I am a resident at ********************************* which is owned by Kittle Properties Group. ***************************************** Office: ************** Their address was not correct in the choosing of the business. The previous property manager (****) was assuring me that the two late fees and multiple overcharges on my sewer/water were to be removed at some point in time. These overcharges started in December. My typical sewage bill of $70-80 went to $268, $174, $201, $109, and $130. Something happened in the plumbing between December, January, and February. He never gave me a date, on when the money would be removed but told me the people above him were aware of it and working on it. The overcharges to sewer/water happened to a lot of residents in ********** Apartments. (so I was told, by ****) The late fees were due to their system being down/him not being in the office to accept payment. I was having to pay my rent through payment links due to the sewage/water overcharges. As the system they have us pay through would only accept full payments. So my rent bill of $1940-$1985 turned into $2138 and then late fees on top of that (again not my fault) I was told not to pay my rent by ****, and just simply wait. I tried to pay my rent this month (June) but **** told me the system was down, I needed to wait. I paid my rent on time up until February which is when all these overages/billing issues happened. **** left or was fired, unsure, but now I am being told by the current property manage (Joy) that she is filing eviction if I do not pay the bill in full. I was also told by her, that a team would be looking into our account and seeing what would be removed, yet I haven't heard anything from anybody. I sent in an email on June 30th to one of their office ***** haven't heard back from her. No eviction notice was given to me. No removal of any monies on my account has happened so far. Good afternoon. I am sending this to whomever this concerns in regards of the owner of the property or someone who can get me to speak to the owner on our behalf. This has to do with our unit and my wife and I requesting maintenance for our home, which has been going on for over a year now. We moved in march of 2024, which was already an issue for us having to move in at a later because of the apartment being very damaged. We were also told that we had a 2 months move in special free of rent and that we would have to pay on the month of May, 2024, but even that was an Inconvenience due to staff saying that it changed I do want this resolved as well I have recordings, pictures etc of all damages that was done to the property before moving in. There is more that can be said about that but I would rather do that in person. We have had our dish washer, drawers and cabinet doors broken, our bathrooms towel bar stripped and broken, scratches around our home and on the walls. there was a crack in my daughters bathroom that I requested to also fix but there just paste thrown on there to seal the crack but no paint corrections. We also have our air conditioning area, infiltrated with fruit flies flying through and we are not aware why, because our home is always kept pristine. Currently we cant even put in an air vent filter due to the A/C causing water to fill up in that area. We had a dryer- just a simple that we have been asking to fix- for over a year and thankfully we got a new property manager who made sure that was taken care of immediately. But for a year is inconvenient as is, along with everything else. It has been nothing but an inconvenience and also for my wife because I was deployed to *********** for 8-9 months. Our electricity bill was the highest we have ever seen it being $250 dollars and we do not use our power that much. I need money reimburse and our home appliances fixed!Initial Complaint

I am reaching out due to a problem I had with the office , I was informed that if I was out by the first of the month of my lease ending I was not responsible for the 14 days of the last month. I went and secured another apartment under what the property manager told me . I went to turn my 60 day notice in , and I was told I was still responsible for the last 14 days of rent before I move out , I informed the currently property manager of what I was told, property manger told me that that was not the case . Im very upset because I had to make adjustments to get the other apartment. The currently property manager *** was very condescending and refused multiple times to give me corporates number . I had to get corporates number myself . Even then , Ive called corporate multiple times and left numerous messages and never get a response . I dont want much . But I want to move out like I was told I was able and not be magically told I have to pay again , I just find it very unprofessional and unfair that they are okay with letting their staff tell tenants different things and then blindsiding them when another property manager comes in .Initial Complaint

as a resolution, I was given the possibility of someone coming to take a look or the possibility of receiving a portable AC or fan

I am filing a complaint against Kittle Property Group regarding excessive, unsupported, and unfair charges applied to my move-out ledger after vacating my unit at ****************, Apt 103 in December 2023.After vacating the property, I received a final ledger that included over $900 in charges, many of which I formally disputed in writing. These included:A $200 cleaning fee despite me leaving the unit clean and having timestamped video proof A $275 charge for wall/ceiling painting that was not necessary Charges for replacing 5 blinds when only 3 were damaged Toilet seat and trash removal fees with no supporting explanation or documentation Utility charges incurred after my move-out date A late fee tied to unclear move-out instructions regarding key return I emailed the property manager, ********, and provided a detailed breakdown of each disputed item, requesting documentation such as before-and-after photos, lease clauses, and receipts. I received no response.I also escalated the matter to Kittle Property Groups corporate office via mailed letter almost two weeks ago, and again, received no reply.The full amount has been sent to collections, despite no communication, follow-up, or resolution regarding my dispute. This has negatively impacted my credit, and I am still without any documentation to justify the charges.I am willing to pay any amount Im legitimately responsible forsupported by evidencebut I refuse to be charged for undocumented, inflated, or misleading items.I have more emails from the property *********** also have a video of the apartments condition when I moved out. On multiple occasions over the past 2.5 years have been emailin complaints. Neighbors are threatening to shoot other neighbors. Office only sends out emails does not address the issue. These are government funded apartments. We have gotten letters from doctors to have the apartment handicap proof for my grandmother. Nothing has been done. When you call or email about an issue you will not get an answer to he phone. For years they have been saying they are getting the phones worked on. No maintenance to take care of he property. They have it to where you can pay rent online coming out automatically. The autopay is set to one amount even though rent changes monthly. The system will then not take payment at all and they will not notify you of this. They will add on a late fee and put a notice on your door. The fee they keep even though its their systems fault. People are living check to check and on social security. Do not feel safe at home with rent steady going up. People who work in the office are showing favoritism due to being related to tenants or friends with tenants. Maintenance I had on camera one night just randomly walking around at 3 am. They did not put a carbon monoxide detector until my second year here. That day they entered my home without m knowledge. I know ************* law says you have notify your tenant before entering their home. The wall in my sons room is buckling and bulged out. Fire extinguishers they have you leave outside for them to collect and service. Mine was not taken the last time. My grandmother never even received hers back after the first time they serviced them. Police have been called multiple times due to disturbances during quiet hours 11pm to 7am. A police report has been made due to threats of violence. Nothing has been done. Kittle Property Group owns an apartment complex in **************, **, called Trillium Apartments. When we moved in, we discovered our apartment was infested with roaches and was in such an infestation that it was unsafe and uninhabitable. Management agreed to allow us to move out and compensate us by covering our rent, application fees, security deposit, and moving costsa total of $2,721via check. They initially said the check would arrive within 2-4 weeks. However, after this period passed without any payment, we visited ******** and were informed that the check had been canceled. Now, they are withholding the refund until we sign a document that essentially acts as a non-disclosure agreement. We have a move-out statement and ample written communication proving they promised this refund, yet they are now refusing to release our funds unless we agree to terms we never discussed or consented to.Initial Complaint

I was never informed about the debt personal with north village I was aware of the debt by another landlord at another apartment i was applying for. That had made my application be denied due to the allegations that north village claiming i owes them. when i had found out about the debt i immediately contacted north village thru email and phone calls i was hung up on when trying to get hold of them by phone and i never got reply back from them when i had email them asking for a breakdown of the debt. i still haven't been able get hold of north village about this debt and because of the allegations they are giving other landlord for a rental verification is preventing me from moving into another place. i feel like I'm getting treated unfairly by the company and they are basically harassing me with these allegations.Customer Answer

North village apartments complex is harassing or Deceptive that misrepresent the nature, characteristics me. I was told by another landlord that North village had told them on October 21st ********************************************************************* the amount of $1729 and continued making up lies to give me a bad history and keep me from getting approved with the harassing or Deceptive they are doing. Since moving into my apartment in August **** had to deal with the tenants above me constantly stomping, running and at times violent arguments. **** spoke to Jasmine four times. During my conversations with her I provided audio per her request showing how loud the noise was. She agreed it was excessively loud but the noise continues. I spoke to the office manager ***** last week. ***** came across as uncaring to the situation. She told me despite the continuous loud noise they would allow them to start until their lease ended. I ask to have myself moved to another apartment since the noise has been keeping me from having peace in home. She refused to even do that. She basically told me I had to put up with this community noise violation until the tenants lease end. That's crazy because I pay over $1700 dollars a month and I have no peace in my home.
