      They charged 50$ per person who was going to occupy and ** sign in the **ndo for an application. Non-refundable if they did not rent to you. They also turned us down claiming me as a **-signer would need to pay six time the amount a month of the rent. That meant I would have to be making ****** dollars a month for rent. Who in their right mind would rent if they were making that much money a month! The other renter living in the home also would also have to pay 3 times the monthly rent. That would mean we would have to make ****** a month to rent. That is totally un reasonable. I know they are renting to folks that make no where as much as that per month and I feel that should not be tolerated. They also made ****** for nothing!

      Aloha ******, Our application requirements are on our website and application process. It is very clear what someone needs to make before filling out an application.  We need co-signers to make six times the amount because more than like they are paying rent or have a mortgage as well. We want to make sure they can cover both in case of an emergency. As far as making $225 off you is ridiculous. Out of the $50 we get $45 of that. It cost us over $50 in hard money to run an application. We lose on every application. My door is always open if you would like to discuss. Thank You!

      I called ****** at APM and informed her and let her know that my husband leaves for work and I would have family members coming to help me with medical care. This was in Nov. so I asked if we could get a temp parking pass that the family members could use as we rotate who was staying with me. ****** said she would call me back, she didn't, but sent a text saying "guests are to park on the street". In Nov they expected people to walk from the street to my apt and couldn't accommodate a medical need. 1 apt in our building was empty so there was plenty of open parking. when we where planning to move, we filled out the paperwork, they sent us an email saying they would be showing the apartment for our last 30 days, I was also asked over the phone to let them know if we left early, and that if we did they would refund us prorated rent if new renters moved in. We figured we would do the nice thing and leave as early as we could (with full intent of paying out our lease if they didn't rent it out) and we let them know this. we noticed our apartment was taken off the website, we called to ask what was going on, they then decided to inform us (not sure they would have) the place was rented out and we didn't have to pay our last months rent BUT we had a "lease break fee". I was pretty annoyed about this we thought we where doing something nice and they where being shady.. Why say "let us know when you move out" instead "just fyi if you move out we need to know, and that it's a violation of your lease". After threatening to stop the new tenants from moving in, we where offered a discount. When we moved out they nickled and dimed us for everything, holes in the wall, cracks in the super old fridge door, all that was there when we moved in, ect. we have a friend moving out who has some not so nice things to say about them. don't rent from them, if youre a home owner, don't hire them, ****** is rude and they are doing stuff that also screws over the owners.

      My landlord ******************* refuses to give me his employees last name so I called the police and asked for help because I have severe ptsd from his repair man sexually harassing me and threatening me ******************* doesn't give a c*** about his tenants! Jiva has no compassion no morals!

      Owners dont use this company unless you want your tenants to be ripped off upon move out! We rented a house which was managed by Aloha from Sept 2022 - Jan 2024. The previous tenant warned us that Aloha treated them poorly when they left. But the house was great, so we stupidly ignored that warning. The experience while we were tenants was fine. They took our rent and sent people to make repairs upon request. But, when we left, we cleaned the place from top to bottom, including inside the fridge.We paid a $500 non-refundable pet deposit plus $50 per month pet rent for 15 months. So imagine our surprise to have $1,700 deducted from our deposit! When we questioned APM, they told us they had to do touch up paint and clean and have the carpets cleaned. We asked that the carpets be pro-rated because we were not the ones to initiate early lease termination. They refused. We asked why we were being triple charged for pet fees, since we had to pay for screen replacement because our dog ran into the screen so it was loose. He is a Pomeranian so the damage was not severe. They ignored us. Prior to this, the most we ever lost from a deposit was $50 for a light replacement which was fair because we couldnt find the one to replace one that broke when we moved in. We were charged for touch up paint even though the intake videos and photos show the condition upon move in was barely passable. The place obviously had not been painted in years. We believe Aloha is in cahoots with their cleaners and handymen and take kickbacks. We believe this because the repairs were passed. The handyman listed things like putting the drain back into the tub. Thats why Aloha overcharges tenants when they vacate. As the renters, we dont get to choose who to manage property. But as owners, you do. Dont use Aloha. They dont reward good tenants. They rip us off!!!

      This property management not only charged me for false misrepresentation of a repairs (illegally) -they sent me to collections after not hearing from them in a YEAR. Never sent me an itemized statement from charges of my deposit and more fees until I asked. I Have tried to contact the owner severa times with no response.

      Unfortunately this is untrue. We have dates and time of when we were supposed to meet. I have emails of you canceling those appointments. I also have emails of everything you are claiming we never sent. My door has always been open. You have failed to keep your appointments.
