Slumlords, ***** doesnt take care of her properties but wants to increase rent every three months, company is unethical. All of their builders should be condemned.Business Response

I firmly stand that the information in complaint #******** is completely false, and if the tenant provided any documentation to back their claims, you will find clearly the standards and procedures we use regarding rent increase. Rent was raised 3 times: 10/1/21, 6/1/23, and 6/1/24. All were at minimum 1 year time from each other, with due notice given each time. This family does not tell you the truth, and continues to harass us with false claims online, even posting on ******** to continue online defamation. Please also refer to move out pictures to see the condition she left the house in to see the kind of tenant she was. Please see attached ledger of rent increase dates, and other relevant balance information that proves their claims are false.

Good morning,My name is *************************** my reason for reaching out is because Ive done some extensive research on a rental company called IBIN Management LLC. As I couldve been a victim of their scam. There are so many red flags with this Indiana based company as they are using the Indiana state law to manipulate and scam people out of their hard earned money. The owner of IBIN Management is 61 year old *************** who goes by ***** on rental sites like Zillow. ***** is responsible for using a system where prospective tenants must apply before viewing the unit. This allows ***** to view a persons credentials for the most vulnerable applicant to be selected. Once the applicant enters the lease agreement IBIN Management the original lease agreement or verbal agreements are not honored after moving in. All leases are changed to month to month after moving in. ***** gives each tenant 10 days to report any needed repairs. Once the tenant starts reporting repairs, the tenant is threatened with eviction if the reports do not stop. The rent is then increased hundreds of dollars if they continue! Then, she disconnects the rental portal, starts a new one, not informing tenants of the change, and forcing them into a default payment status. There was even a petition started to take down Wendys IBIN Management scheme but its still going on to this day because IBIN Management reached out to me in hopes of me becoming a tenant but I did some digging and from the looks of it she and her so called company needs to be stopped.Initial Complaint

IBIN Management does not have an address where they can receive first class mail, notices for things like "Notice to Vacate", and if they steal from you, which they did from me, and you have to *** them in court, even if you win, they just run from the police and refuse to accept service. They stole my security deposit and I had to *** them to get it back, and even though a judge ordered them to pay, **** refuses to list a physical address, and knows not to accept anything sent certified mail or first class mail at their p.o. box. They intentionally set up a system where they can rob their tenants and never pay a penalty in court, and the BBB is complicit in this because they allow IBIN to have an A- rating despite complaints like this.Initial Complaint

I recently viewed this lady property she and her property is horrible she posted ads about her property on Zillow all the pictures show newly remodeled apartments but once your there it looks totally different ************** dont match I viewed 2 apartments both were horrible she stated that if I like the property to put down 500 and that would go towards deposit and her fixing up the property I agreed but once I went to go back and visit the apartment she hadnt fixed anything it was so much going on with this lady to the point I asked for a refund long story short I never moved in any of her properties and I also asked for my deposit she said no Im asking for you guys to assist with that I dont think its right she gets to walk away with my moneyBusiness Response

She came and put $500 to hold and signed a paper that $500 is not refund for this ************ apartment. The she signed a lease with us after the number of days with 1.5 months security deposit (because her credit score is below 550).
After a couple of months, she said she did not have money but she wanted to look our ************ apartment. Then she signed another lease with us for this ************ apartment after a couple days.
Since her credit score is very low, under 550, no matter what apartment she wanted to rent, she always need to pay 1.5 months security deposit based on the first paper agreement she signed. But she still do not have money to move in ************ apartment.
Then she said she still want to rent our ************ apartment, but she changed the mind again and finally she did not want to move in.
She signed a $500 not refundable agreement (refer attachment 1), signed 2 leases with us that said if she did not move in then she must pay us 1 month rent (refer to attachment 2 and 3).
It is not a money issue, We just want her following the agreement and lease that she signed, otherwise no agreement and lease needed to sign.
We attached 3 documents for you to review. Attachment 1 is the $500 is not refundable agreement as she signed on the top of paper, and other 2 attachments are 2 leases that this person signed.
This person is very very bad and mean person, she texted us very mean message many days, texted us b**** and f*** all times, and keeps to harassments on us. We wasted lots of our time to show her 2 apartments (************ and ************), signed with her both leases. Our apartment is in a good condition and a nice family moved in same condition.
Again it is not a money issue, and we just want her respect the agreement and both leases and total 3 documents that she signed. It is very hard for us to deal with this person who does not respect others and does not follow her signed 3 documents.

I am rejecting this response because:
On the application I sent you its states if I am denied I will not be refunded the money I was not denied in fact I was accepted and turned it down because she stated the 500 would go towards her fixing up the property when I went to get the rest of the money it seemed shady she wanted to meet at another location at 7pm at night I refused because I was already at the location I paid the 500 for she when I looked at the property nothing had been fixed so I decided right then and there I no longer wanted to so busy with her she agreed to show another location switched lost and prices and the pictures she had on Zillow are old nothing matches in the apartment like Zillow pictures do so I asked for a full refund she refused she is not allowed to keep people money she is being sued as we speak she and her company are shady she
O never been evicted and Im a nurse this is why she also kept changing lease amounts I have proof of everything I just want a total refund I did not move into her property she states it cost to put on Zillow but its been on Zillow for over 3 months check her background she is a slumlord please dont let her get away with taking my moneyBusiness Response

Please ask this person go to court to solve the problem if she wants.
$500 Money is an issue at this time, we just want this person to take the full responsibility of all documents and leases she signed.
Please call us if you think a better solution to solve this problem. We open mind too.
