspection paperwork.
My question is, where does the funding go for my apartment maintenance. My understanding is, my rent payment is supposed to help with maintaining and updating the apartment, but not only do the updates not happen, but it takes WEEKS for a work order to get completed or even acknowledged at times. I am rejecting this response because:
I know directly handling this will only result in minimal efforts from your corporation to satisfy the needs of your tenants. You refuse to handle disputes through BBB because you're more worried about being exposed by the proper entities, rather than helping the people you house, and the property you refuse to fund, which is falling apart around the tenants.

I rented apartment in 2022 from them. They put on my credit report that I owed them 412.00 for water and carpet cleaning. There is no way you can pay with water bill without paying rent it was included in the rent. They kept my deposit. My apartment had flooded so bad I couldn’t sleep in my bedroom for about 2 weeks and the kitchen sink came up with disgusting things. My ceiling caved in in one of the bathrooms and in the hall way.Business Response

Vacated property **** **** ** *** ** 12/01/2022 but paid rent for a further 2 months to complete the lease2/11/23. I turned off heat/air, Fridge, cleaned except for vacuum and filling plaster in a couple holes left in the walls, until the last day of lease.
02/11 I emailed asking where I can leave the key later today when I finished exiting the apartment. I paid for this day until 12AM and was completing 2 small tasks I could not do until after 6pm that day. ( see attached email dated 02/11/2023 # 3)
I moved into a new home 12/01/22. My bills in the vacant apartment were the largest during these months. (see attached billing statements) # 4

Despite having notified the apartment complex in writing many times, I have not had heat in my apartment since at least 10/19/22 when I made my first maintenance request. Since then, I have filed 8 maintenance requests to document the ongoing issue. I have also communicated via email to the property manager to let her know that the heat is not working. I have called the corporate office as well, and I emailed them using the “contact” feature on the website, but I did not receive a response. No email address was provided for corporate, so I do not have a receipt of that contact attempt. I have been paying the full amount of rent during this time, though my lease says rent will be abated if needed repairs are not done in a timely manner.Initial Complaint

We signed the lease to our apartment 11/16/2022. We moved in the first day, and as we were moving our things in we see at least six baby roaches crawling all over the walls. The smell of this place was awful. The floors weren’t mopped, there was multiple spots that weren’t even swept. There is water damage all over the hard wood floors. The sink leaks. There’s so many outlets that don’t even work. They will not refund us or break our contract. They said there’s no availability for another unit until January. The only way they said we can get out of the contract is to do a buy out which will cost 2 months rent. I have pictures and videos, and spent hours trying to clean but gave up after having baby roaches constantly all over everything. My furniture is ruined and now I’m scared to take those roaches with me when we move out. This place is infested with roaches and it’s disgusting. They have a “show room” that they show future residents and it looks nothing like the actual units. I’m extremely disappointed and frustrated because we’ve paid $670 in total for the application fees, deposit, and rent.Initial Complaint

Paid $85 for an application fee and $100 to hold an apartment. The $85 was not refundable if denied housing, but the $100 was guaranteed to be returned if not housed. I was denied an apartment on April 27th, 2022, and to this day November 7th, 2022, I still have not received my refund. They have not been helpful at the apartment complex. They have told me every month someone would be in touch with me concerning my issue and absolutely refuse to give a corporate headquarter's phone number. I have included a detailed PDF concerning the entire situation over the last 6 months.
