    My 71-year-old ex-mother-in-law entered into a digital contract with Sherman Property on 6/9/25, not realizing what she was doing. After that, she needed help with selling her home and several other things, so she authorized me to be her durable power of attorney. Her home was up for foreclosure auction on 6/27/25. They did absolutely nothing to stop the auction. On numerous occasions, I tried to get them to release her from the contract. There was another buyer who was willing to purchase the home and close before the auction took place, but we lost that opportunity because they wouldn't release her. Repeatedly, they would send my calls straight to voicemail, tell me they were going to call daily with updates, and that their lawyer was working on it, without actually doing what they said they would do. Thankfully, I was able to file for bankruptcy for her and stop the sale the day before the auction. They said the two people I had been dealing with (****** and ******) were no longer working with me. ****** told me I needed to talk to a third ****** (*******), but he kept telling me that he does project management and had to talk to other people to get all of my questions answered. They continued stringing us along after that, and ******* kept saying they were going to buy the home. I asked him every time I talked to him, and he reassured me every time that they would. Then later, he told me they needed to do another inspection. Once we finally seemed to have things worked out and only needed that inspection before we filed with the court to approve the sale, ******* sent me a text saying they weren't going to buy the house. I have called and sent multiple text messages asking for a release of contract, and they have not returned any of my messages or emailed me the release. I would like that release ASAP to I can have official proof that she no longer has to deal with them.

    After obtaining a signed Purchase Agreement from the seller we were informed of the foreclosure. The new POA for the homeowner of the real estate signed a POA after us going under contract to buy the property. She then attempted to cancel the agreement which we did agree to.

    Ethically and legally we cancelled our agreement and had no binding contract with the homeowner. This week we then clarified a second time that the contract was voided. 

    Ultimately the person filing the report had no involvement to the real estate. She gained an interest after we obtained a contract

    I am rejecting this response because:

    Sherman Property was aware of the foreclosure BEFORE they asked my ex-mother-in-law to sign the Purchase Agreement. They were the ones who contacted her seeking to purchase the home after the notice of the foreclosure auction was publicly posted. I did become her POA after she went under contract with them to buy the property because she was so overwhelmed and confused by everything that she needed assistance. Sherman Property took advantage of her confusion about the entire situation. Sherman Property did NOT cancel the agreement, despite my multiple requests. I had resigned myself to the fact that they were not going to release her, so we had to move forward with them whether we liked it or not. As such, I was taking the necessary steps to move forward with the bankruptcy court to obtain approval for the sale to Sherman Property. ******* assured me repeatedly that they were going to buy the house. He even offered that Sherman Property would pay the $250 court filing fee. I was waiting for ******* to get back to me with a time for their inspector to come out for a final inspection so we could file with the court. With zero explanation as to why, it was only then that Sherman Property released her from the contract via a text message.

    Sherman Property did not act ethically by any stretch of the imagination. They have also not provided us with any legal cancellation of their agreement. They have only sent a text message and then a follow-up email stating they have released her from the contract. I responded (see attachments) requesting a formal written release of contract, signed by the owner, *****. I asked them to provide a digital copy before they mailed the hard copy. I have not received any response to that request, despite it being sent to them before they replied to the BBB. 

    I have been made aware by multiple other buyers in the industry that without a formal release of contract, Sherman Property could sell its contract with ****** to another buyer, and she would then be obligated to honor the contract with that company. This is not acceptable. I want a legally binding written and signed release of contract provided digitally, and the hard copy mailed to ******.

    As the **** I do not stand to gain anything from the real estate dealings. My purpose is to ensure ******** finances, including real estate dealings, are handled in a way that benefits her best interests.

    Sherman Property Experts was ready, willing, and capable to close on the property. 

    Stated before and stated again we were ready to close until the new POA reached out to us to cancel the agreement. 

    My representatives stated that they were not 100% sure where to go from here and needed to speak with the owner. 

    After my representatives spoke to me I stated to send an email / sms to the new POA to move forward with her wishes and cancel the agreement. 

    Every phone call, text message, and email is well documented. Please let me know if this will need to be provided. 

    Sherman Property Experts acted in good faith and was even willing to cancel and agreement with the homeowner because they had a better offer on the table. Were understanding and compassionate for the homeowners situation.

    Sherman Property is blatantly lying and attempting to deflect by placing blame on me rather than providing the written and signed release of contract that they have already stated they would provide upon request. The written and signed release of contract has been requested multiple times now. This complaint will not be resolved on our end until it is received.

    Entered into a contract with Sherman Property Experts on 10-30-23 and signed by both parties on 11-4-23 on the purchase of a property at *************************************** ******** and have not heard from the company and have made numerous calls to no avail. The person that executed the contract is ******* contact #************ but the signature on the contract is ************************* contact # ************ email ******************************************************** Attorney *********************** ************************************************ ************ email **********************************************. Contract stated within 15 days to give access to property which was given keys to attach lockbox for contractors to easily gain access. We are supposed to close by next weeks end and I haven't heard anything after I spoke with ***** last week 11-27-23 @ 4:43 promised a return call by 11-28-23, haven't heard from Sherman Oak Enterprise LLC which is the name of the company and linked to Sherman Property Enterprise website. Appears to be fraudulent company and website. Telephone on Sherman Property Experts telephone is linked to a closed ******* Restaurant in *****************. I need answers to the legitimacy of this Company. Attached is a copy of the signed document and names attached to contract.

    I am rejecting this response because: the business is not responding in good faith. There has been minimal response with another party **************************  I spoke withe her on December 21, 2023 where she mad the initial contact and again on January 3, **** where I reached out to her. Still to this date there has been no additional contact on the resolution of this matter. ****** assured me she would reach out daily to let me know when the attorney and title company would be available to close. Still haven't heard back even after I have called and left messages.  The response from the BBB is appreciated but it shows excuses and the process the showed up to the point of the contract being sign but not being executed.  If the business is to buy homes then they have not met their burden of proof as to the completion of the contract and professionalism.

    I want to provide some clarity regarding the situation with the property owner in question.
     
    The agreement with the seller had been formally cancelled prior to her reaching out to you guys.
     
    Despite the cancellation, we communicated that we were still open to closing on the property, contingent upon a price adjustment.
     
    This was necessary due to discrepancies between the property's actual condition and the condition initially represented to us during our first inspection.
     
     Unfortunately, the seller demonstrated a limited understanding of real estate contracts and declined to engage legal counsel, despite our recommendations.
     
    As a result, there was a fundamental misunderstanding on her part regarding the terms and limitations of the agreementparticularly regarding the expiration of the inspection period and the contract's status at that time.
     
     We have been in business since 4/2021 and have helped over 100 property owners out of distressed situations.
