    My experience (and my husband's) with Offer Now Idaho was financially costly and unpleasant. The negotiator, ******* ******** is an extremely pleasant person, telling us of his strong beliefs in God and his title as a veteran - which aligned with our values. He promised us repeatedly that what he offered, and what we all agreed to ($100,000 below market value for a double lot recently renovated ******* was ironclad and bankable. He repeatedly gave us reassurances that we could plan for the funding and close date to be reliable - and unfortunately - we believed him. We made offers that were accepted, based on his promise. Ten days later, ***** called to tell us that we had mislead him about the income producing part of our home (an ********* which was confusing to us - as ******* had told us the ****** income did not affect or impact their offer price for the home. ***** offered us (10 days later) a reduction of over $100,000 more off his original offer, based on his belief we had mislead him about our provable income from the ******* We have sold multiple homes successfully and pleasantly to other "cash out now" companies. We have never had the terms change, and been blamed for misleading anyone. Our hearts are sad to know that this company did not have integrity to stand by their promise, did not communicate within the company about signed details of the sale, and were not timely or considerate in changing their minds about a signed contract. ***** told us simply "Sorry - I will send the termination paperwork since you wont accept our new offer" when we reported we had bought homes, would lose money and reputation from their change in price commitment to us.Although we are surprised to be treated unprofessionally and unethically, we wish the best to this company and hope that they improve in the area of promises made under contract.

    At Offer Now Idaho, we are committed to transparency and ethical business practices. In this case and although very rare, our final due diligence uncovered key income-related details that significantly impacted the resale value and risk profile of the property. Unfortunately, those factors made it impossible for us to move forward at the original offer price.
    We understand how frustrating it is when plans change unexpectedly, and we do not take that lightly. It was never our intention to mislead or inconvenience you. In fact, when it became clear that we could not proceed under the originally agreed terms, we respectfully cancelled the contract within the due diligence period.

    We appreciate your feedback and genuinely wish you the best in your future transactions. Your experience has already prompted further internal improvements to ensure clearer communication and better alignment earlier in the process on the importance of the detailed income of the property to our staff.

    Shorter We Were Lied To, Misled, and Left Hanging Please Dont Let This Happen to You Our experience with Offer Now Idaho has been financially and emotionally exhausting. We trusted them when they said theyd purchase our home by a specific date for a set amount. A contract was signed, and we were reassured multiple times that everything was on track.But the reality was very different.The contract was full of vague, one-sided clauses that gave them control to delay closing, lower the payout, or cancel entirely if it no longer benefited them. As we approach our closing date of June 6th, we now realize the deal may not happenand theyre denying the verbal promises we relied on.Get everything in writing. They make a lot of verbal commitments, but if its not in the contract, they wont honor it. When confronted, they act like those conversations never *********** NOT sign a novation agreement. Thats how they protect themselves. It allows them to change or cancel the deal or transfer the contract entirelyleaving you powerless.Luckily, we saved screenshots of text messages showing the promises they madeand broke. If you want to see them or hear more, feel free to contact me. I want to help others avoid this.Please take the time to work with a real, licensed realtor who will honor written agreements and treat you with integrity. Dont fall for charm or false promises.Were still waiting to see what happens on June 6. If they follow through on the original agreement, Ill update this review. Until then, I hope our story helps protect others from making the same mistake.

    At Offer Now Idaho, we take every agreement seriously and operate with the highest standards of integrity. We understand that selling a home can be stressful, and we do our best to communicate clearly throughout the process. However, we also rely on written agreementsnot verbal conversationsto ensure all terms are mutually understood and legally binding.

    After reviewing your file, it seems your fiance rejected the cash offer presented - which is typically lower, but also represents a guarantee of sale. Instead he chose a novation agreement at a higher potential price, which is not a guarantee of sale. 


    We do take full responsibility for any miscommunications about showings and expectations there about the access required - as we did have someone within their first 3 months communicate with you. That has been identified as a training issue and has been addressed internally with our leadership team and training process. However it does not conflict with anything in the paperwork that was signed. 

    A licensed realtor did list your property - so we are confused about what you are referring to. We partner with realtors on novations to give our customers the best level of service. Unfortunately no offers were received at the listed price and after multiple price reductions.

    Regardless we can understand the pain this has caused you and have terminated the contract so you can sell it with whom you wish.

    Its interesting that every realtor we have talked to about what happened is appalled by the way Offer Now has handled their business. After they let us go of our contract, we did decide to continue to list with the realtor they used for us. She had NO IDEA that Offer Now Idaho was conducting business in that fashion, and is also appalled. The owner of the company called and said sorry. Sorry, but sorry isnt enough and definitely isnt taking accountability. Just check out the other 1 star reviews and you will see a lot of commonalities. Bottom line, do not trust this company.

    This is the realtor we parter with for all our novations. They will list and advertise your property in the exact same way we were, minus our list of thousands of other cash buyers which were not interested in this property.  


    Just to be clear - our cash offer IS a guarantee of sale, in which we are buying the property. Our novation allows the price to you to be higher and is not a guarantee of sale, just like listing with a realtor. 


    People that are seeking certainty and a guarantee of sale pick the lower priced cash offer. People that are more flexible in their timeline and situation can pick the novation (which is a risk to get the higher price).


    In this case your fiance selected the novation instead of the cash offer. Again, we are sorry to hear about your experience and how you may have been impacted. When we met with your fiance, he didn't mention you would be impacted by this sale, and we do ask to make sure that anyone who could be impacted by the sale be at the original appointment. It is a company policy.

    Had a wonderful experience with **** and *****. I couldn't believe the amount of different options they presented me with when it came to selling a house. Super grateful I ended up going with them! I've had some bad experiences in the past with "we buy houses" type of companies and Offer Now Idaho was head and shoulders above those other companies.
