If there was a zero rating I would have choosen it. Save yourself from a painful experience and find your own housing. We were never able see the apartment until move in day with a car full belongings. My daughter and her roomate moved in to go to school and out 3 weeks later. Her apartment was cockroach invested and they did nothing. We went to the person in charge the first day and they said extermination would be done right away and it did not happen. They said the girls would have to remain there with they did repeated scheduled exterminations over time (there were big ones and babies everwhere). This would have been bad for health as well as you can't have anything in the cabinets during extermination, so they really would not be able to live there. They would promise to call back, but would not. After all this, and filing the papers they asked for for early termination, for "living there for two weeks" they wanted two months rent and an $1,800 dollars early termination fee, They were essentially saing "stay in a cockroach infested place and pay us over $3,000." We easily lost that in having them eat out everynight, and eventually having to have them stay in a hotel due to the filfth. We tried calling coorporate, but got shut down at everystep. We were told because they had the keys they were considered moved in. There was trash all over the grounds, the dumpsters are overflowing and the air vents were filfthy. Inch thick dust on the ceiling fan and moldy food and cockroaches in the fridge. The roomate situation with the other roomates is too concerning to discuss, but I will say I felt my daughter and her roomate were not safe. I feel Collegiate housing does not care about studenst or health and will milk every fee possible. There are endless reviews the same as mine, so I do not know why they are able to continue this practice.Review from Tandy M

Avoid this service at all costs!! Apartment was disgusting upon move in and required a full cleaning. During the stay, maintenance issues were not resolved. Bugs in unit also not resolved despite several requests. At move out, charges were assessed that were not correct. It is disappointing that I trusted this company to support my 18 year son in his first apartment during his short term training program. Highly recommend any other option!!Review from Christina U

This company scams college students! They lose paperwork, inspection reports, and the like. My son moved out and have to pay for damages done by another tenant. After leaving the unit, they did the move-out inspection, outside of the ********************* the lease, knowing there are still 3 residents still living there, but charged me for the garbage in the waste baskets in the bathroom and kitchen. They go through your personal things, the fridge, bathroom, bedroom. Will charge you for not properly making your bed, having food in the fridge and freezer, having clean dishes in the drying rack to dry. Oh, and heaven forbid there is a hair on the sink or toilet, as you will be charged a cleaning fee. Watched the housing inspector come in, take a Mr. ***** Magic eraser to a **** on the wall, it came off, then stop cleaning it, take a picture of it and report the **** as "damage" to the wall, when it clearly washes off. Also, didn't get a working key for the mailbox for almost 10 months after living there, so when he was finally able to get into the mailbox, he discovered that the checks he received from family had become invalid as the date they were written out was past the allotted time the bank allows to cash the checks. Lost almost $1,000 that way. This is a Federal Violation, as they are not letting you access your personal mail. The water smells stagnant, is discolored, and tastes funny, which is a health violation. They tell you to put the trash out on certain days of the week, only to "forget' to pick it up, then charge you if there is more than 1 bag out there, again, another health violation. Well, if you don't pick it up when you state in your lease, yes, there's going to be more, which comes out to a breach of contract on their part. The water smells stagnant and is discolored. When showering or doing laundry, everything smells rotten. This is a Health Violation! Again, run from this place, they are professional scam artists!!Review from Andrea A

Day of Orientation, we are excited that my youngest is moving in, and we are waiting for the housing rep to show up at 1pm, our time to accept the keys, only to be late. AWESOME! We finally get our keys and finally get to the apartment to see that there are already 2 students who have been living there for several months if not much longer, this was NEVER explained to me or my son, we were told this was dorm like housing and assumed they all moved in around the same time. When we went to check out his room, we found that the carpets looked like they ate, drank and slept right there, I have attached the pictures of the room that we moved into. It was so nasty, that my son would not be able to remove his shoes, and putting his things in there was not our first mistake. I drove back up to UTI to see what was going on with the carpet and was told they are backed up. A ton of people moved out and what do we expect? The kids work with oil and grease? But they will get it cleaned. I expect to move my son into a clean and healthy environment, but clearly Collegiate Housing Services thinks otherwise. He has never stayed there, and we moved his stuff out, so we called her 8/16/23 to find out what we need to do to cancel the lease, return the key and ask about the fees. She told us she will send the paperwork and inspect the apartment that day and we all said our goodbyes, but she immediately called back asking if ***** wanted to be in his own room and that she had tried calling earlier that day but he didn't answer, wait what ( he checked his phone) She is beyond RUDE, and LIED that she tried calling my son a few hours before offering him his own personal room, we have his phone call history and there are no missed calls from her number or UTI. When ***** told her no, he no longer wants housing she HUNG UP THE ****** That is extremely unprofessional and by far the worst experience we have had dealing with *** and CHS at this point.Collegiate Housing Services, Inc. My daughter has been living in a CHS apt since August 2022. She has been moved 3 times. Now she was moved into a ***** infested apartment. After being moved in, she received a bill for damages done to the old apartment. The furniture in the old apartment was there when she moved in. Before she could dispute the charges, they removed the money from the money she was paying for her rent. She was charged for trash removed, but there was no trash when my daughter left.This new apartment they came in a replaced the furniture in her room with damaged furniture (which we do have pictures of). However, my daughter is scared to go to CHS b/c when she tried before they were rude to her.** this new apartment, they have had several inspections in the less than 2 months. Today they got a knock on the door and the "cleaning crew" coming in. My daughter was on a virtual call with her doctor which she was forced to reschedule her apartment. She showed the cleaning crew that they were not given notice of anyone showing. The apartment was cleaned and an inspection was done earlier in the week. They did not leave the inspection in the apartment. When she told the cleaning crew they did not get notice that they were coming, the cleaning crew called CHS and told them that the girls were not told they were coming. CHS said that they were. None of the girls have gotten notice of them coming. So, they were not given a 24 hour notice. They have a text stating that they were once again bringing furniture in. The Apartment was clean other than dishes, 1 bathtub not cleaned and floor not vacumned. Again, no inspection letter was left on what needed to be done and no notice on cleaners coming.Also, we were told that my daughters rent will go up $200 a month at the end of her lease. how does a college student afford that when they can only afford to work part time? ***** at the ****** villa campus is horrible no point even trying to reason our appartment is clean and they give a 17 hour notice when Im working and at school full time I have maybe three hours to clean instead of doing homework they **** our floors as dirty and sticky when they come in with shoes which one is rude we dont wear shoes in the apartment. Then they send cleaners that leave a bigger mess then what was there and when you try to argue it they wont talk to you without an appointment which is ******** if there not busy so dont rent from these people if youre going to the moorseville ****** tech campus its a scam and will cost more money long term also fire ***** for peat sakesCollegiate Housing Services, Inc. STAY AWAY!!! FIND SOMETHING DIFFERENT!! I wish I could give a Negative Number for this company. They are charging an obscene amount of money for mediocre apartments at best (over $4,000 for one apartment). They will s**** you over on the move out charges. For example, there were 4 people living in an apartment and they charged each of them the same amount so imagine the charge and multiply that by *****they are making a killing!!! They charged each of the tenants $20 to clean a mirror... so total of $80 to clean a mirror. Then they are charging each of them $225 for trash... $900 total for trash. All the trash was outside the apartment at the doorstep due to it being valet trash and the direction of the complex is to leave the trash at the doorstep. $900.... are you serious?!?!?! BEWARE!!!! THEY WILL TAKE YOU FOR EVERY CENT THEY CAN!! THEY ARE NOT NICE PEOPLE EITHER!!Collegiate Housing Services, Inc. Response

They charged $1,250 per person and crammed four of us into a single apartment that was full of mold. They wouldnt fix anything or resolve any issues. Then charged each of us $400 in damages for the issues that came with the apartment that they wouldnt fix.Review from Luis V

Honestly, I don't even know where to begin. I'm attending ************ in ****** ********, the problems started before I even started at ******** The communication they have with financial aid is inexistent, over the course of 10 months, I had to resign the same document over and over every few weeks without fail because of issues they had on their end. I was constantly being threatened with eviction and even at one point a law suit because I "wasn't paying rent" although my financial aid had approved me. During the time that I was being housed by CHS, I was moved from The Haven, which is a "luxury apartment" into a disgusting, run down apartment at Redstone Ranch. They claimed they were moving me and my roommates because of excessive noise complaints, parties, throwing stuff off the balcony, etc. Mind you, we have not done any of those things whatsoever. My roommates and I tried fighting the relocation, we talked to The Haven manager and he confirmed us that our unit had no complaints, we brought this up to ***** who is director of Housing and she said the real reason we were being relocated was because they couldn't afford to house us their anymore. This made no sense to us because all our other classmates were still housed at The Haven. Since we relocated to that s*** apartment we asked if we could at least get a price reduction with no avail. The apartment they moved us to had disgusting dirty carpets (which we had to basically beg CHS to come clean), nasty walls, smaller living quarters and overall just a depressing place to be. After a few months me and a few of my roommates decided to move out and settle in our own place, now CHS wants to charge us all these ridiculous fees. If you're thinking about using their services, I urge you to please do some research before signing anything. Save yourself the money and time to not deal with them,Review from S. B.

My son had to use Collegiate Housing when he went to ************. They do not take into account your preferences and your age. He was older and placed with kids 6 years younger. They had no regard for his things and did not pick up after themselves. My son was moved over 4 times. Each time they moved him, not his choice, he had to pay a cleaning fee. Also when issues arose with a roommate, they were quick to make him move out and not the roommate threatening him physical harm. He also had his tires slashed while living in one of their communities. They did not care about his safety or the bullying and psychological impact it was having on him. He always had to be the one to move out. He also had to pay two months extra rent because his signed agreement that he signed in person in the office was never turned in. The office has a high turnover rate and because it was their mistake that the form was never put in his file, he is now owing them $1500. They know your graduation date and they know when you graduate so beware they will try and pull the no notice 60 days prior to move out. Then they will charge you two months extra in rent even though you are not living there because you graduated. Make sure you always check and recheck back on things they are supposed to do and make sure to check on your paperwork that it got put in your file no matter what. They are only about making money and putting these poor college kids in debt and in collections. If you can, find another way to pay for housing. My son was charged 785 a month for two bedroom apartment and he had three other roommates. You can't tell me something is fishy with this company. I would give zero stars, but I had to at least select one to get my review on the BBB website.Collegiate Housing Services, Inc. Response
