      Lived in the Bella Vista Apts for 3 years decides to move was given the ok by the leasing office manager to move Lease termination was signed and the apartment was cleaned Was told by the leasing manager we would get our deposit back but got a letter from Edward Rose & Son saying we moved out too soon although it was approved by the leasing manager

      Thank you for reaching out regarding the balance due related to your move-out notice. We understand this can be frustrating and we appreciate the opportunity to once again clarify the policy.

      As part of our policy, a 60-day written move-out notice is required to ensure a smooth transition for all parties involved. Our team communicated this requirement on multiple occasions and believed there was a mutual understanding of this policy. Although you provided notice, it was not the required 60-day written notice and as a result, your security deposit was applied to the balance due. 

      According to our records, notice was given on June 25, 2024, with a vacate date of July 18, 2024.

      The Latitudes apartment (Indianapolis, IN) is fairly nice and clean complex. They offer extremely competitive leasing rates. However, once they get you in, and it's time to renew or extend the lease. they will price gauge you. I knew I would be paying a premium for a 6-month lease $1388 per month or about $120 a month over 12-month lease. At the end of my 6-month lease, I needed to renew another 6 months, and they want to increase the rate over $500 a month ($1894). But if called in to the leasing office as a new resident they would give me a 6-month lease for $1250-1360. Stay away.

      I lived in a property that was owned by Edward Rose, by the name of Polo Run Apartments in *********, Indiana. I live there with my two kids and myself. We lived upstairs back in April I received a knock on my door from the neighbor downstairs for me, letting me know that his two kids were held up at gunpoint. As a single parent of two kids, I was concerned on why no cops were called to investigate the situation. I went to the office to let them know. Weeks went by and I noticed that nothing was being done. Please note that I also went to the office regarding the marijuana smells that was constantly lingering in my apartment due to the downstairs neighbor and still nothing was being done about it. So I moved out. Now Im stuck paying rent on this apartment that I am no longer at due to the safety of my kids and myself. I have spoke with ********************* The regional property manager Regarding the situation. This company does not care for no one safety. If you have small kids do not live here!!!! I feel the downstairs neighbor wanted to know how far down my camera reached because he was running drugs inside the apartment. There was constant traffic going in and out. It is not my business on what someone does in their apartment, but if the smells start lingering throughout my house, it does make it my business.

      I lived at mallard bay in cp. Ive been a resident here for 2 years and I cannot wait for the lease to be up. The apartments are branded as luxury but the upgrades made to the unit are lacking and falling apart. When I first moved in like literally days of being here I was submitting maintenance request back to back for outlets falling out of the wall, mold, etc. Fast forward to this year and the apartment has continued to fall apart. I live on the second floor and one evening this summer it rained outside as well as INSIDE of my apartment. the water was somehow getting into the unit above me and led to me getting it. water leaked from a light in my kitchen and over my furniture in the living room.l have 3 very long cracks in the ceiling here that have yet to be addressed. This happened in august. In July another leak happened from the ceiling in my bathroom. *** begged and begged and begged for them to the wall in my bathroom where the water leaked and still as we enter into November my bathroom looks like garbage. *** talked to the property manager and she assured me it would be addressed following our conversation that was a month ago. In one weekend I had to call the police twice to the complex because of an incident here with a neighbor following me around the complex with a drone any time I was outside as well as I ran into a naked man touching himself standing behind the building near one of the lakes in the complex this was early in the morning as children were walking to their bus stops throughout the community. So on top of being a terrible business I also feel unsafe in this community and would recommend anyone looking to rent an apartment to stay far away

      Do not waste your time and move to this complex. When we first moved in the apartment was not cleaned at all. It took 3 different people to have our apartment cleaned after we had already moved in. 6 months later we had a leak on our ceiling. The complex attempted to repair this 5 times over 6 months. They ended up just painting over the moldy and wet drywall instead of having it parched. This past summer we did not have working ac for more than 3 days. The complex knew the unit was 10+ years old and kept replacing parts. They told us the same part was breaking over and over again. They even had a 3rd party company come out 5 different times and they still couldnt figure out what was wrong. Now we get a non-renewal letter from the office without any explanation. The office people and property manager **** at their jobs. They fail to provide adequate service to their residents. All they do is sit in the office on their phones all day. The complex is covered with dog p*** and smelly broken sprinklers. There have also been multiple cars broken into since there is no security measures taken by the office. My girlfriend has lived here for 7 years and notes how getto the complex has gotten trying to accommodate lower income families. You cant claim to be luxary with the people you are letting in.

      Im writing concerning your complex named ************ in *************. I was interested in possibly renting there until I had an opportunity to see inside one of your downstairs units, the ones you advertise as being wheelchair accessible. As a disabled person, I feel that those apartments are not wheelchair accessible! Sure, the doors are wider so a wheelchair could fit through them, but how is a person in a wheelchair supposed to leave their apartment and lock the patio door behind them? If they dont have an able-bodied person there who can lock it behind them and leave by the stairs, theyre out of luck. Thats not even to mention the main entrance problems! Most entrances do not have a railing leading up to them and the step up, both from the parking lot and at the top of the stairs offers zero support. The stair railing that is there is almost rusted through! I thought it was going to come off in my hand when I used it to go down the stairs. You should be ashamed of yourselves, advertising this property as wheelchair accessible.

      Stuck in Brickshire ** ************. Been trying to get ahold of corporate in ****, filled out the on line request called and left messages no one will return my calls. Many issues to discuss including how filthy this apartment was when I moved in. Public hair and urine all over, doors filthy, cobwebs all over DISGUSTING plus many other things monetarily, etc etc. not to mention the default letter i got and the continuous smell of pot in the hallways which comes into my apt nightly! How can I get someone to help? My leasing office here can't do a thing! And I have 9 more months here ugh

I understand your concern about the apartments cleanliness, as we hold very high standards. Upon you notifying the office of some concerns, we offered to personally come over to inspect and have our cleaners out the same day, however, you had declined the offer. As for the balance that was owed on your account, we must follow the same policies and procedures for all, which include sending balance letters and following all late fee protocols, per your lease agreement. If you believe that you had submitted your balance before the 4th of the month, please send me your confirmation email, and I can research this for you. Lastly, we are sorry to hear about any odors within your building. Please give us a call if this is happening during business hours, so that we can come right over to investigate this further. We will also send out a reminder to all residents in your building. Thank you so much for bringing this to our attention.       I could write a novel here about how awful Indian Lakes is. Im going to only describe our latest issue for the sake of brevity. We have been without air conditioning for more than two weeks and absolutely no one cares. Our A/C went out on June 19. We were told on June 23 it would be installed the following week on June 30. It was not installed and we were not informed of the delay. We were then told it would be installed on Monday July 3. It is no July 3 and we were just told that they wouldnt get to us today and we still have no honest or definitive answer about when we will have air conditioning. Today is Day 15 of no A/C. It has been ***** degrees almost nonstop and with that on top of the smoke from the ******** wildfires (and our wide open windows) our apartment is almost unlivable. No one in management cares about residents here. I dont know what the are doing in that office but it is nothing productive. Further, everyone we have spoken to has been dismissive and are treating us like were being a nuisance. Well, no one will call us, so if we want any response, we HAVE to keep calling. WE SHOULD NOT HAVE TO BEG TO HAVE A LIVABLE APARTMENT. I will never recommend any Edward Rose property to anyone. I cannot wait to leave this place.

      I hate that I'm stuck here another month and a half. This place is awful. When there have been maintenance requests they just say they have completed them without ever showing up to the apartment and never doing anything. The internet here rarely works and when it does can barely load a ****** page. I moved in almost a year ago and nearly every month they have had some issue with the internet. I work from home and this is completely unacceptable

      Good afternoon - Our records indicate that ************ has requested two work orders since August 1, 2022. I can confirm that maintenance went over that same day while ************ was home, to replace the lightbulb in the ceiling fan as well as show ************ how to lock/unlock the windows, as requested by the tenant. This is the same day ************ signed up for and received internet service. Per our records, there was another work request that was entered into our system on 1/1/2023, to replace a light fixture in the exterior part of the hallway. This request was not entered by ************ rather our Maintenance Supervisor, who discovered the light was not working during a light check. This work did not require anyone to enter the apartment.************ has not notified any of the staff members at *********************** regarding dissatisfaction with the internet.Thank you,

      It was somewhat around the time that maintenance came in for their walkthrough and I informed them that the bathtub does not fully drain due to part of the tub being lower than the drain and I was assured by maintenance that they would submit a work order for it so I would not have to. It is likely that I assumed the email I received about a work order being completed was the one for the light outside of my apartment and since I had never submitted it assumed it was the one for the bathtub that maintenance said they would take care of. Then I recently spoke with someone from the office who mentioned I should have put in a request myself although I was assured by maintenance that they would submit one. When I mentioned it to the person I spoke with recently she also assured me that she would put in a maintenance request and I have yet to see one placed so should I put one in against the recommendation of the employees, even though when I asked them if I should submit one they said not to since they will? I have seen many people complaining online about the internet service and how unhelpful you have been in dealing with it and how it never get better anyways. I never mentioned it but when it comes to others that *** move in and come to look at reviews I want them to see the issues I have had and make a more informed decision. I work from home and I stupidly assumed that the internet would be stable and not cut out so frequently since it was all handled by the complex. I genuinely don't understand how the internet is so bad and still so expensive in this day and age at these apartments.

      I moved in late October 2020. The apartment needed new shower heads one didnt exist at all I was told the old one needed to stay until I complained that I wa paying **** for a 900 sq foot apartment and couldnt have new shower heads was ridiculous. I also asked if I could rent a parking spot and was told none were available although all winter long the bay sat empty. Very shoddy at best at taking complaints. The windows were awful in the winter had to put plastic all winter long. Could not enjoy the day light due to closed blinds and living on first level. Dirty and old apartments. Management seems to be too young to run the facility properly. The sauna was extremely dirty and in need of repair the pool was dirty and left cleaning equipment out when Pool was open. The garbage cans were left full for a week until maintenance was told. Very disappointed and would never rent there again. Very noisy maintenance man lived above me kids running all around all day long when he had them.
