    Since Westward360 has taken over Advocate Property Management **** of ********** and management of our town homes in 2024, there has been a turnover of managers, and we are on number 4. It is difficult, if not impossible, to reach out and get a response from this manager, *. ********. There has been no building maintenance since 2024, although the Association dues increase significantly, and only our lawn has been cut. Rules have been imposed with threatening letters, but these keep changing, which is confusing and contradictory. If this is your management company now, beware! *. ********

    We called our property manager at Westward360. We explained two issues to the gatekeeper since our property manager was not available to take our call. One involved a violation of the city ordinance and federal regulations concerning mail delivery; the other was a violation of the rules and declaration of our association.We explained in detail what had transpired and even provided a picture. We were informed that either she or her assistant would return the phone call within 24 hours. We are still waiting!Because of her ineptitude, we took matters into our own hands by not only calling the police but also informing the Board President on these issues that the property manager did not proactively address. As a result, the police delivered an ultimatum to the homeowner which was immediately acted upon, and the ***************** has been apprised of this debacle.

    As a board member of our homeowners association, I feel compelled to share our profoundly disappointing experience with Westward360 Property Management. To put it bluntly, their service has been nothing short of abysmal, marked by chronic unresponsiveness, neglect of critical responsibilities, and a blatant disregard for the needs of unit owners and the *************** of the most frustrating aspects of working with Westward360 is their complete failure to respond to communication. Calls go unanswered, voicemails are ignored, and service tickets seem to vanish into a black hole. Whether its a simple inquiry or an urgent issue, reaching a live person is virtually impossible. This lack of accessibility is not only inconvenient but also undermines the trust we placed in them to manage our community effectively.Beyond their unresponsiveness, Westward360 consistently fails to perform essential work. Maintenance requests are routinely ignored, leaving common areas and individual units in disrepair. Even more concerning is their neglect of major risk assessments, which are critical for ensuring the safety and compliance of our property. This negligence poses significant risks to our community and reflects a shocking lack of ****************** add insult to injury, Westward360 has no qualms about piling on excessive fees and charges to both unit owners and the association. These costs seem arbitrary and unjustified, especially given the absence of tangible services or improvements. Its as if theyre charging us for the privilege of being ignored.I am actively pushing to terminate our contract with Westward360. I strongly caution any community considering Westward360 to look elsewhereunless youre prepared to deal with endless frustration and a management company that seems to exist only to collect fees while providing nothing in return.

    I had a great experience with both Amia and ****** when moving into a condo on short notice. They went out of their way to help work out the move and they did it with patience and a great attitude. I appreciated it very much.

    If I could leave more than one star I would. This company is the worst property management company I have ever experienced. I have been a Board member for over 10 years, so my words have value.They take your money and give you absolutely nothing in return. You can't get anyone to call you back, no matter the level of the person you are trying to reach. They over promise and under deliver. They also drive business that your association may need to business under their own umbrella of business.If you take this company on as a property management company, you will be very unsatisfied and you will have to choose another company sooner than later.

    I had an unusual situation: a bookshelf I had ordered from a well known furniture company was delivered to the condo building I lived in12 years ago. As it was left inside the locked building, I contacted Westward. ******** ******** reached out to me the next day and was able to coordinate things so a resident could let me in to get my large package. The misdelivery was frustrating, but getting my package was not.

    If I could give zero stars, I would. I am a board member of my building HOA and we use Westward to professionalize the operation of our community. They are HORRIBLE communicators. I could cite many examples that have led to significant headaches and increased property damage (and therefore cost to our members). Currently, Im dealing with a leaking roof into a unit. I have emailed photos, spoken to Westward on the phone multiple times - it has been THREE WEEKS and still they have not dispatched anyone to repair the leak. The damage has significantly worsened due to the lack of urgency. The drywall repairs in the impacted ceiling will cost more and it will harm all the association members. This is just one example of lack of care, and the Westward team always seems to have a convenient excuse. I would never recommend this company.
