We set up a payment plan for our *** ****. They continuously contact us about paying and we reply with the payment plan information. No one has ever acknowledged our emails. We have continued paying the payment plant. Recently, they sent us to collections. We cannot contact anyone at ****. We have emailed with no response and we have called - no one ever answers so we have been leaving voicemails.Business Response

This individual owns property in an ******** manages. Part of our role is to implement the **** collection process. This owner was making $50 monthly payments towards their assessments.On 2/21/25, we notified the owner via email (attached) that this was not an approved payment plan. We offered them other payment options. This owner did not adhere to any of those options, and also did not make payment in any amount between May 2024 and February 2025. I am the president of an HOA that Omni currently represents. I explained, very clearly, that the Board did not approve a request to trim the limbs of a tree that were hanging over the communitys property line on multiple occasions:7/16/24 (email),7/26/24 (verbally),8/26/24 (verbally),9/5/24 (email).On 9/26/24 a discussion occurred between myself, ******* and an attorney about the issue and I used articles from ***************************** and other sources to support the Boards position. We did not come to an agreement during this conversation. On 11/15/24 ******* emailed me stating she needed to discuss the tree with the attorney. I responded that we already discussed it on 9/26/24. An invoice, totaling $1000, for tree trimming that occurred on 12/16/24 was posted to the communitys account. I talked with ******* about it on 1/29/25 and again on 2/26/25. She said she thought I approved it during the discussion on 9/26/25. I explained that I never said anything like that, and that the board was not present on 9/26/25 to give the approval so theres no way that happened, so we are requesting reimbursement. She said she would look into it. On 4/3/25, Heathers manager, ****** Page, said that since ******* is certain that I gave the approval, Omni will not reimburse us.On 4/10/25, I spoke with ***** ******, Director of Operations. He told me that he believes ******* got our approval, as she stated, and that he has no reason to distrust her because he doesnt believe she has any reason to lie. I told him that while she absolutely did not get our approval, even if she legitimately thought she got our approval, Ive explained that she did not. That she was mistaken. Therefore, her mistake should be rectified. He stated that he feels she has acted appropriately and will not reimburse us. The boards position on this issue never changed. ******* was aware of this and commissioned the job anyways and Omni is refusing to reimburse us for this unauthorized job.Business Response

Omni Management Services is the management company for the *** for which Mr. ****** acts as board president. All major decisions regarding maintenance of the property, assessments, budgeting, etc. are made by the ***'s board of directors. Our role is to facilitate any work the board orders. Mr. ****** instructed his *** manager to have this work performed. We coordinated with a contractor to have the job completed. Neither **** nor our employees have any financial interest in having work performed for our clients. All work is performed by independent contractors, and paid for directly by the association. Since we were acting at direction of the board president in arranging for this work to be performed, we will not reimburse the *** for that work.Customer Answer

In fact, I specifically argued why the *** was not responsible for trimming the tree. While Omni and the *** manager may not have a financial interest in having work performed for their clients, the *** manager was certainly very persistent in arguing that the tree was our responsibility and attempted to act on her own to source bids. Which I had to stop(Image of that email thread was attached to original complaint).
I have communicated, very clearly, that I did not give that instruction. Not only because I know that I didnt, but because that instruction contradicts my personal position on the matter, it also goes against the boards decision. Furthermore, I did not provide that instruction because I did not have the authority to give that instruction as the board was not present to vote on it.
I had already included screenshots showing that ******* felt she still needed to discuss the tree with the attorney on 11/15/2024. My response was that we already discussed it on 9/26/24, indicating that there was nothing left to discuss. If I had given her instruction to perform the job on 9/26/24, then on 11/15/24, I would have been asking to see quotes for the job(the way I asked about quotes for snow removal) and asking why the job hadnt been performed by then.Whether ******* mistakenly recalled our conversation, or intentionally went behind our back to commission the job, I have communicated clearly, since July 16th, 2024, that the board has denied this job request. Omnis refusal to reimburse the cost of this unauthorized job, by insisting I said something that I did not say, is insulting and shameful.

04/14/4025, we are resident for ************************************************************************. I have received a letter regarding music be played loud and Omni mortgage has issued us a letter. I have bought my music system in October and I have receipts for it. As neighbor was friendly with us so we exchanged numbers. In month of March. Neighbor started texted me saying play my music low since kids are sleeping. I was playing my music/watching movie with window closed and door closed between hours of 5pm and 930pm. Neighbors started harassing us via text everyday to me and my wife. We both end up blocking them. Therefore, they made a complaint to HOA and sent us a letter that they deducted an inspection on April 14 where I come home at 330 pm and then my son teacher comes around 420pm for speech therapy and leaves at 520 something. Omni mortgage has not specify the time and no proof that I was playing music neither it came in my ring camera that they went to their house. My wife don't like to play music loud at all. I have requested Omni management to have face to face meeting since it's mentioned in the letter but ****** ********* mentioned in the email that it seems like a civil issue therefore they will not get involved. My question is then why send the letter ? And our neighbor who complained who lives at ******************************************************************. They always park illegal blocking the sidewalk and their black pick up truck facing my car on the street. When I brought up this thing then ****** ********* who is a property manager mentioned that they will see what they can do about it. Doesn't this which is illegal activity doesn't concern HOA rules or guidelines? I feel like my family and I being wrongfully harassed by our neighbors and Omni mortgage property manager without any proof. Cops were even called on us and they didn't hear anything. I even asked my other neighbors they said they didn't hear my music. So how come it's only one neighbor and Omni management believed them only.Business Response

[There is no evidence of us playing music since there is no time mentioned on letter. The date ****** ********* mentioned it, we had my son speech therapy teach at home since I provide the evidence of her coming in and leaving and myself coming from work. Also, I did research on ****** about Omni management that they send false letter to people. We play our music INDOOR WITH WINDOW CLOSE AND DOOR SHUT. Once again even police came and they did not hear anything, no violation was issued. However, HOA went by just one neighbor complained. How can you prove that every time neighbor hear music it's only coming from our house. There are multiple houses. My other neighbors don't hear anything neither across the street. It seems like neighbor ******************** don't like us because her husband made a statement to me when we were cool. He mentioned to me that he can't afford system the one I have. In addition, Her husband ***** also mentioned that I don't know where I earned money from that I be getting furniture. That's straight up jealousy. Therefore, they made a complaint and Omni management sent us letter with no evidence. I have clean record and would like to stay it clean. I do not wish to receive any letter if there is no evidence. Period. I play music/watch movies during normal hours which is before 10 pm.

I am wanting to demolish my deck and replace it with a patio. Same dimensions. I submitted an architectural application for approval from HOA. I was told I needed a plot plan in order to get approval. I emailed ********* and verbally spoke to ******* because I was having trouble locating it with the city. I was told by ******* to contact the assessor's office. I physically went to the assessor's office and was told they don't handle plot plans. I called bns and was.told.all they could find with my address was the deed. I finally got the plot plan and ********* says that works but I needed an updated plan that includes the deck which was already here when I bought the house. I feel they are very unprofessional and are doing little to assist me with my home improvement plans. They obviously don't know what they are doing and how to get a plot plan. The rules of this homeowners association require members to submit architectural change requests to make exterior modifications to their properties. These requests are reviewed by the association's board, which makes a determination to approve or deny the requests. Such architectural change requests must include a plot plan, specifications of the project being undertaken, and other information the board may require to determine whether a proposed modification falls within the rules of the association. Failure to comply with Governing Documents South Carolina State Law ********************** Act - Members of the *** have the right to inspect and copy records held by the corporation. The law requires nonprofit corporations to keep certain items, including: ******* communications to members made within the past three years, including financial statementsOur community has made several phone calls and sent several letters to Omni Management Services with no reply from the ************ Office. The letters were sent by **** Priority Mail with tracking (confirmed letters were received). Letters were received as far back as 1/25/24. Other homeowners have also left messages with no replies. When you call the ******************* you are transferred to the ******************* automatically. While we had received letters form him, which we saved in the HOA's records, we were unable to identify the sender of those letters, and no response could be provided. This HOA management company continues to harass **. They have given us multiple false violations. Then (according to them) it becomes our job to prove that they are false. The most recent stated that we had trash/items stored openly. Ive looked all around our house and found nothing. I called to ask for specifics and they refused to call back and said in an email that I have to send them pictures but wont tell me of what. The prior complaint said we had our trash can out and construction debris in our driveway. We did have our trash can out. It was the day before trash pick up and my husband was actively cleaning the garage. Thats the perfect time to clean, the day before trash pickup. A different notice said our mailbox was out of compliance. Our mailbox is the exact color of the trim paint and has been since we moved in almost 20 years ago. My husband has painted it periodically to keep it from fading or looking bad. Again, **** never replied or made us send them pictures to prove ourselves innocent. When I asked them for proof or evidence that we were in violation, they told us they didnt have to. We keep a nice house and nice yard. I try very hard. This is extremely distressing. Very rude. Part of the benefit of living in a ********************** is the fair and consistent application of the association's covenants. In the *** in which this customer lives, some of the items described in this complaint are a violation of the covenants. **** performs regular inspections of the community, and notes any violations present at the time of that inspection. These violations may be temporary and may even have been corrected before the owner receives notice from us in the mail.
This owner has received four letters for violations since the start of 2020. No fines were assessed, and no other enforcement action has been taken. At this time, all of these violations have been marked as closed/resolved.
Our staff has spoken with this customer, and we believe they are satisfied with the results of that conversation. We consider the matter resolved.

For your reference, details of the offer IThe company did reach out to me. They were unable to tell me what my violation was. It was admitted that they used a random covenant to attach to my violation but had no notes to give me the proper information to correct said violation. They simply said my violation was closed. It is a lie that my initial write up to the BBB involves actual violations. My mailbox was not a violation. They cant even tell me what the current violation is/was. The prior violation was also not a violation. I am allowed to pull my trash can around to throw away trash. I just cannot store it in front of my house, or in view. It was not being stored. It was being used for active cleaning - not a violation.
The phone call I received was respectful but was forced by a complaint.
The HOA management company is itself in violation of several covenants that it has yet to correct within the neighborhood.

I live in ******************* and unfortunately our HOA has hired Omni management services. We have nothing but problems with them for years. Im over it. I have requested our legal counsel to give me a call regarding the continued harassment from Omni management services to the homeowners. Yet again, I received three violation letters on August 3, dated August 1, with an inspection of July 31. I emailed and called ****** who is our property manager but apparently Im being told by ****** that she does not deal with clients that her assistant ********* does so I emailed and left her a voicemail as well. In the meantime, ****** doesnt know how to deal with upset client so she just hung up on me. I received a call from her manager and she could not help me either. Today August 4 I received a phone call from ********* who proceeded to tell me that the violations go to our ***** of ********* for approval, which contradicts what the ***** of ********* have told us. she refused to tell me who approved these violations and told me that I have to contact them by phone every single time I get a violation and tell them what Im doing to my property or not to my property. When I started to tell her that I dont need to call her for every violation, that they need to be more specific on these stupid violations, and she hung up the phone. I called back and have a course. Nobody answered the call and it went to ******* voicemail where I left my phone number and requested that my voicemail be sent to the owner of Omni as I require a phone call back. Furthermore, in our neighborhood chat our ***** of ********* have stated theyre having nothing but problems with **** and their lack of response. Therefore they have requested a meeting with ******* manager on August 8. The homeowners are adamant about terminating Omni management services in hiring a new management service due to the non-response and harassment of homeowners.Business Response

Omni Management Services is the management company for the *** in which this individual owns a home. The ***'s board of directors, made up of elected members of the ***, makes all significant decisions regarding *** policy, contracts, etc. One of ****'s roles is to assist the board with enforcement of the ***'s covenants. This is accomplished by performing regular drive-through inspections of the community, with the purpose of identifying violations of the ***'s rules and issuing notices to the owners in violation.
The owner in question received notice of various minor violations following our inspection of the community. This is sometimes part of living in a homeowners association. This owner has been properly notified of these violations and has been advised that correcting them will ensure she does not receive additional letters.
It can be frustrating to receive these notices, but we attempt to reach positive outcomes with all customers. The owner in questions contacted our office, and was verbally abusive to various members of our staff, their supervisor, and a member of upper management. We made our best efforts to reach a conclusion that would leave this customer happy.

I was told by ***** that I need to figure it out and upon their next drive-by inspection if I dont get a new notice that I fix the situation. Thats unacceptable example if you say, I have bushes that need to be trimmed, I have one ****, and it is trimmed professionally. So I want an explanation in writing specifically to what **** theyre talking about. I reserve the right to ask for specifics. At this point it is harassment if they continue to send me these violations, and refused to answer my questions about the specifics, this is considered retaliation. And I will pursue legal counsel regarding that. I was also told that I can no longer call that they will continue to terminate my phone calls. The reason the calls escalated were because of their staff not being willing to answer my specific questions. The dues I pay annually go towards their fee. So therefore, I am a paying customer and reserve the right to ask specific questions. I have requested a list of our current board members and our legal counsel and of course **** has yet to respond to that request that I sent via email. **** continues to provide horrible service to the homeowners in my community. They have an emergency meeting with our Board tomorrow because they dont even communicate to them. You are welcome to read our neighborhood. Chat where everyone is complaining. I refuse to continue to pay for a management company that does nothing but harass me. I have lived in my home for 28 years and I dont have to answer to anybody about my property. I adhere to the covenants and if you send me a violation and I want an explanation to it. I deserve it. I have also asked for a copy of the contract that ******************* has with all me and they have yet to provide that to me as well. I will not be going away. I am fed up years of this over and over. Im over it!

Me and my wife are constantly being harassed by this company with threatening letters about our trash can and other false violations , we have made 4to5 attempts to contact the property manager and no return calls or email. They give us 10 days to discuss and resolve but have no communication. Which puts us in a very bad position and we are very stressed out about this on a daily basis.The harassment comes from us questioning the property manager about unresolved issues in the neighborhood ,at this point I am convinced she is targeting our home , we received letters of false violations and we have cameras throughout our home that prove all these violations are false and the manager refuses to communicate about the issues. Part of our role is to notify members of violations of the HOAs governing documents. This is done following a routine drive through of the property and/or when we are provided evidence of a violation by another member. Neither Omni, nor the **** is targeting this individual.
This customer is fully aware of our role and of these procedures, as he was a member of his HOAs board until recently. He was removed from the role by his HOA because he is not a deeded owner of the property and has not paid his HOA assessments.
The complaint requests we contact this individual to discuss his concerns. We have done this.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined the response would not resolve my complaint. For your reference, details of the offer I reviewed appearUnfortunately no proof has been submitted by Omni ,and i have all video proof for the day in question with violations, showing that they are false and offered the management company to see them,Only 1 call was made by them to discuss this complaint and a follow up call that was never made. Unpaid dues and not being on a deed , and no longer being on a board has nothing to do with this conversation and complaint.
This issues started when omni was questioned about how they are managing the neighborhood we live in and then the violations started coming in.
