1 starIf I could this organization a zero star review I would. SCION GROUP LLC lost the confidence of ********************'s students years ago due to their predatory financial pratices. Add to that an indifference and ignoring of student email,,s regarding fixing issues. Non-existent security, flies, cockroaches, black mold, broken appliances, broken laundry room machines, and trash service that doesn't always show up. It is not clear if the reviewer is a customer of our business. If the reviewer is referring to The Harbour at ********************, security at that apartment community is provided in part by the College's public safety department. Maintenance requests are received 24/7 online and by text, phone or chat and are responded to promptly by an on-site maintenance team. Trash pickup is provided by a third-party vendor. There are no "predatory financial practices" but no detail was provided about that.Review fromjoey J

1 starI lived in the Edge for 3 years which is ran by The Scion Grou. My first year was great and had no issues with the apartment or management. In year 2 ******** got bought out by the Scion Group. Everything went downhill from there as management and employees became incompetent. In my last 2 years I had many issues including: going 3 months with no AC. Management losing my parking pass of where I had parked the past 2 years (was told it happened when they went to a new system when BlockOne got bought out). Went 6 weeks with no running hot water. Had mice coming through the walls. Granted I lived on the 5th floor. How are mice getting to the 5th floor? Employees not being competent and the patio door being locked during open hours. The overall building has gotten so trashy as well. It is a shame because BlockOne used to be great but the Scion Group ruined it. I advise people to stay clear. They also give people dicounts to leave good reviews as well as their own employees leaving reviews. Which is a major conflict of interest. They will probably respond to this with the same vague pre-written response they do every time.Edit and adding on to respond to BlockOne. Yes you do offer incentives to leave positive reviews. During the winter of 2023 you had a giveaway raffle where people could enter after they left a positive review. I was also offered a credit on rent over the phone to leave a positive review after having no hot water for 6 weeks. Also your employees have left reviews as well to inflate your reviews. Including the assistant property manager and a receptionist. Out of respect I wont name them, but please dont lie. It is a conflict of interest and you know it. If you also look there is a big number of fake reviews as well. Majority of the 5 star reviews are left by accounts with no profile picture and BlockOne is their only reviewThe Scion Group LLC

1 starHi I hope this can be of help for anyone in the future. I am a resident at the ******************************* complex and have experienced many frustrations with a multitude of problems. To begin I would like to believe that this is not at the fault of the employees but the structure of the business itself and the poor attention to residents they display. Early this year I was receiving a call from my mother that my grandmother was experiencing a heart attack, during this call a maintenance employee came into the apartment with the permission of my roommate and they soon came to my room and said they were here to work on an issue found during an "inspection" this issue was a dead light bulb that during the maintenance was on. For this I was charged a fee of 35 dollars which to me does not make sense. Light bulbs themselves are a cost of 5 dollars and work fee should not total 30 dollars. The next issue with the property management company came with the terms of the lease particularly the line "Resident agrees to maintain the assigned bedroom space, the apartment and the common areas in a clean, safe, and sanitary condition" This is not an absurd obligation, however, the management staff had begun to enter my room a total of 5 times in a singular week citing that the "floor had been unclean" as well as suggesting to buy cleaning product. I am a full time student as well as a full time worker, who had left work at 11pm the night before and went to class at 8am the next morning and removed my shirt and placed it on the ground. This does not warrant entry into my place of living and I believe that the company stretches it authority utilizing a thinly placed together lease. Additionally to end the year the property management company informed me that I would be receiving lease information pertaining to my renewal but failed to receive any information until a call had been placed informing the front office. We note that this resident just elected to renew his residency at ********************* for another year, but we regret his statement of dissatisfaction here. To clarify some misstatements in this review: - There was only one safety inspection, which was conducted community-wide with prior notice to all residents in October 2024. This particular apartment had excessive trash and obstructed egress, so we provided an opportunity to clean and noted we would re-inspect two days later; upon re-inspection we confirmed all issues had been properly resolved. - Also in October 2024, the resident was charged $25 for a light replacement, which includes labor cost. - In mid-September 2024, ********************* offered a renewal agreement to the resident for the ******* term. Three weeks later, the resident said he wanted to proceed and a Housing Agreement was sent to him, but he did not sign it. Our staff reached out several times to the resident, without a response.- In May 2025, Alight ************** again offered a ******* agreement, in an alternate apartment because the original apartment had been leased to other residents during the intervening 7 months. The resident indicated he wanted to proceed to renew at ********************* for another year.Review fromLuke D

1 starThe theme of poor management ability is consistent throughout all of my interactions with the company, and I wish to make this extremely clear to the reader, however, I will draw on one specific example for illustrative purposes; the unfathomable difficulty associated with getting my dishwasher repaired. I also would like to make extremely clear that this is not a tear-down of the maintenance staff, who are simply normal people trying to do their jobs, but rather the company itself, who have clearly not given them the tools necessary to complete their job tasks.On September 21, we noticed that the dishwasher was not washing the dishes, and would not drain either. We waited a day in hopes it would drain overnight, before we submitted a maintenance request for the dishwasher. 4 days later, on the 26th, we receive notice that the issue was resolved, "spun the motor and manually drained dishwasher by turning knob" - (maintenance staff via the resident portal). 3 days later, upon running the dishwasher again, we noticed it yet again was not draining. We submitted an additional maintenance request on the 29th. We waited ~7 days for maintenance to come, attempt to spin the dishwasher again, notice that it would not drain this time and comment, "that's interesting" before leaving. October 10th, they resolve the request without comment. There remains a now 11 day old pool of water in the dishwasher, which has commenced molding. I obviously dislike that the dishwasher doesn't work, however, I dislike more so being told that it is working fine when I can see before my very eyes the pool of standing water. Quite frankly, we're starting to lose hope on ever having a working dishwasher. There will be no reduction in my rent, no compensation for the difficulty I have incurred, however, in an environment of limited options like the average college campus, predatory companies like these can thrive, to the detriment of residents like myself.The Scion Group LLC

The reviewer here is a resident at the Alight West Lafayette community in Indiana. Maintenance staff previously cleared this resident's sink drain from accumulated grease, which was preventing the dishwasher from draining properly. On October 11, 2024, maintenance staff again snaked the line and also replaced the dishwasher entirely with a new one. The residents have been advised what to avoid pouring or putting down the sink drain to help prevent clogs.Review fromDarrell J

1 starI was a previous manager at ***************. When I gave them my two weeks notice, my lease was suppose to be canceled as they cancelled every other manager that quit the job. This looks as if it is retaliation from the regional at the time. They canceled 3 managers leases while I was an employee ( I have names) and even cancelled a maintenance techs lease but didnt cancel mine and sent me to collections.The Scion Group LLC

This appears to be an employment-related matter and not a customer review, and should be removed.Certain employees at various locations receive incentive-based housing with a corresponding obligation to provide after-hours duty as a condition of employment, which arrangement can be terminated if employment ends. None of that was the case here. This employee had a separate paid Housing Agreement with a defined term and paid rent, until he simply moved out early. Therefore the collection referral by Ion Baton Rouge was appropriate with respect to the unpaid period.Review fromRoss G

1 starLiving at ************************ has been a nightmare. Here is a excerpt of the complaint I sent at move in: For some details, all the appliances, countertops, and drawers were covered in a layer of grease. The living room also had crumbs and random junk scattered all around. The freezer was 100% full, the fridge contained lots of expired things including four cartons of months old eggs and chicken that expired in October 2022. Also, there were dirty pots and pans on the stovetop. There's also just so much stuff that the former tenants left that we don't know what to do with and how to get rid of. The floors are also super grimy. I've been cleaning wearing gray socks and now the bottoms are a deep *********, when we moved out of the apartment, we were wary of getting ridiculous damage charges (rightly so) and so we made a point to clean thoroughly. Now, I come to find damage charges for issues that were there when we moved in and unsubstantiated cleaning charges. If you claim that we didn't highlight the damages on move in, with the state of the apartment we entered, we really should have filed that the whole apartment was damaged. It was an impossible and nebulous task. I sent a written complaint and a follow-up when they responded dismissively. They never responded to the follow up and now are threatening to take legal action if I do not pay in the next 14 days. I just submitted a BBB complaint, but given management's pattern not addressing emails, I am wary of getting a resolution. Better to sleep in a tent than dealing with Scion, honestly.The Scion Group LLC

This review is NOT from a customer of ********************** or any of our managed communities, and should be removed.The reviewer has never been a resident at any of our managed communities. Rather, she is the financial guarantor under a separate contract for a resident at the ******************* community in **********, *******. The actual resident picked up keys to her apartment on August 19, ************************************************************************************ the community. Although we welcome roommate requests and make placements accordingly, this request was not provided to us until after the resident had moved in, at which point the friend's apartment was fully occupied.Shortly after move-in, the actual resident raised concerns about the condition of her apartment, alleging leaks, mold, glass, etc. A team of 4 management staff immediately went to the apartment, including the community facilities supervisor and a maintenance technician. After a thorough inspection, most of the claimed issues turned out to be untrue. There was no mold and no leak. Despite their being no broken glass, our team replaced the resident's mattress. The only other actual issues were a missing toilet seat (which was addressed immediately) and an adjustment to a light fixture.Management at ******************* offered the resident the opportunity to transfer to a different apartment, but has not received a response.Review fromCassidy B

1 starI have lived at ******************** for 3 years now. I recently transferred my lease to a one bedroom apartment. I have reached out to staff numerous times regarding a noise complaint. I can hear my upstairs neighbor engage in night activity that makes me extremely uncomfortable. They wake me up at 6 am at-least once a week with the stomping. It truly sounds like they are going to come through my roof. I would love to just switch into a different unit, but there are none available in a 1x1 which I completely understand. I tried exploring options to move back into a floor plan that has roommates, but staff say I cannot do that unless I find someone to take over my current lease. I have been loyal to lark for a long time now and it would truly mean the world to me if they were able to comply and move me into a different floor plan so I am able to enjoy the comfort of my own home. I know it is inconvenient, but I truly have been nothing but a good resident who pays rent on time and minds my own business.The Scion Group LLC

We appreciate this reviewer as a long-time resident at the ******************** community in *******, *******. We believe her concern has been resolved, for the time being.Our staff first received a complaint on August 16, 2024 when the resident complained about sound from the apartment above hers. Our staff immediately offered her a transfer to a different apartment. However, the only available space for a transfer was in a different floorplan, and not on the top floor as the resident preferred.We note that this resident had already transferred into her current 1-bedroom apartment, from a different 2-bedroom apartment, due to issues with a roommate and concerns about that roommate making noise at night.Mid-day on August 16, this resident decided not to proceed with the new apartment transfer that we offered. On the evening of August 16, our staff notified the upstairs neighbors about the noise concern and they agreed to be more careful about this.On the morning of August 17, management followed up with this resident who reported that the issue had improved, and again declined the opportunity to transfer to another apartment.Review fromElijah C

1 starMoney sucking, fraudulent business. They are trying to scam me out of over $18k. I never paid a deposit, added a guarantor, or received a room and every room in the complex was full, yet they are trying to charge an entire year's worth of rent and immediately send it to collections. I have sent multiple notifications of contest and letters and have not gotten a single response. Do your research and never do business with any of Scion group's subsidiaries. We are glad this reviewer feels the local staff at the **** at **** location (*******, *********) are wonderful. He has only had interaction with that local staff, so we are confused about the claims raised here. Lark at **** accommodated the reviewer's request for early move-in, but that required switching to a different apartment and he voluntarily agreed. No sales were made of apartments that weren't available or that didn't exist. There has been no discussion of legal action and we are not sure what that would be about. The reviewer requested the local management staff to remove an installed television from his assigned apartment and was informed maintenance staff would need to return to the apartment, which is a right provided under the parties' Housing Agreement.
