1 starOur mortgage experience with Guaranteed Rate was defined by one thing: a complete lack of care and communication. It felt like no one at the company actually cared whether we closed on time, or at all.**** ********* (Senior Loan Officer) and ***** ****** (Underwriting Associate) were completely unresponsive for long stretches. I emailed and called multiple times asking if anything was outstanding, and made it clear I was ready to provide any documents needed immediately. I received no response for days. When they finally did get back to me, they said nothing was missing.Then, on the day of closing, they came back with multiple document requests and unexpectedly required more cash to close items that absolutely could and should have been addressed weeks earlier. Their lack of organization and failure to communicate put our ability to close the loan at serious risk. We were left scrambling at the last minute because they simply didnt do their jobs when it actually mattered. It was clear we werent a priority to them and that no one was really accountable for getting things done correctly.Months after closing, I was contacted again this time by Guaranteed Rates post-closing audit team. Apparently, an investor flagged the loan because they were missing documentation showing how Bitcoin funds I used for closing were converted to USD. They admitted they failed to collect that at the time of closing, and offered me $500 to fix it.I agreed to help and requested to upload the documents using the same secure portal I used during the loan. They refused and instead pushed insecure options like email, fax, or postal mail for sensitive financial information. They continued to refuse even though providing a secure upload is trivial for any mortgage company and was something theyd done for me previously.The pattern with Guaranteed Rate is clear:They dont plan ahead.They dont communicate.They dont care until its too late.Rate

1 starDo not add your info online to this business. I receive calls every 10 minutes, from different area codes, for Rate.com. Its now to the point of harassment. If they are this desperate do not attempt to do business with them. Its going on 2 weeks ago and I cant get them to stop. And they cannot be blocked because they use many numbers.Rate

1 starAfter buying and selling over twelve houses over 35 years, I would NEVER use Rate again. For a number of reasons. The sell your name, address and phone number to companies that try to make you feel the need to buy their services. They do not give you all the information about the loan till you are at the table. VERY VERY poor business ethics. Only giving one star because I can not give it a tenth of a star.Rate

1 starWould not recommend wasting time with this lender, specially in **************. Massive waste of time and money for nothing. Was fortunate enough to get to deal with *** ********, in a SC branch. He made promises he couldn't back. His underwriter changed the plan and instead of contacting me personally and explaining the issue with the loan, I was left clueless and expecting to move into my home in 2 weeks. The underwriter denied the loan for minor issues according to the appraiser and wanted costly repair done to an "as is" home that *** guaranteed i could get a loan for through his company. Thanks to his lies I'm out $1900.00 and having to find a new lender. Thanks ***Rate

1 starTerrible experience. We were working with ********************************* license # *******, the Vice President at *******, MA branch totally screwed up our closing. 3 months into the closing and we had to back out with at least 10k in damages. Filing a small court claim this week. In addition, he totally was ignoring my attorney's emails and were not providing almost any extensions. Everyone was shocked with such unprofessionalism. If someone at headquarter can reach out to me to discuss the situation i would appreciate it. I don't want this loan officer to keep s******* up other people's and impacting their financial stability.Rate

1 starVery unprofessional and lack ALL communication skills. Anytime you ask a question they either ignore you completely or when they do finally respond days later they provide evasive unclear answers. You end up having a one sided email conversation with yourself. If buying a house isn't stressful enough you can GUARANTEE that working with this lendor will ruin the home buying experience for you. If they didn't charge me $1k to apply for a loan and waste 2 months of mine and the sellers time I would not get a loan through this company.Rate

1 starGuaranteedRate is going to cost us $7000 is lost interest because they purposefully drug their feet on applying our 90% payment to principal. - On April 26th, we closed on our new home - On May 6th, we made our large payment to principal, after many phone calls to make sure it would be applied properly. However, instead of applying it, they just let it sit around in a holding account - On June 1st, they transferred the loan and the payment to a new lender, and of course that new lender, NewRez, is saying they won't receive the payment for 60 days, 2 billing cycles - after they've already charged us 7K in interest. Its all very convenient for these 2 lenders. GuaranteedRate should have just been honest with me and let me know they would NOT apply it to principal like I asked. I wish we had gone with another lender.Rate
