      This review only has a 1 star because I had to give one. If I ever have to buy another house the first thing I will be asking the new lender is, WHO IS YOUR SERVICER? If it's Dovenmuehle I will grab my belongs and walk out. This company will make me NOT buy a house I don't care how beautiful the house is!! They shouldn't be in business AT ALL!! THEY ARE GARBAGE!! They are liars, incompetent, have so sense of urgency (Except when you're late on the mortgage payment). I had fallen on hard times, to make a long story I applied to homeowners assistance through ***** HAF program. I was awarded a bulk payment to bring my mortgage back to current and then 3 additional payments to again help me out. Wonderful program btw. Anyway, right when the state sent over the funds to Dovenmuehle they transferred my loan to another company. Ok fine, things like that happen, right. Well when the loan was transferred every was sent over EXCEPT the payment that the state had sent to Dovenmuehle. This happened in May of 2023. I waited like 2 mths to try and give the process time to transfer. Well when I called Dovenmuehle they told me that they didn't have the money. Again long story short, I had to hire a lawyer. ************ people all thrash!!! No help, then I stop being able to speak to people instead I get getting all these generic letters in the mail about give them time. Some letters stated that they could find the funds and they didn't have any money from the state, that I need to talk to the state etc. I gave Dovenmuehle routing numbers, wiring confirmation numbers, batch/bulk numbers for the payment ect. Still nothing until my lawyer send a ***** letter that now all of sudden they could find the funds and that wasn't until December of 2023. It took them 9 mths to allegedly find the funs and sent bck to the state. The new loan company wanted to try and foreclose, but lucky the state helped with with new company to protect my home. This company should be shut down! They are awful!!

      Let me start off by saying I had to choose 1 star because the program wouldn't let me give the written review without at least one star (otherwise there would be no stars). My mortgage was originally with ********. I have absolutely no complaints with ********. My loan was transferred to Dovenmuehle and the problems began. First there was no welcome letter or introduction to their company. Not a big deal but it would have been nice (I have internet but have these companies ever thought about people who are not internet Savvy--like my 86 year old mother who does not use a computer). The real problem occurred when my taxes that were escrowed through ******** did not get paid on time. In fact are currently in the penalty phase. I have called and sometimes gotten hold of a real person but not always. This company seems oblivious to when taxes are due in the municipalities they serve. I was told my school taxes would be paid in April **** right on time....my school taxes were due in October the previous year 2023 (Par) Now we are in the penalty phase. I was also told I was exempt which is why the school taxes were not paid....again not true. I have spent several days trying to get this resolved but I am absolutely furious because they have my money in escrow that could pay for these obligations. Not to mention no one can be reached over the weekend. I have called many times and sent messages with very few callbacks. The only person I give ***** to is a woman named **** who actually gave me her contact number with the company and has tried to expedite solving my problem, unfortunately this institution needs many more "*****" to improve their reputation.

      I feel compelled to share my recent experience with Dovenmuehle, and it is disheartening to express my greatest disappointment with their dishonest and conniving process in handling a military veteran's loan. After we bought our home in 2020, our loan was transferred to Dovenmuehle. Having issues with COVID-19 in 2023, we were placed on the forbearance program. We constantly update the company on our status. In August we resumed payments. Shortly after resuming payments, Dovenmuehle sent our loan to the loss and mitigation department and sent missed payments to the credit bureau (which, by the way, is not allowed), resulting in a significant drop in credit scores and credit limits on credit cards. Dovenmuehle stated that the VA disapproved of the program and we needed to enroll in a different program. Asking assistance from a VA representative, we found out that the company wanted us to qualify for higher interest so they could make money. The VA rep even contacted them. Their customer service was rude, and we were always put on hold when we asked to speak to the manager. Their system has no way of tracking anything. When the assistant manager finally called, she acknowledged that we were not placed on the VA disaster extended loan modification and was told that she would work on our loan and that we would hear from her by the end of the day or week. That was our last conversation with her. Ever since she has alienated all our calls and emails. We have been trying to resolve our issue with them since Aug 2023, and they have now transferred our loan to a Cross-country mortgage. It is tiring to explain to a different customer rep ********* our issues and we lack the necessary knowledge to resolve any issues, but they are always quick to take our payments. Dovenmuehle has no integrity, is unprofessional, and is conniving and should be investigated. Dovenmuehle's only intention is to make money from its customers.

      This company absolutely STINKS! They are the loan servicing company our mortgage went to from ****************************. The customer service is useless and at times detrimental to customers by spreading wrong information and seemingly not caring about the job. Customers shouldn't be treated as a number, especially when we spend so much per month to them. They love to transfer and put people on hold when you have simple inquiries. We will be happy down the line to refinance away from them. They need some serious training over there.

      This company is a third party to mutual of Omaha that i have never dealt with. They are responsible to send me my check for my property taxes. The last five year at this time i have nothing but problems but this year has to be by far the worst as i was sent a check and i went to city hall to pay my property taxes and found out the check bounced and had insufficient funds from this company. This started on the 28th of December this year as i was told i would be sent a check overnight and when i called on the 29th to get a tracking number and found out the check was not cut and i needed to pay this by the 29th because city hall would be closed for the weekend. During this matter i spoke to 9 supervisors and was told i would get a call back and never once got a call back from either of them or from someone else that could help me. I had to pay my property taxes out of my own pocket due to this cluster of a situation. I was able to get ahold of someone at Mutual of Omaha today 1/4/24 and they sent me my back to replace what i used out of my pocket. I am requesting Mutual of Omaha not use this company anymore. No one should use this company and have to go through what i went through.

      WARNING! This is Hands Down the WORST MORTGAGE COMPANY/SERVICING COMPANY I have ever dealt with. This company has managed to make a mess of both of the mortgages that they've owned/serviced for me. I just made my fourth call to them to correct a mistake they made, processing my bi-weekly mortgage payment, only to be told that I have to go through the entire application, approval and pre-payment process (that means make two FULL mortgage payments in one month...which I already did,) all over again. They admit they made the mistakes with my account, but refuse to correct their error. Both my husband and I have been real estate agents, dealt with many mortgage companies and owned 12 properties over the years. When you apply for a mortgage MAKE SURE the company you are getting the mortgage with will not sell the mortgage to, or have it serviced by, Dovenmuehle. I am shocked that any reputable bank would ever work with them!

      I'm a contractor working on a house that DMI is the borrower for the property. On or around July 24th DMI received a check for a house fire from the insurance company. 9.5.23 we began work because the home owner was told by DMI that a deposit payment was on the way. We've done demo, fumigation, purchased & ordered thousands in materials. Fast forward to 10.3.23 DMI first payment came through for less than $9800. What a joke right. The total invoice is well over $100k. Here we are 10.10.23 have not received any other payment and are 10s of thousands out of pocket. DMI continues to give the home owner the run around and promising funds are on the way. Insurance is aware of this situation and we've been told them holding the funds to collect interest on money that is not theirs is illegal. At this point we have to file a lien on the property due to DMI unwillingness to payout the funds that we and the insurance agreed on. (Insurance paid out in full) Pretty sure they are doing lots of their customers wrong. Our customer is not able to live in the home seeing that it had to be **************. He is being left high and dry. Insurance is getting close to stopping payment on his temporary house. This will leave him with nowhere to go. DMI seems not to care one bit. Very sad situation. Please avoid this company if possible. We are unsure how this company is in business nor how are they allowed to continue business with so many complaints against them! Very poor customer service. The customer has contacted them several times and has sat on hold for a hour minimum all to get nowhere. We as well have tried to make contact via certified mail. No response. Whomever regulates the mortgage companies should have DMI shut down immediately and make sure things are made right to the people whom have been wronged!

      I received assistance from NCHAF to assist with my mortgage during COVID due to loss of income. I was approved to for assistance and payments were being made. After receiving my final assistance letter I called Ameris Bank/ Dovenhuele to resume making my payments as instructed but was told that I was in foreclosure and could no longer make payments to them and my account was turned over to their attorneys I found out that Dovenhuehle reversed the last payment stating there was an error when NCHAF submitted the payment so that it could not be processed but NCHAF shows that the payment was processed by Dovenhuehle Mortgage **** after multiple phone calls between Dovenhuehle Mortgage, **** and NCHAF present day there are still no resolutions my home is still in foreclosure status their workers are still working from home unaware of correspondence that has been sent to me such as a Withdrawal for Acceleration letter. I called the attorney for *********** and requested a reinstatement amount this is the second time ive done this per wiring instructions sent this amount and both times the amount was rejected and no-one knows why! everyday the amount keeps going up! This money is coming from my retirement account and it's beyond frustrating the amount of incompetence this company is displaying to keep you in a loop hole to shell out more money for them to reject it! I'm at the point that I will be contacting the local news station regarding this issue because this is fraudulent use of COVID funds and they are preying on their customers by placing them in foreclosure knowing they are trapped and unable to do anything while they lose their home and their retirement money please shut this company down .

      Pitiful customer service. Rude representatives. I verified every single piece of information they requested. They asked for an additional email address (which I do not have an additional email address) so they would not talk to me. I wired over $53k to pay a HELOC in full. I have confirmation that the wire was received by them. The payoff still hasn't posted to my account but I can't get anyone to talk to me to find out where the money is. HORRIBLE!!!!!!!!!!

      This company is straight garbagemy loan was sold to them after purchasing a brand new build in 2017 in *****. As 100% disabled veteran in *****, one is exempt from paying property tax. They didnt honor the law. I filled out all the proper forms with the county and sent them to dovenmuehle. Since they didnt honor the homestead exemption my monthly payment jumped from **** to **** a month. I was forced to foreclose on my home. Years down the road Im ready to purchase a new home. I called them because my new lender needs the date of when my old home was foreclosed. I got in contact with the foreclosure department and go figure they couldnt help me.they gave me a generic email address to request the document its been 10 days and still no response. How is this company still in business with all these negative reviews and ripping customers off???
