      I reviewed my credit report to find a major inconvenience. I see a charge for *****. The apartment I was placed in was terribly ruined. When first moving in there were holes in the wall and the carpets were disgusting. Someone who had moved out already was still living on the couch and a second one on the floor. My other roommate also having a dog that was not verified or allowed by the company. I think i have been charged with damage that I did not do. Prior to moving in I had to sign a lease before actually seeing the apartment itself through MMI. I would like all records to be sent to my email to verify my debt. If unable to verify I would like the negative credit be taken off my account immediately.

      I'm a student at UTI in ******* about to graduate, and was using CHS for housing. I signed a month to month extension on my lease for a private bedroom and payed my rent on the 30th of June. Six days later I get a notice that I have to move out in 9 days and that I wouldn't be getting a private room that I had just payed for. The 9 day notice not only violates their own rules and policies but it also violates *********** law. I tried asking for a refund of July's rent due to the fact they moved me into an apartment that was full of trash and roaches and then moved me into a townhouse with a room just big enough to fit two twin beds and a single dresser with three drawers for two student to share. I slept on the couch for 2 weeks until I moved out and into my own place.

      From the first visit to the campus in *********** my son and I's experience and interaction with CHS has been nothing but rude employees who can never give you the same answer regardless who you speak with. We called ahead to check in early were told that was fine only to get there and have the director be in disgust we were a day early. They promised that my son would be close to the school only to find out he had a *********************. They would promise my son could move and then take it back. Charged not only my son but the other students who moved the same fees that once added up the total tripled if not more than what a cleaning agency would charge. Once moved into a closer location was told after a few months he had to move to a new apt, so once again they charged each of the residents more than what any other agency would charge for cleaning/repairs. Unfortunately after getting one month behind on rent, my son was given a notice to quit. My son choose to quit and turn in the keys. They not only charged for cleaning fees to an apt that was STILL being lived in by others but also charged him for two months rent for breaking the lease. How do you break a lease that you were told to quit on? Some of the cleaning charges were from an apt that **** still being lived in and is obvious that it was not a result of the move out. They didn't take any time once he turned in his keys and left to send his balance to collections, even though they said they would work with us.

      Unfortunately, since the person leaving the complaint is not listed on the lease, we cannont list all the issues and violations that were made by this tenant. You are more than welcome to request a list, since all issues were documented and charged accordingly. While we know that it is impossible to please everyone all the time, please understand that all charges were valid per the signed lease agreement and schedule of fees listed in the student resident handbook.       This letter is to inform you that I recently received a copy of my credit report that your company publishes and after reviewing it I found a number of items on the report that are inaccurate. The accounts in question are listed below. Please send me copies of the documents that you have in your files as of this date that you used to verify the accuracy of the accounts listed below.COLLEGIATE HOUSING SERVICES ACCT #: ******** BAL. $441.00 Under the Fair Credit Reporting Act, 15 U.S.C. ****g I have the right to demand that you disclose to me all of the documents that you have recorded and retained in your file at the time of this request concerning the accounts that you are reporting in my credit report. Please dont respond to my request by saying that these accounts have been verified. Send me copies of the documents that you have in your files that were used to verify them. If you do not have any documentation in your files to verify the accuracy of these disputed accounts then please delete them immediately as required under Section 611(a)(5)(A)(i). By publishing these inaccurate and unverified items on my credit report and distributing them to 3rd parties you are damaging my reputation and credit worthiness.

      I’m writing to you as you requested about a claim. i made a deposit for my son’s apartment home for school on July 21, 2021 in the amount of $230.00. my son requested for a shared room and it was for a standard room not a private room, this was for the cheapest room they offered on their website. My son applied for FASFA which he was approved for it. With many conversations that we have with the school about the student home and every law in the USA about FASFA, the rent fees was going to be cover by FASFA and was parents had to pay was the deposit fees and the administration fee also the application fee. My son was approved and was suppose to move in on August 24th, the week before we got an email saying that he will be paying for almost $800 and plus dollars for the room. I called the school UTI and spoke with the advisor and she told me that the FASFA grunt will not be paying for the apartment. they did not give my son a shared room as we requested and i was given wrong info.

      The student was placed in shared housing as requested.  Our written policy states that all cancellation must be done 30 days prior to the move in date in order to qualify for the $180.00 fee to be refundable.  The $50.00 application fee is a nonrefundable fee.       While going to UTI in exton i had a lease with *** set to expire on March 31st of this year. This January I went into the *** office for a simple one month extension. I filled out the paperwork directly with the manager, ************************* who said i was all set for ****** At the end of march i got a move out notice for the 31st of that month, less than a week away. I was able to go to the office and explain the situation, how i had done physical paperwork and how i was getting put out on the street with next to no notice. They apologized and said they would give me the month as they said they would, for 100 extra dollars on the rent and no charges after. After moving out I got a $800+ charge for extending my lease with less than 60 days notice. The main issue being I extended my lease in January and they lost the paperwork. The issue was rectified less than 60 days before the lease end, i didn't extend it then. I've explained this to corporate and ****** and they have given me no help.

      3/31/21 - original lease ending date.  Lease renewal was sent 12/10/20.  He failedto complete that one; therefore, it was voided out. 
      4/1/21 - no paperwork on file so he went into holdover status.  We attempted 3times to get the paperwork on file, between 2/25 3/31.  He finallyresponded and we resent the paperwork.
      3/31/21 - he signed his vacancy notice to renew for 1 month, vacating 4/30.

      He vacated on 4/30 but gotanother 30 days in insufficient notice fees.  He also got $85 in cleaningfees. 
      Had he simply completed his paperwork prior to3/31 he would have been fine. We tried to help him with that on **** separate occasions.  

      We have currently reduced the owed amount and are willing to work to get this resolved ASAP.  Contact our billing department or ********* CHS Housing team to discuss in further detail.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below. 

       

      The lease end paperwork I was requested to fill out was filled out in person with *************************** at the beginning of January. He lost the paperwork. When CHS staff tried to rectify the issue on 3/31 they informed me I would not have to pay the insufficient notice charge as it was their fault. Had I not been told that I wouldn't be charged, i would not have extended my lease.
