      I rented this room in the apartment starting august 2023 i vacated December 2023 and turned in my key. My area was cleaned at move out, the shared areas were clean before i vacated but i was charged anyway. I understand the rest of my contract says Im responsible for the complete term of agreement i am disputing the cleaning and damage charges. Heres what Im disputing, the dishwasher charge this dishwasher has never been used by myself or my roommates since move in in august but was charged a cleaning fee the roommates can verify the dishwasher was never used. I was charged $60.67 for the dishwasher that was never used by anyone. The toilet was already clean I cleaned it prior to moving out i have attached a picture, but i was charged a toilet cleaning fee of $37.50. I was charged $60.67 for the stove, sink, microwave, and fridge and dishwasher total this is a shared space that was cleaned before i moved out in december. I was charged $55 for bedroom flooring but as you can see from the attached photo provided by the apartment complex the floor is clean with the exception of a tiny scrap piece of paper you can see in the photo attached. I was charged $69.30 for the full bedroom cleaning the desk was cleaned before i moved out with the exception of some red paint. Im disputing the dishwasher charge it was never used i want this charge removed. This fee to clean the bathroom is an overcharge the toilet was clean and i shouldnt be charged for this full amount. Im disputing the full bedroom fee it includes cleaning the floor which is already clean but the tiny scrap of paper and cleaning the mirror should not result in the full amount they are charging me that is excessive. Even though i was charged these cleaning fees the apartment complex did not clean so if im going to be charged at all i request the charges i requested be removed and the cleaning actually be done and want proof of the cleaning and the paid receipt to the cleaning company of the services provided

      My daughter was a tenant at Reserve on Third and a new property management company took over. The new PM is taking advantage of young IU students and charging for normal wear and teat and unnecessary cleaning services. My daughter graduated in May and when the lease was ending 7/31, but we had to vacate by 7/28. We vacated 7/15 and returned keys per direction. We thoroughly cleaned the common area and our daughter's bedroom on 7/15 and took MANY pictures of the apartment date stamped 7/15. We left the apartment much cleaner than when we moved in! We have those pictures too. Now PM is trying to charge $50 to clean bathroom, $63.33 to clean common area, $85.00 to partially paint bedroom, and $50 to clean carpet. These charges are ************** trying to get any dollar they can from IU students. My wife and I cleaned the apt top to bottom and the bathroom was 10 times cleaner than when we moved our daughter in. I can cite multiple other issues. When PM cited any "damage" they charge students without any notification and they deduct said charges from rent payment and then inform tenants that they failed to pay rent and threaten possible eviction if rent not paid along with additional penalties. The cleaning charges are not legitimate, as we know from the last roommate to vacate that after my daughter vacated ************** had a new sofa delivered to the apartment and the delivery persons left behind a complete dirty mess. I have pictures to prove the cleanliness of the apt upon my daughter's last day off occupancy just prior to returning keys. I want this BS cleaning bill rescinded by Reserve on Third. How many IU students are they ripping off with these charges. I am sure some cases are valid, but I have photo proof!!!!! I will submit photos upon request.

      Not sure how you determine that I am a third party when the person receiving the cleaning bill is MY daughter, ********************, who is living at home after graduation.  This is not a third party complaint, I pay the bill along with my wife, *************  

      If the *********** BBB is unable or unwilling to assist then I will also make note of that when I contact the ******* ****** of the ******** General. And yes, I know how to make matters difficult for businesses that are treating customers and tenants unfairly.  Charging a total of $744.99 dollars to three young former tenants and IU students to clean a small apartment is akin to fraud.  Also, the only notce received for the cleaning bill stated that it was PAST DUE on the first notification.  That in and of itself to not legal to state and then within two weeks of that letter threaten collections.  

      Therefor I plan to take legal action and report the business practices of Reserve on Third to the ****** of ******** General.  How much will an investigation cost them?????
