    They've been contacted multiple times regarding trash piling up behind 601 for over a month and it's more smelly than ever. They've been told repeated that their tenants allow their dogs to p*** on other's property and don't ever pick it up, literally, hundreds of piles of dog p*** contaming neighbors drainage water basins and backyards They've only ever responded to the dog p*** complaints by laughing at the people for complaining and telling them they'll do nothing about it. The police are over there on a weekly basis nowadays around the problem half of the 600 building, we think. Though, we want to make it abundantly clear that NONE of the issues are coming from 602 by our observations. We are not positive which building the police are going too, either 600 or the one right before it. They also been noting on numerous occasions that someone in the first building has a danger dog that has been in fights due to it attacking other dogs and it's also tried to attack people and a lot of neighbors live in fear of it.

    Hello!

    Thanks so much for bringing this matter to our attention. Have you been in touch with the property manager? Have you tried calling management directly about these issues? To clarify, you have three complaints. First and foremost, the trash smells. Since it's summer- it probably smells worst, so I understand your frustration! I am going to work with the team to see if we can get the bins cleaned and an extra pick-up day scheduled if the trash is overfilling. Can you provide me with more insight regarding the smelly trash and what we can do to help? Your next issue is pet-owners not picking up after their pets. This seems to be a universal issue, but I have two ideas that can potentially help- implementing PooPrints or adding pet stations. The third issue is police activity at one of the buildings. Are you able to narrow down the building for us?

    The trash was allowed to accumulate for at least one month at apartment 601 even though numerous people contacted Herron Property Mgmt, including myself.  Noone bothered to answer or return our calls. We left extremely detailed messages on HPM voicemails,  including my neighbor leaving 3 on **** Herron's direct line. That is the trash that stunk. A door hanger from the health **** was left on it for 2 weeks, still no action from ***. There were flies and mice. I have a video that my neighbors security cameras unintentionally recorded of the 2 men while removing the trash and they're commenting that there's large mice under the bags.  They removed the bags from the deck, did not bother to wash it off and so it still smells and has flies swarming around, left trash in the yard and up front next to porch, but whatever.  Most people there leave their big blue cans out and overflowing with trash and at the road days before the truck comes so we have to constantly view all trash as well. 

    Next, about the vicious dog, the girl is names ****** and she lives in the first building.  About a year ago her boyfriend/roomate(?) was walking it on ****** ****(Ivy Acres Subdivision) and it suddenly and aggressively bolted lose frim him to cross the road and attack another dog. It was a horrible dog fight and the other dog THAT ALSO BELONGS TO ONE OF YOUR TENANTS was left injured and bleeding and residents of ********************* who witnessed it were traumatized and terrified of Noelles dog. Her dog has snarled, snapped, and lungded, showing teeth etc at my neighbor so many times that the lady no longer wishes to do the landscaping at the nhood entrance that shes done for 8 or 9 years. Then about a month or so ago, ****** was walking the dog past that same lady's house and the dog tried to attack her and ****** was yelling at it and finally got it pulled into the road from the sidewalk where the lady was just trying to edge her lawn. After the first fight, animal control was notified and the neighbor called HPM and spoke with a man to let him know that the dog has issues and that animal control suggested that the property owners and tenants are both responsible for the dog and that they couldn't intervene since its a rental community.  Nothing changed. Them after the dog nearly attacked the neighbor recently she called 3 times leaving voicemails on **** Herron's direct line. She left he4 phone number and detailed information.  That was also witnessed by a couple of neighbors.  No response from HPM. The woman lives in fear, wears pepper spray on her to mow her lawn, and doesn't let her child in her own ftont yard. Theres no reason for Somerset Court tenants to use Ivy Acres and the church as their dog toilet. The African American gentleman with the golden retriever that was attacked is not an issue though, as he ALWAYS has his dog in a choke collar and is hypervigilant od his surroundings so no complaints about him. ******, on the other hand seems oblivious to her dogs behavioral issues, usually has her head buried in her phone, and exercised poor judgement that day recently that it tried to attack my neighbor because she could've easily moved to the sidewalk on the other side of the road way before then. There's others that just walk their dogs behind their apartments and leave dozens of piles of p*** This was brought to the attention of HPM multiple times over the past year or so. The fog poops are all up and down behind all houses on the Somerset side of ****** ****.  The odor is horrific when it's hot and sunny out and lots of shoes have been ruined.

    Somerset Court used to be a highly regarded rental community. It's gone down hill the past couple of years. It appears that Herron Property Mgmt took it over in the past three years (approximately, can't remember the exact date of the top of my head)

    We cannot pinpoint the exact location of the police activity other than saying that they've been parked within the areas of the first half of the community each time.

    Acknowledge receipt of invoices dating dating back to January ******. Acknowledge services rendered. Herron Management needs to resolve charges that have been emailed to them on numerous occasions. The business committed to pay for services rendered but have not. There has been poor communication and how they are processing our concerns. Our company has made numerous attempts at speaking with , employees , Emails do not get responded to. We have tried to contact different people at Herron Management with no resolution. They have basically ignored our attempts to collect for over a year. We are a small family owned community business in *************** and our employees work very hard. They have repeatedly gone to ********************** to provide service to their tenants in these apartments. Its unfortunate that a big business such as Herron Management is taking advantage of our small business.

    This response is not satisfactory because this is another false attempt by Herron Management to avoid accountability for continuos non communication and non payment. Our business has reached out to numerous managers from the local level all the way upto the corporate office in ************ and we have reached no communication or resolution. This behavior from Herron  has been going on with us for over 2 years dating back to parts of 2023 to now.  We reject this attempt because we still are in a stalled position with Herron Management.

    I lived in Colonial Manor from 2000 to 2021. I moved to Turn Key Apts. Dec 2021 to Dec 2022. I moved to Apt Village Dec 2022 and moved Feb 4th, 2024 to my current house at ***********************. I rent from my employer ************************. I could not get Apt Village to fix anything. I submitted work orders on the kitchen sink pipe that leak bad enough to keep a pot under it to catch the water. There was black mold through out the apartment. I have live video of it as well as the black string holding up the kitchen sink. In Nov 2023 we got notice that the apartments were under new management and the rent was going from $799.00 to $900.00. I submitted another work order, It was ignored again. I told ******************************* that I would not be staying because nothing is being done to fix the apt but you want to raise the rent. I asked when I paid the Dec rent, was there a month to month and if so what that amount would be. No response. I paid *** rent of $900.00 letting ********* know I would be gone in Feb. I moved out on Sunday Feb 4th. The water bill is paid separately. I owe *** water bill and the 4 days I stayed over in February. The messages I left on the Apt website are no longer there. The last one I left in Feb you can see from the print out I have included; asking someone to make contact with me. My phones have not changed in 10 years home: ************ cell: ************. I want to settle this account and be done with Apt Village for good.

    Hello BBB, I have not received nor I have heard from Herron Properties. I uploaded the last 2 letter I received from Herron Properties both dated January 9th, 2024. They show me owing $1105.44. At the time of this letter I had not paid the January rent. On January 16th I paid $900.00 via the portal on website; which would leave a balance due of $155.44. The late fees were $50.00 if not paid by the 5th of each month. There also was a water bill that was sent by the Landlord, we Tenants never saw an actual bill from ********** water and sewer utility. I can only guess the balance due of $155.44 is a combination of January late fee $50 + water bill + the 4 days in Feb 1st to Feb 4th. The other letter was "Lease Renewal Offer" the letter stated my lease expired on 12-31-23. There offer: (1) 12 months at $950.00 or submit 30-notice to vacate by 1-15-24. I submitted notice to vacate by Jan 30th via the portal website. Both letters show a ********* ******, Property Manager / Agent for Owner411 ********************************* phone: ************. I tried numerous times to make contact with ********* ******, to no avail. Herron Properties was not the Company I signed a leased with back in Dec 2022. I want to pay the dollar amount that Herron Properties state I owed which was $1105.44 - $900.00 (paid 1-16-24) balance due of $155.44. I received a letter from Transunion stating Herron Properties state I owe $4000.00 I do not know where this came from. I have pictures and witness, that show the condition of the Apt when I left back in Feb 2024 and I still have the keys. I want to pay what is owed and have this ridiculously $4000.00 removed from my credit. Thanks.

    I received an email on Nov 21st from ********* ****** of Herron Property. The ledger card I have attached from her email is a total fabrication. I have a current lease with my Employer ************************ that will prove my address as of Feb 4, 2024. I have videos and still photos that will show the apartment was left in "move in ready" condition. I have video of "black mode" going up the wall and the kitchen sink with the black string on the pipes holding it together. I do agree with the late fee of $50.00 for **** *** can one be at two places at the same time. I have Light and Gas, plus ************************ that will show when new service was turned on in my name. I can show that the Kitchen stove and refrigerator are clean and in good condition. Once again, this lady had true mental issues regarding the false charges she has listed on this ledger. Her ledger shows I didn't move until June 2024, all false charges. She has the Nov water bill listed, it was paid in Dec along with the rent. When she took over the water was added to our rent, I wanted proof of payment and she would add a billing to our rental portal. My lease with Apartment Village ended on 12-31-23. I would be responsible for $50 late fee in **** the Jan water bill and the 4 days in Feb. This is all. I am not real sure where to go from here. What options do I have?

    I spoke to the Property Manager, ********* ******, regarding your complaint and received an adequate response.

    Here is what she said:

    I have read your BBB complaint and am happy to provide the supporting documentation for your charges. I have attached your lease agreement and ledger of all charges since we took over, October 4, 2023, for your review.

    I apologize that your move out process was less than ideal.Upon my return from maternity leave, I did try on numerous occasions to contact you; I even spoke with your son several times.

    When we spoke in January, you did state that you planned on moving out. At that time, I advised you of the notice requirements of your lease. I also stated that until you gave me a definitive date of when you would be moving out, notice would not be considered received. Per my records and your statement, you gave notice at the end of January for move out February 4.Please review the following excerpts from your signed lease agreement:

    Section 1.2 Early Termination


    Section 2.1 Intent to Renew or Vacate


    The notice received was not compliant with the lease terms;therefore, you were charged rent and base water charges through the month of the received notice (February) as well as the equivalent of 2 months liquidated damages.

    [Once again, I was not under any type of agreement with Herron Property. I too tried unsuccessfully from November 2023 to January 2024 to reach anyone at this property. No one responded. There were notes on the rental portal letting this company know I would not be signing a new lease. I received a notice on my door in November and I have included this info with all the other written info to your company.  I owe $50 late fee for Jan, 4 days in Feb and the water bill. This is all I am willing to pay. With a couple of weeks I will be at my current resident a whole year. The charges you have stated to the Better Business and Transunion is NOT TRUE and I have video footage to prove the condition I left this apartment in; each room was videoed including the Kitchen and appliances. You are attempting to bully me, which will never happen.  $50 + ($32.14 x 4 =$128.56 Feb + water bill $60 equals ******. This is what I am willing to pay to settle.

    It's been 4 months that I have been waiting for the return of my security deposit for the apartment I rented at ************ in ****** ****. I lived there from July of 2022 through October 2023. I am a disabled senior on a fixed income and this has created a hardship for **** plan on taking the matter to Court, however since the company headquarters are out of state, filing it in the correct jurisdiction will be very difficult for me.

    Since 12/26/2024 I have sent 3 emails to the property manager about a maintenance request that still has not been resolved. I also put in a new request for our shared dryer in our building, that is still not fixed. She does not answer my questions she either responds "noted" or doesn't respond at all. My rent is now $20 higher this year and i am responsible for my own gas and electric (used to be just electric). The only was you can pay your rent is online through their portal but it charges you a $34 convinence fee. The apartments i live in are not upkept or taken care of, there should be no reason my 2 bedroom is $1120 a month without utlities and now i cannot even stay home and do laundry. We only have 1 dryer and washer, which are in a closet and full of black mold.

May you please provide us with more information about the service requests that have not been resolved inside of your apartment home? Additionally, ********** is a very small community with only 36 total apartments. I understand that only having one washer and one dryer at the moment can be a bit of an inconvenience. Are they not functioning properly? Do you know what has caused the others to not work? Thank you so much for your patience and for allowing us to resolve your issues.     I moved out of a Herron Property. Highland Place in ********** *******.. I lived in this building for 4 years. Herron Property/New **** Services took it over after a year. March 1st 2023 I moved out. I was a great tenant . NEVER late on my rent. The person at property ********************* informed me I was entitled to my $300 deposit. Ive yet to receive it. Ive been told for weeks its in the mail. Ive been told its being over night to the property office in **********. None of this is true. Ive called, text, emailed and left voicemails. Its horrible how theyve treated me

    Herron Property Mgmt took over my apartment complex at ************* in *******, ** around January 2022. This was the fourth mgmt company that the apartment complex had since I moved into ************* #*** in August 2019. When moving in, I signed a lease and paid my last month rent of $995 at move in. This was paid in addition to my security deposit of $995. The terms of the original lease stipulated that my last month rent will be transmitted over to any subsequent lease signed. In 2020, I signed a lease renewal, and this was the last lease I signed there. During my last month at the apartment I incurred a Locksmith fee of $195 that I requested Herron Property Mgmt to reimburse me for, as it was due to a defective lock which they had claimed to have fixed. I paid my rent for May 2022 minus this locksmith fee. My rent for my last month, **** 2022 ($995) was supposed to be credited to my account as it had been paid in 2019 when I moved in. I still have bank statements showing proof of that payment. Herron Property Mgmt never credited this payment to my account. A few weeks after I moved out of my apartment, Herron Property Mgmt did not send me my rental deposit back. So I emailed *********************** at Herron Property Mgmt regarding this, and she sent me an invoice stating that my deposit was applied to my account balance and that there was a balance of $295 that I owed them. I emailed her back stating that I should not have a balance because my last month rent for **** was never credited to my account and that they are the ones owing me a refund. She said she would look into this and get back to me. She never did. This was in August 2022. I have since sent *********************** and Herron Property Mgmt several follow up emails and a certified letter to which they never replied. I have called and left msgs to no avail. To my dismay they turned over my account to collection at NATIONAL CREDIT SYSTEM although they are the ones owing me a refund. They should not be in business.

    Hello and thank you for taking the time to explain your issue to the BBB. Who was the management company when you moved in? Do you have a copy of that lease agreement that states your first month's rent payment would actually pay for the last month's rent? In my years of experience, I have not seen a lease agreement state that the last month's rent would be paid upfront, therefore, we would need the initial property management company to respond to us about this matter. Regarding the locksmith fee, was maintenance not able to come out that day to replace the lock? Again, thank you for the information you provided and for letting us look into this matter.

    Waiting for security deposit to be refunded. We have given forwarding address 3 times and nobody has returned calls or emails. I also need any deductions taken in writing, as the law states. The law also states refunds are due within 30 days of vacating property. Property manager refuses to return emails and Herron Management has not returned emails either.

    I understand you are requesting a refund of your security deposit. To further assist you, I will need to know where you resided and when you moved out. Additionally, move-out charges for items not considered normal wear and tear can and will be assessed after a move-out inspection occurs. For this reason, at times, residents that move-out are not entitled to a refund of their security deposit. 

    We'd be more than happy to help. Just need to do some investigating first.
