      On May 9th I received my first invoice from this company but this invoice came with a attorney Lien on my property. With no prior former warning or anything. So, upon receiving the letter I called and asked if that late fee of $120 can be removed. The lady immediately said, if you make the balance payment we'll remove it. I told her to put me down to pay on 5/16/23 and I would call back and pay that amount. As I'm calling to make a payment they told me they can't waive the late fee. I told them that is not what was told to me last week. I am on the phone speaking with **** who is the top person, and he told me I have zero grounds to make demands or anything like this but I am looking to make my payment and he's being a **** hole saying they have sent me notices. I wasn't getting any notices. I told him I am willing and making the payment now. But for some reason he's got his heart on his sleeve...*********************** is the one who's making empty threats and telling me what I can and can't do. I beg you not Mr *************** I spoke to him on 5/16/23 at 12:45PM CST.

      I am rejecting this response because my property taxes did NOT go down! They have provided me the form that says it shouldve I called my mortgage company and they said they get tons of complains from customers from this company. They asked me to ask. How can you prove my property taxes was lowered? I have the paper work of that and Im a billion percent sure it didnt go down. It was revised at the end of the year in 2019. My property taxes are paid via my mortgage and at the beginning of the year. I also asked them to send me all the correspondents they have sent trying to get me to pay. I dont have to pay. This is a LLC you cant put a lien on my house, my mortgage company and attorney both stated that. I offered to pay the amount but asked for the late fee to be waived Bcuz I never received any corespondents. Yet they said they would and then recanted that. Im not paying s*** I tried to resolve diplomatically. Take you small business concerns and move around lol.

      The complainants original objection was that she didnt save any taxes from our service.   But all of the variables are known and the actual in-her-pocket savings are $1,050.68.   That is a return of $6.50 for every dollar we are charging her to get the reduction.  
      She is now objecting to the addition of late payment fees that have been added to her 3 year old invoice.   She claims that we agreed to waive the late fees and we very well may have done that.  But she didnt pay and we had no further contact from her until we threatened to file a lien.
      The reason we now feel no compulsion to waive her late fee or give her any type of break is due to her reprehensible behavior.    After the lien threat she called our office repeatedly using the most vulgar and disgusting language our staff has ever heard from our many clients.
      We depend upon long-term repeat clients and bend over backwards to accommodate their needs.   We served this client well and she profited greatly from our work.   We have no desire to work with her again and will take every action possible to seek just compensation.   
      I am very sorry but there will be no further response on this matter.

      I am rejecting this response because I reached out to this firm several times, asking them to send me correspondence of actual calculations not anything handmade also, I have also asked them to send me correspondence of them actually sending me actual invoices they have yet to do that either thirdly, I reached out to my mortgage company and they told me that my more my property taxes increase for the year and in question and they need to prove if they can prove that whatever they can prove and they need to send that to my mortgage company however, I am not liable for anything. I called my mortgage company and they also told me youre not liable to pay any buy. They cant put a lien on your house when youre up-to-date on your mortgage and your property taxes are paid so at this point, I am not willing to pay for anything because I was willing to just even pay that and then deduct the late fees. I was not vulgar I was not cursing anyone else they just did not like that they were speaking to a very highly intelligent person, and I have recordings on everything that I have said  if this needs to go further however theyve done nothing. Have a good day small business.

      This "business" appears to be a scam. I just received my second invoice from this company (for ******) claiming that they achieved a reduction of my 2021 property taxes. The only problem is that I never contracted them for such services and their first letter suspiciously arrived immediately after the appeal that I personally filed had gone through. My suspicion is that they are monitoring Cook County tax records and sending fraudulent bills to homes who have successful appeals. In their second letter they are threatening to file an attorney's lien on my property for non-payment which has to be a bluff, but nonetheless I'm concerned others may fall for these fraudsters.

      On November 27, 2021, the Complainant submitted forms authorizing us to appeal their 2021 property taxes.    Attached is a copy of the signed Representation Agreement, Assessor Attorney Authorization and *************** Attorney Authorization.     Note that the Representation Agreement was not only signed but included the clients email and telephone number.     Also attached are copies of the result letters showing that we got a reduction at both levels of appeal Assessor and Board-and a copy of the resulting invoice that goes unpaid.

      This client saved precisely $1,911.23 in taxes from our appeal work and we intend to collect our fee, including late interest.    A lien notice is going to him in todays mail and this lien will be filed on April 6, which will carry additional statutory interest and filing fees.     We are very disappointed to have applied our professional expertise for such a good result and then being called a fraud.    His recourse will be to pay or challenge our lien in Court.

The documentation submitted by the company clearly shows that I was mistaken and although I don't remember doing so, I must have contracted them for their services. I apologize for unintentionally making a false accusation against him and his company.

      ****************** seems like a scam. They keep sending me an invoice stating I owe them $809. They never submitted the appeal for my property taxes. I am not paying for something I have no knowledge of. Seems as if they are taking advantage. Then to threatened me with putting a line on my house if I dont pay is ridiculous.

      It all started in January of ************************************ letters and now postcards offering tax appeals services that, I have NO interest in using them nor do I want to be contacted about their services yet, they just keep at it like there's no tomorrow and the worst part is, I have asked them to reply to my emails that they will stop harassing me with their postal mail but again, they choose to ignore and defy my repeated requests to have my mailing info removed from all of their mailing lists! I didn't contacted you any sooner because I guess I was hoping that by my refusing and returning their postal mail, things will have improved and not have to deal with this mess anymore but I was dead wrong, On the contrary, the more I plead with them via email to NOT send me anything it's like I'm asking for more and that's exactly what to this day, they're still doing. This is abusing their marketing and promotional laws, when one asks a business to not send anymore marketing material, their job is to follow thru and comply but if one has to literately complain, something is definitely wrong with this business hence, their desperation to attain more business where is not warranted.

      This homeowner has made us aware of her desire to not receive our marketing materials and, in fact, we have made every effort to prevent it.
      One problem is we do not have a mailing list at all. My business, Property Tax Solutions, generates addresses of prospects to whom we mail based on algorithmic analysis. If someones home has been assigned a tax assessment higher than the average of similar homes in the area, our system includes the address in our mail batch.
      A unique list is created every time we run the analysis. The prospects receive mailers informing them of their propertys over-assessment and how much we think they could save by appealing. Assuming her property is over-assessed this process would generate no more than one or two mailings a year.
      In the past three years we have invested significantly in a new client relations management system and requested a function to exclude a list of certain properties we did not want to market to.   This was done with ***************************** and we thought we had heard the last of each other.   Apparently the Do-Not-Contact list was inoperable due to data changes and she received a postcard. 
      *********************** has written us many rambling, raging, all-caps-style rants over the years and called and berated my staff more than a few times. I counted 17 increasingly unhinged emails when I reviewed our correspondence on the matter in preparation for this response.
      The effort she has put into effectuating such tantrumsand now filing a formal complaint with the BBBso far exceeds the effort of placing our postcard in the bin twice a year that it beggars belief.As things presently stand, we do not have a system to absolutely prohibit mailings to her but will shortly.
      Believe me when I say I wish to never have contact with *********************** again as fervently as she wishes the same of me. But it must be stated: It is not unethical to market our services and nothing was done with an intention to harass ***********************.
      Nevertheless, we will continue to make every effort to exclude *********************** from future marketing.

      I am rejecting this response because:
      This is a follow up from my original complaint filed back in November of 2022 against Property Tax Solutions LLC. The last I checked in your webpage regarding my complaint you stated that it was resolved in December but I'm afraid is it has not. This company simply doesn't care about one's right to privacy and to be left alone. Just yesterday I received yet another post card with a picture of one of my properties addressed to one of my companies and its **** Elmwood LLC. When they responded to my complaint, they claimed they can't put my info in the *** list for some dumb reason and this is why they can't seem to stop harassing me with their postal mail. So, is there a way that you could put an end to this? You might have better luck than me complaining time and time again about my repeated unsubscribe requests! This is major invasion of privacy when pictures of one's property is printed on their junk mail for the world to see and it has got to stop once and for all!!

      I am rejecting this response because: they feel that just because they can "market itself any way it sees fit" per their own response, does NOT mean you can abuse your marketing strategies either. We are ALL tired of this run around with them sending postcards/marketing material whenever property tax appeals are coming up and no, they do not mail no more than three times per year but rather, they mail whenever their algorithms tell them to and even if it's three times a year as they claim, this is a yearly repetitive process. It just doesn't stop just because a complaint has been submitted for that year, this is ongoing!!  They claim to "have added a feature to their system to manually exclude my properties but it does not work for mine for whatever reason" well, that is also NOT a solution to this ongoing postal mail nightmare either. If you're paying IT to develop or update your software to make property exclusions for those of us that request it, why is it that it doesn't work?? Yes, I agree is a major waste of time because I have made the exact same requests to other law firms or firms that handle property tax appeals and somehow, they were able to comply even after multiple requests but this one, just doesn't get it and even though they feel that this type of complaint does not merit to be a BBB complaint, it would not have been had they complied from day one. Again, they can market all they want but if someone complains or submits requests to them, all they have to do is back off, remove/delete one's mailing info and have their developers do the job right, how complicated is that?
