    I am rejecting this response because:
    Our last communication was December 12. So to say that you have been good about communicating is just absolutely incorrect. There is no formal payment plan presented. You basically said you were in the process of selling properties in hopes to pay us off in increments. Thats not a solid plan. We emailed you 6/1/25 and still have not heard back. We need a plan in writing with a generalized focus of how much and how often. You talk a big game on social media about things you were buying. I think you need to hold off on that before you pay your investors back. We have not seen a cent as of June 2025.

    We take this complaint very seriously and appreciate the opportunity to respond with clarity and good faith. Our business has always operated with the intent to honor all agreements made with our investors, and we respectfully request that this complaint be reconsidered for dismissal based on the following facts and our continued efforts to resolve the matter directly.
    Background:
    In April 2022, this individual partnered with our investment company under a standard private lending agreement with an anticipated return of 12% tied to a real estate project located at *********************************************. At the time, we estimated a turnaround window of 36 months, based on typical project timelines and market conditions.
    Unfortunately, real estate marketsparticularly in *********** significant volatility throughout ********. This impacted timelines, sales prices, and the liquidity needed to process investor repayments across multiple projects. Despite the delay, the home in question was indeed sold in May 2023, and partial investor repayments have been ongoing across the capital stack.
    Key Clarifications:
    The complainants capital was not ignored or misappropriated. Their investment remains fully accounted for in our records, and repayment is pending in our disbursement queue.
    Our team has made efforts to maintain communication, though we acknowledge and regret that our responses did not meet the level of transparency expected. This is an area we are actively improving.
    The investor portal showing a 404 error is the result of a third-party platform migration and is not an attempt to conceal information. We are happy to provide transaction records and updates directly upon request.
    We have never denied responsibility nor suggested that the funds would not be returned. Rather, weve been working toward liquidation of several properties to allow for full repayment. Our goal is to honor all commitments in full, not in part.
    Current Status:
    We are currently in the final stages of multiple asset exits and have prioritized repayment scheduling. We have also extended an open offer to this investor for direct communication to arrange a structured repaymenteither via lump sum or milestone disbursementbased on their preference.
    Our Request:
    We respectfully ask the BBB to consider that:
    The complainant was not misled or defrauded, but experienced a delay due to market-driven factors beyond initial projections.
    We remain in active communication and are working toward a full resolution.
    We have demonstrated a willingness to resolve this amicably, with no attempt to avoid or dismiss the obligation.

    We appreciate **** and ***** ****** sharing their concerns and fully understand their frustration regarding the delays in repayment. Our company remains committed to honoring our obligations and has never wavered from this responsibility.
    To address the points raised:
    While there have unfortunately been delays due to a highly challenging real estate market and prolonged property sales timelines, we have made every effort to keep investors informed as updates became available. We regret if any communication gaps have caused concern.
    It is important to clarify that there was no intent to avoid repayment. In fact, we have been actively working to liquidate assets and improve cash flow to satisfy outstanding obligations to all investors, including the Nelsons.
    We welcome the opportunity to formalize a repayment plan in writing to provide them with additional assurance.
    Regarding social media activity, we want to reassure the Nelsons and the BBB that any new acquisitions mentioned publicly are part of separate partnerships and do not impact funds allocated for repaying investors.
    We remain committed to resolving this matter amicably and in good faith and respectfully request that this complaint be reconsidered for removal, as it does not reflect the full scope of our efforts to resolve the situation.

    I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me. We DID email ***** on June 1 2025 and STILL have not heard back. We will try one more time and then will proceed with legal action as we see fit if no communication is made.

    We invested money with this company in 2021. We were given a promissory note which was to secure our investment against the property we invested in. We were told we would get our investment back with interest in once the property sold. We have not received any return of our investment or the interest and the property sold over two years ago. The promissory note and deed was also never filed with the appropriate agencies either. We have repeatedly asked for our investment to be returned.

    We acknowledge the challenges related to this investment and want to emphasize that we are actively working to make our investors whole. While this specific property resulted in a substantial financial loss, we are taking full responsibility by liquidating other assetsincluding rental properties and fix-and-flip projectsto cover the shortfall.
    Real estate investing inherently involves risk, and our investors understand that going in. However, despite the downturn in the market, prolonged high interest rates, and slower sales over the past two years, we are doing everything within our power to avoid passing those losses on to our investors.
    Our intention is to resolve this matter fairly and responsibly. We respectfully ask for continued patience as we work to finalize additional property sales to fulfill our obligations.

    We invested with Our Home Investments via our business, 317 Properties LLC, in November ******************* a property. The address is *****************************************************************. We were told we would get our investment back with 12% interest as soon as the property sold and that most investments were for up to one year. The property appears to have sold July 7, ******************************************************************** the interest payment back from Our Home Investments. Every time we reach out, they say that they are selling a group of homes and we will get our investment back soon. Our investment was specifically tied to the Poola property , and we were told that that was the guarantee as each investment was tied to a specific property. That property is sold. We have not got our investment back. They are saying now that we get our investment back when they sell a big block of homes Weve been reaching out for the last Year asking about when we may get our investment back and what is the status of the property and the investment and we just keep getting told soon .

We are still waiting on permits from the **** In the meantime, we are in the process of selling other properties, and we intend to use those proceeds to pay you back in full, including all interest and profit.

    The company purchased the house next to ours at ****** *********. in *********, ** on May 3, 2022 according to the Tax assessment database. When work to the house was begun the '*******" gave us his cell number if we had any problems with workers etc. to let him know. In December when landscaping the property the workers damaged our fence. When my daughter called to talk to him, he said he is no longer with the company and gave her the owners telephone number. She called to inform him of the problem with the fence. He was rude, accusatory and said to prove it was our fence and that his employees had damaged the wall/fence. The fence is a combination of cinder blocks with chain link fence on top. One of his rude questions to my daughter was "well is it a fence or a wall"? It is a combination, typical in ******. He also claimed it might be on his property, which it is not. He did a survey of the property which showed by the pegs they placed, it well within our property boundaries. There have been other complaints about his workers such as coming to cut down or trim a huge mango tree at almost dusk, not properly assuring the branches did not hit our house. They did hit our house, he was going to leave huge piles of branches in our yard until my son in law confronted him. I believe he uses unlicensed contractors to flip these houses and so far have seen no permits on any work he has done.This has been reported to the ****** of ********** twice, once in last December and again today. We are still awaiting word from them.

    Yes that work no longer work us for a long time now.  We do hire and let people go like any other company.  That employee since has parted way a long time ago.  It is not his job to repond to you when he no longer works for us.  I am sorry if a ex worker of mine changes is humber and or doens't take work calls after he left our company.  But it's not his job anymore.  as my number and info is right infront the home, so you can find me easly if needed. 

     

    All the work we are doing to our home is licensed and permted.  i am a licensed contrataor and our subs are also licensed.  Every is bonded and fully insured.  All work is fully permited and will pass builing code. 

     

    As for the wall. As i stated, it is best to get a survey to see who owns what, as i told the home owners daughter next door,  she was not the home owner and i know she may not know who owns what.  Upon us getting survy that i paid for to find out.  You can see the back wall is on our property with the fence is on our property. We have since fixed all the fence and wall around our property and add a new white vynal fence around the other ***** of the property. The process takes time to do all work to property.  the trees are so over grown, we have cut down..  We have used a licensed landscaper to cut and trim the trees on our property.  If any leaves fell into the yard i am sorry, i belive my landscaper cleaned up as much as he could, i was not there but if leaves went into your yard he may have been scard of the dogs. but the tress need to be cut.  the breachs where ready to fall.  We are alowed to trim any tree on our property, even if somone doens't like us too.  .

     

    But main thing this was not a clinet of ours,  no does she even own the home next door.  It was the nighnbors daughter who coun't get ahold of my ex worker, then she was upset because so.  All work was done was on our own persoanl property that i own.  And no of this all has to do with our company.
