I have a dispute of check-out charges from my previous apartment management company I lived with, Jensen Group. After moving from the apt. at *********************************. I was charged for a paint job of the apartment totalling $105. The check-out paperwork stated "Does not appear that the tenant has made a reasonable effort to restore the dwelling unit to its condition at the commencement of the tenancy, ordinary wear and tear expected". When I moved into the apartment, it was not painted and there were several aesthetic issues, to say the least, one being the walls were marked and scarred in several rooms. After notifying the Jensen Group of this discrepancy, I was told because I put "fair" on the tenant inspection sheet, I would share the costs 50/50 of painting, and I if would have stated the walls were "poor" "a different story." It is unclear to me where, if anywhere, this criteria for rating was provided to residents. My designation of "fair" was meant to be an in between rating from very good to poor, as I understood to be a typical rating scheme. It appears to me I am being charged for the management company painting of the next residents living space or their failure to paint prior to my move-in. The walls of the apt. were left as scarred and marked as when I arrived. There was no expectation expressed that I would be required to improve the apartment beyond its original form when moving in.
