    On November 1, 2024 I gave a letter to my landlord stating I am with holdirent until some repair were made that I had been asking about for 2 months. One being the heat not working for 2 months. On November 5, 2024 I returned home from work to find a maintenance guy there and property missing. AMMT has continually ignored my request to remedy the situation. I have since moved on December 7, 2024 and they are trying to collect $400+ from me and kept my $700 security deposit. As I see it, the lease was broken when their maintenance personnel stole from me.

    It's been passed 30 days since i moved out of the rental property. I have emails from them stating it will take up to 30 days before they release it and send it back. It's been passed 30 days and after calling multiple times, no one has a status of when my security deposit will be sent out. They tell me only one person can answer me but they just send me to her voicemail. I leave multiple voicemails and she refuses to call back. I sent her emails and she refuses to reply back. I'm just trying to get my security deposit back and I feel like they are withholding it and refuse to send it out or give me any information. It's been passed the 30 days and they refuse to communicate or give any information.

    As of 11/30/2024, We have moved out of your residence and will not be renewing our lease. The keys to the home were left on the microwave in the kitchen since your office was closed on the day of departure. The home has been cleaned and emptied out except for 4 items due to my husband not having help to remove them and was unable to move them on his own. My husband has reached out to the private owner since they are remodeling the home and he is aware that we are not renewing the lease. He told us to reach out to you to close out the lease.     We are writing to complain about a licensed realtor/broker in **** that we purchased properties from in July of this year. Agency: ******************************** Property Management: AMMT - also owned by ********** ***** ********** is the specific contact *********** purchased 6 properties that were represented by ********** RE During the due diligence process, AMMT (also owned by ***** **********) and ********** RE provided us current leases of the properties All leases were set to expire end of July 2024 at which time, they would be month-to-month unless a renewal was completed The plan was to increase rents once the leases ended The initial issue was ***** was trying to coerce us into a year agreement with AMMT - 3 days before closing said that buying the properties was contingent upon keeping them as PM. We have documentation through email/texts with him and his agent AMMT - specifically ***** ********** started the process of notifying tenants of the rent increases and change in ownership ***** came back and said that 2-3 tenants were seeking legal counsel because we couldn't just raise rents, which prompted us to question why they would seek legal counsel when we were within the right to do so Come to find out, ***** never visited the tenants, and they also had tenants sign renewal leases - which we never authorized, and they said the previous owners authorized. Which doesn't make any sense since the leases were signed in August/September and the sale was completed in July of 2024 Because of this, we had to fire AMMT and we cannot raise rents due to renewals being completed without our knowledge or authorization as owners So we now have the following:The properties were misrepresented to us at sale with current leases showing incorrect end dates AMMT was deceitful in turning over units and raising rents AMMT also authorized renewals of leases to tenants without any knowledge/authorization of the owners (us)

    This is absolutely incorrect.   They delayed closing on the real estate side and the current investor said we are not going to wait for the new owners to close because they were renegotiating the full closing after closing was to take place. Then after closing the new buyers wanted to raise the rents which we met with tenants multiple times.    We successfully met their obligation on raise of rents and allowing tenants to vacant if they didnt want to pay rent with full deposit returned.  They have exactly what they want as of today on vacancies and management.    It was not the management fault that they delayed closing and that they put uncertainty into the former owners mind that they werent going to close.   So at the time of lease renewals it was not owned by these people filing complaints!

    Monthly rent $635 Sept.2024 until present. AMMT Posted photos online of different aprtmnt, swapped apt# on lease. I expected unit#7. paperwork was for unit #6. AMMT claimed misprint on Ad. I was hoodwinked. Building is infested w/roachs. Intermittent spraying is insufficient to curb problem. Pest control only entered MY apt. *****. Spraying attached building/common areas doesn't fix infestation. AMMT's own maintenance, every single one l spoke w/says AMMT is scum &won't fix issues until forced, then it's bare minimum. Building owner's representative told me face2face, "we are having words w/AMMT" immediately calling his boss infront of me. Most apts in building vacant for months until recent, other apts sitting vacant, full of food, trash, perpetuating infestation & broken into! building is not safe. Bathtub painted to hide cracks &thus unusable for my small children to bathe. I set a storage tub inside bathtub to bathe kids as paint bubbled up &peeled off. tub not able to be cleaned due to paint peels traping water beneath. Ceiling in 6's bthrm &unit below's bdrm both fell, dripping w/fecal matter for two weeks while plastic crudly taped up making showering absolutely disgusting. I had to steam clean closet &bedroom carpets due to toilet water saturating very large area twice before issue mostly fixed. Due to this -lower tenant moved out& I did too. AMMT never sent electrician to finish wiring new stove which has not worked for about two months. Maintenance said they'd have it taken care of but didn't. Garbage surrounding building out of control. Tenants smoke inside building &blasts through ventilation. AMMT doesn't care. I'll be demanding to be let out of my lease due to all these multiple issues. AMMT should not be allowed to rent w/out disclosure there's a heafty ***** infestation. Last Pics of ************** egg taken May 28th, 2024! Pest control is skimpy- still activly hatchling roaches after months of spraying proves the pest control is insufficient.

    10/31/2022. Deposit fulfilled towards Ammt of $900. States in lease to have working washer and dryer. Ammt has done nothing to resolve issue of neither washer or dryer working. Ammt has been made aware several times of the issue.

    This is a multifamily unit with a shared washer and dryer.   We have been out their multiple times and have sent Blue Colllar appliances out there multiple times.  The machine will work then there is a tenant that seems to continue to put mutliple loads in it at once and it will break again.  This has been an ongoing issue and there has been over 7 different repairs, as today it is working again!

    I am rejecting this response because:  No communication was giving if washer and dryer was ever fixed. If AMMT is aware the issue keeps occurring, provide new washer and dryer and or, file complaint to specific tenant that is breaking shared appliances. Confirmed washer and dryer breaks after every use. Expected compensation for stated supposed working washer and dryer in lease given.

    Our apartment building is having issues with getting repairs made. The dryer is a big safety hazard as it almost caught fire because the dryer doesn't spin and only heats up. On May 26th, 2022 was the first time we put a request to have it fixed. They said they got it completed, August 25th the Dryer was again not working, September 13th the dryer hadn't been fixed so we put another request in for the dryer to be fixed. The dryer only worked partial times. Jan 13th, our building put another request when the dryer started to smoking and almost caused a house fire. on our meld site they have put that the vendor wasn't able to fix. our building has contacted Blue Collar appliance that AMMT had asked to fix it and they told AMMT they don't work on commercial dryers and would need to find someone else. They have yet to find someone to fix this issue. Also My floor in the bathroom is rotting, the wood is soft and wet. There is a small hole in the linoleum which has caused the water damage. The Owner has instructed AMMT to only patch the hole (which has not be completed) and not repair the wood that is wet and rotting. The city inspector requested that our pipes be dug up and that the plumbing be correct in which AMMT declined to do repairs last year 2022.

    Ammt is only aloud to do what the owners request are.  We have replaced the flooring and the tenant still is unhappy.   AMMT has sent people out to fix the dryer but we cant make the owner replace it.   Just like the floor we can only do what the owner allows us to do and fix how he wants it fixed. As you see in their email we have been there we have tried to recitfy the situation.   We have also offered solutions to the owner of the building.   He has spent of $3500 in new flooring and for this unit for tenant and still isnt to their liking.  AMMT is only the middle person and as everyone reads we have been sending the messages and following what the owners allow

    I am rejecting this response because: They have not replaced ************ in my unit ( UNIT NUMBER 4) They did do work in a separate unit downstairs which has nothing to do with my apartment on the 2nd floor . A maintenance person came over and ripped the hole bigger and never came back to fix it. They have yet to fix the flooring in MY UNIT. I will make a call to the city to make a former complaint as these repairs have not been completed. I do understand that AMMT is the middle person but they are still obligated as the property management to make sure that things are legally being done. I have attached pictures to justify that AMMT is not telling the truth. I have photos from the day I moved in to prove that the flooring is all still the same and they haven't replaced absolutely anything. I moved into this apartment in 2019 and all of the flooring is still the same. AMMT just purchased this place less than 2 years ago. I have photos of when I first moved in to prove that the flooring hasn't changed. I have attached photos of the flooring as of today, the flooring of when I sent it to the AMMT and the text messages from ***** the maintenance manager, They have not sent anyone to patch the hole.

    AMMT understand her frustration and isnt anything we take lightly however this is not the judgement call of AMMT to replace or remove when it comes to flooring, filing a city complaint ***be helpful for the tenant that her floor is soft on the small hole shown here, however BBB is not the place to place this complaint when it isn't AMMT's call to replace.    This is the call of the owner.   The owner claims floors were re done since moving in.   This would be the like saying your upset with a mechanic because ****** won't fix your car that *** have broken under ******'s warranty, the mechanic doesn't make that decision for ******, ****** does.   All the mechanic can do is report the issue and has to wait for approval.
