check submitted 4/11/25 for apartment deposit. I not have a copy of lease. I called manager 4/14 next business day and advised I would not be able to use the rental. returned keys to manager. Many, many calls leaving messages asking for return calls to manager and also Infinity. When I went to do "paperwork " manager assured that I would not have any problem getting the deposit back. We have received the complaint filed by Ms. ***** on May 6th,2025 in regard to the deposit paid for the apartment that was leased at the ************************ in ****, ******
Ms. ***** did in fact sign all the lease documents and entered into a lease agreement that stipulated a 12-month lease term. However, Ms. ***** made our staff aware that she was choosing not to move in to the apartment after signing the lease. Our policy is to work to rent the unit to the next qualified applicant as quickly as possible and then release Ms. ***** from her lease upon renting it to the next applicant. Staff members have carefully considered the situation and have gone to an extra measure to return Ms. *****s deposit earlier than normal, however, the process does take time and has been extensively documented as it is an abnormal occurrence. The check for the return of the deposit was sent in the mail to the last known address for Ms. ***** on May 6th, 2025.Initial Complaint

I am filing a complaint against Infinity regarding their failure to respond to my repeated inquiries about my lease renewal and their overall handling of my tenancy. My current lease is set to expire on December 31, and despite my persistent attempts to address the renewal, I still have not received any documentation. On October 1, I went to the office to ask about my renewal and was told I would receive it the following week. I called again on October 15 and was instructed to pay my rent, which I did, despite my payment being late. Now, on October 28, I still have no renewal in hand, which has put me in a difficult position as I need to make a decision soon about my housing. I believe that they may be withholding the renewal as retaliation due to my late rent payments, despite the fact that I have consistently paid the full balance to avoid any risk of eviction. Life happens, and while I understand that late payments can be frustrating, it is unfair to jeopardize my housing because of it, especially since I have resolved each balance.I have been a tenant at this property for two years, and during this time, I have had to move units due to persistent leaks. The new unit I was transferred to has the same leaking issues. Additionally, upon moving into this new unit, I discovered a bed bug infestation, which even led to my guest needing emergency medical attention. I find it unacceptable that, despite my loyalty as a tenant and willingness to work through these difficult issues, Infinity has withheld my renewal and has failed to communicate effectively.Business Response

I'LL TRY TO MAKE THIS SHORT BUT MANY THINGS ARE GOING ON. IN 01/2022 THE PROPERTY WAS SOLD TO INFINITY ************************************************* WE HAD 3-5 MANAGERS ASSIGNED TO THIS FACILITY SINCE THEY BOUGHT IT., THEMANAGER BEFORETHIS LAST ONE DID A HORRIBLE JOB THAT SHE WAS FIRED. NOW, I HAVE SEEN MANY TENANTS GET EVICTED OR THEY CHOSE TO MOVE OUT. I KNOW THEY MUST HAVE THEIR REASONS BUT THEY CHANGED ALOT OF RULES AROUND HERE. EXAMPLE, TENANTS CANT WORK ON THEIR CARS INCLUDING CHECKING YOUR OIL, YOU HAVE TO BE 30 YARDS FROM THE PROPERTY WHICH IS PRETTY FAR YO SMOKE, GARBAGES GOTTEN FULL WITH PEOPLE DUMPING THEIR FURNISHINGS AWAY INCLU. MATTRESSES WHEN THE MANAGER HIMSELF HAS THROWN THESE KINDS OF ITEMS ALONG WITH GRASS AND SHRUBS AWAY IN DUMPSTER AND US TENANTS DONT HAVE ANY ROOM TO THROW OUR TRASH, WE DONT HAVE A LANDSCAPING COME OUT LIKE WE USE TO AND THESE APARTMENTS ARE GOINGS DOWN LIKE THE DUMPS. Thank you for your feedback on the condition of the apartment complex that you live in. Infinity Management took over the apartment complex in January 2022 and have been managing since that time. While there was a change in management,we have been honoring the existing lease and supplemental documents that were in place prior to our arrival. Although we do not discuss the issues that we are experiencing with households with individuals that are not on the lease of that household, we can assure you that we follow the provisions of the lease and the rules associated with that lease.
We have made a lot of effort to provide the community with proper staff and to focus on improving the quality of the property by minimizing the damages that *** be taking place by improper use of the property and improving some of the existing amenities that *** need upgrade.
Thank you for your involvement in providing the receipts needed to correct bookkeeping. Sometimes errors happen and sometimes we inherit accounting errors, we do our best to get these corrected as soon as possible so that it lessens the impact on our residents and our property.

Since January of 2024 I have been asking for my fridge to be replaced as it was freezing and ruining all my food. They had an appliance company come in twice and the 2nd time tell them I needed a new fridge from there it took them over two weeks to replace my fridge. **** said something about ordering one and it went on. Finally March 1st I received a fridge that was sitting in storage. I had to throw out over $500 worth of food and they didnt say anything to apologize or try to help out especially because I have children. Now I am out over $500 because they took their time trying to figure out what to do. I had to send my kids with their dad several nights because I had nothing to feed them. They are always on the ball and fast to write me up about things. Ive sent in maintenance about my heater over a month ago and still not fixed. I have contacted HUD and Givermment house along with local news paper etc about what is going on around here. Its pretty messed up. In response to the tenants complaint:
After receiving a call from the tenant in unit #D4 at ********** I Apartments about her refrigerator not working, I personally contacted the appliance repair company who serviced the appliance in the past and who had deemed it as back in service. I then called the tenant back to ensure that she would be home in the morning when ************************ would be available to service the refrigerator. ************************ called me after inspecting the refrigerator and recommended replacing the appliance. I contacted the property Assistant Manager *****, as we were in between Site Managers at the property at this time. On February 16,2024 I asked her to order a new refrigerator through ** Supply. The Assistant Site-Manager at the time had trouble with her log in-information at ** Supply where she thought she had placed the order on the 16th. The following Monday was a holiday, (Presidents Day) and it wasnt determined that the order was held up at ** Supply until the following Thursday. We continued to call ** Supply to determine what the delay was with shipping the refrigerator. After they got the account information corrected, and the order was approved, it still took about a week before they were able to ship a new refrigerator. In the meantime we had a unit come vacant, so we decided to take the refrigerator from the vacant unit and put it in unit #D4. I can understand the tenants frustration as this process took longer than normal. It seems to have been the perfect storm, with a change in staff, a holiday and a glitch in the ** Supply ordering approval system. However, we have no control over the vendors or the availability of their product. Although the refrigerator was ordered and we were experiencing a delay in shipment, we provided the tenant with a refrigerator as soon as we had one available to install.

I am rejecting this response because:
I truly think they could have better response on getting things fixed when asked. I lost out on $500 worth of groceries and they have done nothing to even help out. Theres many more options of getting a replacement refrigerator than just the ** Supply. I believe that they should at least replace some what of the food. The ***************** let them know at a decent hour the Friday before Presidents Day that they could have ordered or went and got one before the 3 day weekend. The company is fast to be putting me on blast and writing me up for everything or calling the cops because I asked for them to help fix the things that are broken in my apartment after they knocked on my door to move my car. Which you could not get a hold of anyone in the office so then was the right time to ask. But instead I get told thats not my job and to move your car.
But when it comes to anything in my apartment it takes weeks even months so I try to not even ask and fix things myself.

Im fileing a complant against Infinity Management. I rented a apartment at springcreek apartments in kalispel mt when i moved the landlord charged me ******* in repairs the plce was emaculent i did not even hang picture up no damage to the walls or applyences all windows where fine no trash either. i called infinity mangement and asked for a a copy of bills that they paid they would not. tryed that 3 times but they would not. it turns out that i was not the only person this hapend to then i learned she was steeling money from corperte as well she was fired i did not ay the bill becouse i did not owe it. it was turned ver to colections their numer is credit ************************* phone is ************. please resolve this. thank you *********************Business Response

Infinity Management & Investments, LLC has received the complaint dated 12/18/2023 in concern to the tenancy of ********************* at the *********************** in *********, *******. The following information and attached documents are intended to address this complaint.
Enclosed is a copy of the Move-In report showing the condition of the apartment when ************** leased it. This report shows that the apartment was in good condition and acceptable for leasing.
Also enclosed is the Security Deposit Disposition that shows the charges and credits to the account as a result of the move out. Please note that a copy of the invoice for carpet replacement is also enclosed in this attachment. Additionally attached is a number of photos showing the condition of the apartment at the time of move out.
Infinity Management & Investments has reviewed the documents associated with these charges and find that they are commensurate with the damage sustained by Mr. ****** tenancy. The file also notes that there was no forwarding address given upon move out.

I moved in here in December 2022 and ever since it was nothing but drama and no sleep almost got into a car wreck trying to go to work neighbors doing drugs he gets no weed getting sick I wanna spend about $3000 taking my dogs to the vet My car getting scraped and hit my kids hand then I had to call the cops several times on occasions for the noisy neighbors and the apartment managers not wanting to ever do anything. I gave a 30 day notice that I was going to move out after I came back from vacation after my family member passed away And they were going through new management. There is a person giving me a paper after I told them when you can find it and theyre on the video that I had told them that I was moving and it slipped in my paperwork and I do have after six months That I can give them our verbal statement of a 30 day notice and I told them three different times that I was moving because I cannot get no sleep and the neighbors will not stop banging on the floor and I have videos several videos as proof of the noise and I have videos of some of the damage of the banking that they did upstairs. It looks like my floor is about ready to cave-in from the ceiling and I believe that they should have to repaint name of that my money back and theyre trying to tell me that I have to pay them $2000 whenever my house is spotless whenever I move now I cleaned the whole apartment and took pictures as you can see in these photos it is clean, so why am I paying over $2000 forBusiness Response

Management & Investments, LLC appreciates the ability to provide housing to our residents. We take the time to properly evaluate and respond to complaints with diligence to find proper resolution or explanation. This response is intended to resolve the complaint issued with regard to the management of the Hope ***** III Apartments.
Infinity Management & Investments was contracted starting July 1, 2023 to oversee the operation of Hope ***** III Apartments. Prior to that date, Weststates Property Management was the management agent. The complaint alleges that there were behavioral issues with neighboring residents during the tenancy. Infinity Management does not have record that complaints were issued to our staff during that time. It is assumed that any complaint that was issued would have been given to the prior management agent and properly followed up with.
Attached please find a copy of the resident Lease Agreement,a Security Deposit Disposition, and a Move Out Inspection with photos. Hope ***** III was constructed in 2022 with a December opening date. Thus, the apartment was leased to the resident in like-new condition. All issues that were required to correct were attributable to the tenancy of the resident. The amount of rent that was billed to the tenant is the result of the lack of written notice to vacate the unit per the lease requirements. Please note that that the lease was signed on a 1-year term, however, there is a provision for the resident to terminate the lease upon written notice. The only written notice that we are able to locate from the tenant was dated 10/2/2023 with a reference to a verbal notice that was alleged to be given. No record of that notice was located even in the event that it would have been acceptable.
We believe that this description of the charges will clear any misconceptions of the charges. We thank you for the opportunity to provide these details.

I have Been Written Up for something I was found innocent 6 or 7 months ago- I have been Approached by the managers baby daddy that lives here and she had an affair with tring to intimate me- Management has Called my mother atleast 5 times and harrassed her about getting my annual yearly Certification form filled out. I have written so many complaints about a guy who keeps coming over to my appartment and causing so many problems. I had to get a restraining order on this guy who lives in the same apartment complex but not in my appartment complex. He has been arrested more than 10 times here and managment refuses to help us . There are 5 other tenants that have written statements about being harrassed bu this guy. He has tried to lure underaged girl into his house and told her that it was ok because her father told him that it was ok to come with him to his appartment. This was all written to the manager here at the apartments he has went into another womens appartment uninvited and she asked him to leave and he told her no and she just started talking to him vary calmly and she called the police I think he was arrested for this. He banged on his next door ******* house and demanded that she get I to his house now and her son who is vary young grabbed his mothes leg and asked her if she was going g to be ok. This is just a few examples. He has looked into my windows and came to my door and just stood outside and when I confronted him he laughed at me and told me he does whatever he wants to. He has been arrested for breaking g the restraining order more than 1 time by me two or three I cant remember but he was just arrested because I took pictures of him spitting on my car and flipping me off. I wrote statements to management here and in ***** lewiston I think and they refuse to help me in face they allowed the manager who got fired to write me up for something that I was found innocent for 6 or 7 months ago. Infinity Management and Investment only took over Westwind Village Apartments on the first of 2023. We cannot comment on any of the interactions which took place prior to our taking over as managers of the property. We have received many complaints and comments from this tenant about the conduct of other tenants, but most were once again regarding situations which took place prior to our taking over as property managers.
There has been one situation which we had to handle at this property since taking over management. This situation was with regards to one of the gentlemen who he claims disturbed the peace. We corroborated this and we did give that tenant a write up for their disturbing of the quiet livability of the property. Other tenants simply cannot know what is occurring between us and the other tenants because we take the privacy of our tenants very seriously. Since that occasion we have not received any complaint of a specific occurrence which has taken place since we have taken over.
The tenants complaint about being ignored is simply un-true. On many occasions I have spoken to this gentleman on the phone. I have done my best to explain the situation at the property to him. We have found that he is more focused on getting his message across than listening to any explanations which are given to him.
